Turnkey construction companies · Lead generation

Bring in enquiries for the build types and cities you serve well.

Lead generation for a turnkey construction company means attracting enquiries for build types and localities you serve well, not generic interest outside capacity. GullySales builds the pages and referral programme that bring these in, and tracks which ones turn into a site visit.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What lead generation means

Lead generation is the combined work of every channel that brings in a new enquiry, whether from search, adverts, referrals or a stall at an exhibition. GullySales runs these channels together and reports the number of enquiries each one produced, not the activity behind it.

For turnkey construction companies

Where it usually goes wrong, and what we would do.

  • “Build type targeting filters better than broad reach”

Content built around villa construction or a specific configuration attracts owners more likely to convert.

  • “Referral programmes generate high-trust leads”

A structured referral ask to past clients brings in enquiries that arrive already trusting the company.

  • “Site visit requests are the strongest signal”

An owner requesting a site visit is far more serious than one only browsing photos, and should be prioritised accordingly.

What we do

What we deliver for turnkey construction companies.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Build type and city landing pages

A page for each build type and city combination you serve, built to attract owners searching for exactly that.

Result: Enquiries arrive already matched to what you actually build.

  2. Structured referral programme for past clients

A written ask, timed to a completed handover, inviting a past client to refer a neighbour or relative.

Result: The handover conversation ends with a name and a number, not with hoping you are mentioned.

  3. Site visit request marked as the priority signal

Every enquiry marked as browsing, estimate-only or site visit requested, so the strongest signal is never missed in the pile.

Result: The team spends its time first on the owners closest to deciding.

  4. Enquiry source tracking across channels

Every enquiry logged with where it came from, whether search, a referral or an advertisement.

Result: You know which source is actually bringing in owners who build.

  5. Lead handoff checklist for the sales team

A short checklist for what marketing hands over on each enquiry, so the sales team never starts from zero.

Result: The sales team picks up an enquiry with full context, not a bare phone number.

How the result is measured

  • Enquiries generated
  • Cost per enquiry
  • Enquiries by source

Recorded as a baseline before work starts, so every later report has an honest comparison.

Where enquiries come from

Where a home or building enquiry arrives, and what to ask before you offer a site visit.

A plot owner who rings after a Maps or web search
Record the plot size, the locality, whether the title is clear and whether drawings exist. Ask when the owner hopes to start, then offer a site visit.
An architect or interior designer
Note the architect, the client and the stage of the design. These enquiries come with a drawing, so record whose drawings you will build from.
A past client's friend or relative
Record who referred and which project they saw. A visit to a finished house counts for more than any photograph, so offer one.
A home loan consultant or bank contact
Note whether the plot owner has a sanctioned loan and which stage payments it allows. Stage-wise payment is how most builds are funded, so match the estimate to it.
A plot or land dealer
Log the dealer, the plot and the buyer. Land dealers meet owners before anyone else, so keep a short list and tell each dealer what became of the introductions.
A commercial or industrial client
Write down the use, the built-up area, the approvals needed and the date the premises must open. Ask who signs the contract and how stage payments are approved.

Who it is for

This is written for these turnkey construction companies.

  • Residential turnkey construction companies
  • Villa and independent house builders
  • Commercial fit-out and turnkey contractors
  • Structural design and build firms
  • Renovation and remodelling contractors
  • Industrial shed and warehouse builders
  • Multi-project turnkey developers

Not for

It is not the right fit if.

  • Your site visit slots are already filled by earlier enquiries, so more leads would sit waiting and drift to rival builders.
  • You build in a few localities only, and a campaign that reaches the whole city would bring plots you cannot serve.
  • You have no written scope or sample contract to give an owner after the first call, so leads would reach a conversation with nothing to read.

How it works

How the lead generation work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your capacity

We ask how many enquiries your team can answer well, who answers after hours, and what a good enquiry looks like. Without this, the system fills a funnel nobody is watching.

  2. 2

    Audit current sources

We read your call log, WhatsApp chats, enquiry sheet and platform dashboards. The baseline is recorded: enquiries by source, reply time, conversion and cost per order.

  3. 3

    Strategise the channel mix

Search and maps are chosen for people ready to buy, ads for people who are not yet looking, and content and referrals for trust.

  4. 4

    Implement capture and follow-up

Pages, forms, tags, the lead record and the first-reply message are built and tested end to end. We submit test enquiries ourselves before any media money is spent.

  5. 5

    Measure and optimise

Enquiries are traced to source and judged by what became orders, not by volume alone. Channels that fill the sheet with poor enquiries are cut back. How often you are reported to is agreed in writing.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

How many enquiries should a company expect monthly?
This depends on capacity and area; we set a realistic target after we have read your brief and spoken to you.
Will the villa and city pages bring enquiries on their own?
They do, once they rank, and that takes a few months. Where you need enquiries sooner, we run paid campaigns for the same build type.
A plot owner has no drawings yet. Is that still a lead?
Yes. Qualify on the land: ownership papers, location and approvals, then budget approach and whether a loan is involved. Without drawings the first step is a site visit and a paid design stage. Record the enquiry as early stage, not as a quote.
How do we make sure architects get credit for the clients they send?
Tag the architect on the first line of the enquiry, and tell the architect when the client is met, quoted and signed. Agree in writing whether any fee is paid and when. An architect who hears nothing stops sending clients.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
