Property management companies · Digital marketing

Add properties faster than owners sell out from under you.

Digital marketing for a property management company has two audiences, the owner who hands over a property and the tenant who takes it. GullySales begins with the owners you already serve and the reasons others left, then builds search, listings and referrals around that.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What digital marketing means

Digital marketing is the combined work of search, social media, advertising and website channels running together rather than as separate projects with separate people. GullySales runs these as one connected system so a change in one channel, such as a new offer, is reflected everywhere at once.

For property management companies

Where it usually goes wrong, and what we would do.

  • “The best leads are owners who left someone else”

An owner unhappy with a manager is easier to win than one who has never used one. They know what to ask, and they know what went wrong. Pages about switching speak to them directly.

  • “Growth that matches the area you can serve”

Adding a locality means adding visits, vendors and a person who knows the buildings. Advertising into a place you cannot service produces complaints, not owners.

  • “Marketing for the owner and the tenant gets mixed”

One budget, one inbox and one page for both audiences means neither is answered well. Separate them before spending more.

What we do

What we deliver for property management companies.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Owner list and the reasons owners left

A record of every owner who joined or left, with the reason in the owner's own words where you have it.

Result: You see why the list changes.

  2. A page for what you manage

A page naming the types of property, the localities and what is included, so an owner knows in one minute whether you take their flat.

Result: Owners stop asking whether you cover their area.

  3. Vacancy listing standard

Photographs, description and a tenant enquiry routine for each vacancy, checked on the portals and your own page.

Result: Each vacancy is presented the same way.

  4. Broker and builder referral set-up

A list of brokers and builders with a short note about the service, and a record of what each sent.

Result: Referrals are traced to the person who sent them.

  5. NRI owner pathway

A page, a WhatsApp reply and a call routine for owners abroad, in the time zones that suit them.

Result: An owner overseas gets a reply at an hour that makes sense to them.

  6. A short list of what to leave for later

Channels held back until the basics answer well, so the budget is not spread across ten platforms.

Result: You spend on what the enquiries show is working.

How the result is measured

  • Enquiries across channels
  • Cost per enquiry overall
  • Channel mix by contribution

Recorded as a baseline before work starts, so every later report has an honest comparison.

Where to start for a manager

Start with the owners you already serve and the reasons others have left.

Owner list and exit reasons
Write down every owner who joined and left, with the reason. Patterns here guide the rest of the work and cost nothing.
Page on what you manage
Types of property, localities and what is included, in plain words. This page answers more owner questions than any advertisement.
Vacancy listings
A standard for photographs and descriptions, and one place to send the enquiry. Portal listings are tools, not the marketing plan.
Broker and builder referrals
Brokers see the owner first. Give them a short note and a prompt reply, and record what they send.
NRI owner path
A page, a WhatsApp message and a phone slot suited to the time zone. Overseas owners judge you on the first reply.
What to leave until later
Large video work, a mobile app and a broad social calendar. Add them after the owner pages, replies and reviews are working.

Who it is for

This is written for these property management companies.

  • Residential flat and apartment managers for individual owners
  • Managers of rented independent houses and villas
  • Apartment complex and gated community managers working with the committee or the RWA
  • Commercial shop, office and warehouse property managers
  • Facility managers handling common areas, housekeeping and security
  • Rental managers working for NRI and out-of-city owners
  • Builders running a management arm for their own handed-over projects
  • PG, co-living and serviced apartment operators
  • Brokerages adding a management service
  • New firms still building their first set of managed properties

Not for

It is not the right fit if.

  • You have not decided whether to manage flats, shops or society buildings, so a plan across channels would have no one buyer to aim at.
  • Your records of lost owners and signed owners do not exist, so there is nothing to measure a channel against.
  • You want one channel to carry the whole firm and will not look at the others, so a combined plan would sit unused.

How it works

How the digital marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Agree the one aim

We settle what the campaign must achieve, such as enquiries for a launch or footfall for an event, and the date it must be live.

  2. 2

    Check what is ready

We list the channels you already run, who runs them, and what each can produce in the time available. Anything that cannot be done properly is left out.

  3. 3

Write the idea and the message sheet

We draft the one-sentence idea, test it against each planned format, and fix the wording that all channels will copy.

  4. 4

Brief every channel from the same sheet

Your agency, freelancer or in-house person receives the message sheet and calendar. Their work is checked against the sheet before it goes out.

  5. 5

    Run on the shared calendar

Channels go live together. If the offer changes, every channel is changed on the same day from the same sheet.

  6. 6

    Measure as one campaign

Enquiries and orders are read against the baseline. The reporting schedule is agreed in writing with the scope.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

We manage a few buildings and want to take on more. Where does that come from?
From owners you already serve who know others, from brokers who trust your reply speed, and from search in the localities you cover. Pick two and make them answer well before adding a third.
How much should we spend to win a property?
Work it out from the fee a property earns over the time an owner stays, then set a limit well under that. We help build the sums with your own numbers. There is no standard figure that fits every firm.
Should the tenant-finding team also run the owner marketing?
Keep them separate where you can. The speed and tone differ. A tenant needs a visit slot today, while an owner needs a careful call and a written follow-up.
How do I tell whether a new owner came from marketing or from a broker?
Ask on the first call and write it down. Owners remember who mentioned you. A source field on the enquiry record settles the argument over where an owner came from.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
