Paying guest accommodations · Hospitality

Fill every bed near the college before the semester starts, not after.

A student moving to a new city for college, or a professional starting a new job, searches for a PG close to their college or office. They check two or three photos of the room and the mess menu, then call whichever one answers first. The decision is usually made within a day or two of arriving in the city, sometimes before.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

Realistic editorial illustration of paying guest accommodations at work in India

In one paragraph

PG marketing means being the paying guest a student or new joiner finds when searching near their college or office, and trusts on rent, food and safety. PG sales turns that call into an advance paid the same day. GullySales builds the local listings, the fast reply and the vacancy tracking that keep rooms full.

Listing rooms on classifieds alone brings enquiries that go nowhere if the call is not answered before the tenant books elsewhere. A PG needs to be found for the locality and the college or office it serves. It should answer WhatsApp enquiries about rent, food and rules honestly, and keep tenants long enough that empty rooms are rare.

How buyers decide

How paying guest accommodations are chosen.

The first search names a place: 'PG near Christ University' or 'ladies PG Manyata Tech Park'. Rent comes next, then food, then whether the room is shared or single.

New arrivals rely heavily on Google reviews and PG listing platforms rather than walking the street, especially in a new city. A PG with old or few reviews is passed over even if the rooms are good.

Referrals from a current tenant to a friend joining the same college or company fill rooms faster than any advertisement. This only works if the current tenant is happy enough to make the introduction.

The problem

What usually goes wrong for paying guest accommodations.

What owners tell us on the first call, in their words.

  • “Calls from enquiry platforms are missed during the day”

A student calling between classes gets no answer, and by evening has already paid an advance at another PG.

  • “The listing photos and rent do not match reality”

A room shown with one bed online turns into a shared triple on arrival, and the tenant leaves a poor review within the first week.

  • “Move-outs are not planned for”

A room empties at the end of a semester or a job contract and sits vacant for weeks because nobody tracked when tenants were due to leave.

  • “Tenants leave mid-year over the food”

Complaints about the mess reach the owner only as a notice to vacate. Nobody asked the tenants in month two, when the cook could still have been changed.

  • “We are not ready when a parent asks about safety on the call”

A parent calls asking about security guards and warden supervision, and whoever picks up improvises an answer instead of a confident one.

What we do

What we do for paying guest accommodations.

Everything included for paying guest accommodations, and the result each part is there to produce.

  1. Institution-named property pages

A dedicated page per property naming the college, hospital or tech park it is near, with room types and rent stated plainly.

Result: A search naming that institution finds the property directly.

  2. Maps and listing platform profile management

Profiles kept current and consistent across Google Maps and PG listing platforms, where most new arrivals search first.

Result: The same rent, photos and phone number appear on every listing.

  3. Room tour and mess menu content

Real room tour videos and a published weekly mess menu, replacing staged photos and an unclear food description.

Result: A prospective tenant's first questions are answered before they call.

  4. Admission and hiring season advertising

Search and social campaigns concentrated into the weeks around college admissions and nearby hiring seasons.

Result: The ad budget is planned around the admission calendar of the college nearby.

  5. A reply routine for the front desk

Who picks up the call, who watches WhatsApp and Instagram DMs, and a card with the rent, food and house rules ready to quote on whichever channel the enquiry came in.

Result: A missed call from the evening gets a call back from a named person, and the missed ones are written down.

  6. Vacancy and enquiry tracking

A record connecting every enquiry to a property and room, alongside when each current tenant is due to move out.

Result: Every room has a notice date and a name against it.

  7. Referral and review request routine

A structured ask for a referral and a review, timed to a tenant's first month and again near move-out.

Result: Each booking records whether it came from a tenant's friend.

  8. Enquiry and vacancy report

Enquiries, bookings and vacancy days per room reported against the baseline recorded before work started.

Result: You see whether rooms are filling faster than before.

How the result is measured

  • Enquiries by property and by platform
  • Reply time on calls and WhatsApp
  • Enquiries that became a booked room
  • Vacancy days per room
  • Referrals from existing tenants

Recorded as a baseline before work starts, so every later report has an honest comparison.

Worth a page and a campaign of their own

Single occupancy rooms · AC and non-AC room plans · Food-included packages · Short-stay and monthly rooms · Co-living for working professionals · Rooms near specific colleges or tech parks

Priority campaigns

Campaigns for what paying guest accommodations most want to sell.

Each one planned around when your buyers decide, and measured against the baseline.

  • Single occupancy room campaign

Single rooms go first, so the page and search ads run only while one is actually vacant. For example, a girls' PG in Koramangala with two single rooms free in June.

Result: A tenant wanting privacy finds the room type they are searching for.

  • Food-included package campaign

A tenant comparing self-cook with food-included wants the real mess menu next to the rent. That is the content this campaign puts in front of them.

Result: A tenant weighing food arrangements sees exactly what is included.

  • Co-living for working professionals campaign

Someone relocating for a tech park job often books from another city. Content and LinkedIn outreach reach them around the hiring season, before they land.

Result: A relocating professional finds a room built for their situation.

  • Short-stay and monthly room campaign

A page and listing-platform entry for short-stay rooms, for the intern or exam candidate who needs a few weeks rather than a full semester.

Result: A short-stay enquiry finds a room built for that exact need.

  • Rooms near a specific college or tech park campaign

One page names the college or tech park and its admission or joining dates, so a search that mentions the institution lands on your property. For example, a hypothetical boys' PG near Christ University would carry the college's name, the walk to the gate and the first-year joining dates on one page, not buried in a platform listing.

Result: A new arrival searching for that institution finds the property first.

Beyond search

Where we reach buyers of paying guest accommodations, beyond Google.

Search matters, but it is rarely the only way this industry's buyers find a supplier.

  • College hostel and admissions offices

Students who did not get a hostel seat ask the hostel office where to stay. A short introduction and a one-page listing sheet go to that office to hand out.

  • Company HR and admin teams

The admin executive who is asked where a new hire can stay needs one name to give. An introduction note puts yours on that desk.

  • Student community groups for the college

Each college has student WhatsApp and social groups. We find the ones for your college and write honest listing information to share there.

  • Corporate relocation and housing desks

Larger companies near you run a housing or relocation desk that places new joiners. Your introduction goes to that desk.

  • Local shop owners near the property

The tea stall and the stationery shop are who a new arrival asks for directions. A simple referral arrangement turns them into a source of enquiries.

Who it is for

This is written for these paying guest accommodations.

  • Boys' and girls' PG accommodations near colleges
  • Co-living spaces for working professionals
  • PGs near tech parks and business hubs
  • PGs near hospitals for patients and attendants
  • Furnished single and shared-room PGs
  • Multi-property PG chains

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is reply time, a follow-up sequence, the page buyers land on or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for paying guest accommodations

  1. 1

    Assess

We look at how fast enquiries from calls, WhatsApp and listing platforms are answered, what your reviews say, and when rooms are due to fall vacant.

  2. 2

Fix the listing and the reply

Accurate photos and rent across every platform, and a reply routine so no call or WhatsApp enquiry sits unanswered overnight.

  3. 3

Build the pages that get searched

A page for each property naming the nearby college, tech park or hospital it serves, with room types and rent stated plainly.

  4. 4

Bring enquiries in before the vacancy

Local search and listing-platform visibility timed to admission and joining seasons, so enquiries arrive before a room actually empties.

  5. 5

Keep tenants and fill gaps fast

A referral ask to happy tenants, a review request after the first month, and an early alert when a tenant gives notice.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

  4. Option 4

Guidance for your own team or agency

We plan, brief and check the work of your in-house team or current agency, instead of replacing them.

FAQ

Questions paying guest accommodations ask before they call.

Not here? More answers, or ask on WhatsApp.

How is marketing for a PG different from a hotel?
A PG tenant is choosing a home for months near a specific college or office, not a night's stay. Location relative to that address and honest room photos matter more than star ratings or amenities.
Do we need to advertise or just list on platforms?
Listing platforms and local search usually bring enough enquiries if the reply is fast and the reviews are good. Ads help before admission season when demand near a college spikes.
Should we put the rent and deposit on the listing?
Yes, for each room type. Tenants filter by rent before anything else, and a listing without it gets fewer calls from the right people. State the deposit and notice period too, since those cause most disputes at move-out.
What do parents want to see before they approve a PG?
Who else stays there, the in and out timings, who is on the premises at night, how visitors are handled and what the house rules say. State only what is really in place, and ask your own adviser what the local police or the owner's association expects of a PG. Photos of the actual kitchen help more than a lobby shot.
Do we need to be on every PG listing platform?
Being on the platforms your local market actually uses matters more than being on all of them. We check which ones bring real enquiries in your locality before recommending where to list.
How do we handle a bad review from a tenant who left early?
Reply factually and briefly, and keep asking happy, longer-staying tenants for reviews so one bad one does not dominate the page. We do not recommend disputing a review publicly.
Should parents or the student be the one we market to?
Both, since a parent often researches and decides while the student lives there. Safety and rules answer the parent's question, and food and Wi-Fi answer the student's.
Does marketing work the same for a boys' PG, a girls' PG and co-living?
No, each attracts a different search and a different safety concern, so the pages and content need to be written separately for each.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
