Rental property management companies · Local SEO

Show up on the map when an owner in your area types "property manager near me".

Local SEO for a rental management company is the work on your Google Business Profile and local signals so that owners and tenants near a flat find you on the map. GullySales works on the profile, the service area and the review flow behind it.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What local SEO means

Local SEO is the work of making your business show up for searches that name your town or locality, such as a service plus an area name. GullySales sets up locality pages, local citations and map listings so nearby customers find you before a competitor across town.

For rental property management companies

Where it usually goes wrong, and what we would do.

  • “Your office is not where the work is”

The company sits in one office and manages flats across several localities. A listing tied only to the office address misses the owner searching from a flat three localities away, so the service area has to match the localities you actually cover.

  • “Owners and tenants read reviews for different reasons”

The owner reads for rent that arrived and a flat that was looked after. The tenant reads for repairs and deposit. A rating from one group tells the other little, so the review ask has to reach both.

  • “A flat is not a walk-in”

Nobody visits a management office on a whim. The map search ends in a call or a WhatsApp message, so the phone number, hours and who answers matter more than the pin on the map.

  • “Overseas owners search for a city, not a street”

An owner abroad types the city and "property management". The profile that names the city, the localities served and the NRI service is the one that matches, where a bare business name does not.

What we do

What we deliver for rental property management companies.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Business Profile set up for service areas

The profile lists the localities you manage, with the right primary service and a description of owner and tenant work.

Result: The profile names the places you actually cover.

  2. Phone and WhatsApp routed to someone who answers

The number on the listing leads to a person or a set routine for replies, including after office hours.

Result: A call from the map does not go unanswered.

  3. A review ask for owners and for tenants

Two short requests, one at the owner handover and one at move-out, each with a direct link.

Result: New reviews come from both sides of the work.

  4. Replies to complaints about repairs or deposits

A written reply to each review that deals plainly with the facts and names the next step.

Result: The reader sees the complaint answered in public.

  5. Photographs of the work

Photographs of the office, the team and the inspection checklist, with no tenants or owners shown.

Result: The profile shows people and process, not stock images.

  6. Calls and direction counts read

The listing's own counts for calls, website taps and directions, set against what they were before work began.

Result: You can see whether the profile brings enquiries.

How the result is measured

  • Map pack ranking
  • Local search visibility
  • Enquiries by locality

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the local SEO work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Audit every listing

We check the Google Business Profile and directory listings for every branch against what should actually be shown.

  2. 2

    Complete and correct

Profiles are filled in fully and inconsistent details are corrected across every directory found.

  3. 3

    Build location pages

Each branch gets a page written for its own area, not a copy of the head office page with the address changed.

  4. 4

    Set up review handling

A simple process for requesting and responding to reviews is put in place with whoever is closest to the customer.

  5. 5

    Report and adjust

Map actions and enquiries per branch are recorded, and the branches falling behind come first in the next round of work.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Can we list every locality we manage?
List the ones you serve in practice. A long list of places you rarely visit weakens the profile and invites calls you cannot take. Check the platform's current rules on service areas before changing the listing.
We work from home. Can we still have a profile?
A business without a public premises may set a service area and hide the address, subject to the platform's current rules. Read them first, because a wrong setup can get the profile suspended.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
