Villa and plot developers · Real estate and construction

Bring plot buyers to the layout with the approval already read and a plot in mind.

A salaried buyer in Bengaluru taps three Facebook ads for 30x40 plots off Kanakapura Road late on a Tuesday. By noon the next day, three layouts have rung him.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

In one paragraph

Villa and plot developer marketing is how buyers searching for approved plots or independent homes on a particular road find your gated layout or villa project. The sales side turns that enquiry into a site visit and a registered sale deed. GullySales builds the layout pages, the weekend site visit routine and the record that follows each buyer to registration.

He asks each the same things: who approved the layout, is there a khata, and will his bank lend on it. The salesman who sends the approval order and a pin of the gate on WhatsApp gets the Sunday visit.

Plots and villas are bought slowly, and by families. The son finds the layout, the father reads the papers, and a relative who once lost money on a disputed site comes along on the visit. A villa buyer sees the model villa twice and checks the facing with the family's vastu adviser. At every one of those steps the family can drift to a cheaper unapproved layout down the road, or simply stop answering.

How buyers decide

How villa and plot developers are chosen.

Plot buyers search by road and approval before they search by developer: DTCP approved plots near Hosur, BMRDA plots on Magadi Road, villas on Sarjapur Road. A layout without a page for its own road and approving authority is missing from the searches that end in a visit.

Trust is built on paper. The buyer wants the approval order, the conversion order, the encumbrance certificate and the list of banks that have approved the layout. He asks for them on WhatsApp before agreeing to drive out. A developer who sends them unasked looks like one with nothing to hide.

The site visit wins the sale or loses it. Tarred roads, a compound wall, electricity poles, stones marking each plot and a finished model villa persuade more than any brochure. A pick-up that arrives late, a site office with nobody who can show the documents, or a gate the map cannot find sends the family home undecided.

The problem

What usually goes wrong for villa and plot developers.

What owners tell us on the first call, in their words.

  • “Our Facebook leads give wrong numbers or never pick up”

The forms fill quickly, but by the time somebody rings the next afternoon the number is switched off or the person does not remember the ad. Nobody records which ad brought the few who did answer.

  • “Buyers compare our rate with an unapproved layout next door”

A revenue layout two kilometres away sells for less per square foot. Our salesmen cannot say in one sentence what the approval, the khata and a bank loan are worth to the buyer.

  • “Families visit on Sunday and go quiet on Monday”

The visit goes well and the father likes the corner plot. Then nobody calls until the next weekend, by which time that plot has been shown to another family.

  • “Brokers claim buyers who came to us directly”

A land broker brings a family who had already filled our form. With no record of first contact, the commission argument starts on registration day.

  • “Sold, held and free plots are kept in three places”

The printed layout plan at the site office, the sheet at head office and a salesman's memory disagree, so one plot gets offered to two buyers on the same weekend.

  • “Villa buyers ask for site photos and ours are a year old”

The website shows renders and a drone shot from the launch. Buyers who have paid an advance ask on WhatsApp for a current picture of their villa, and the site engineer is the only one who has it.

What we do

What we do for villa and plot developers.

Everything included for villa and plot developers, and the result each part is there to produce.

  1. A page for each layout and villa project

The approving authority, the approval and RERA numbers, plot sizes, road widths and a layout plan showing what is still free, with a location pin of the gate.

Result: A buyer checks the layout before he rings, and rings already interested.

  2. A documents pack sent before the visit

The approval order, conversion order, encumbrance certificate and bank approval letters in one file, ready to send on WhatsApp the moment somebody asks. Your lawyer clears what may be shared first.

Result: The buyer's lawyer, or his uncle, has something to read before Sunday.

  3. A weekend site visit routine

Pick-up times, a gate pin, the name of the person meeting the family and a plot shortlist drawn from the enquiry. Afterwards, a call from the salesman who walked them round.

Result: Visits booked on Thursday reach the gate on Sunday.

  4. One plot availability register

Sold plots, plots held on token and free plots kept in one shared list that the site office, head office and brokers all read from.

Result: No plot is promised to two families on the same weekend.

  5. Search and social campaigns by road and plot size

Google search ads on approval and corridor searches, and Facebook and Instagram video shot at the layout itself, each sent to that layout's page.

Result: Spend follows buyers who name the road and the size they want.

  6. Enquiry-to-registration record

Every enquiry tagged by source and followed through visit, token, agreement and sale deed, with a reason noted when it closes.

Result: You can see which source produces registrations, not just form fills.

  7. Results against the baseline

Site visits, tokens and registrations by source, compared with the baseline taken before the work began.

Result: The next rupee goes where registrations came from.

How the result is measured

  • Enquiries by layout, source and plot size
  • Time to first call on ad and portal enquiries
  • Site visits booked and visits that reached the gate
  • Tokens paid per site visit
  • Tokens that went on to registration
  • Cost per registration by source

Recorded as a baseline before work starts, so every later report has an honest comparison.

Worth a page and a campaign of their own

Corner and east-facing plots · 30x40 and 30x50 sites · Larger 40x60 and 50x80 plots · Ready-to-move villas · Villas under construction with a model villa · Plot and construction packages · Phase two launch of an existing layout · Last remaining plots in a nearly sold layout · Resale plots in sold-out layouts

Priority campaigns

Campaigns for what villa and plot developers most want to sell.

Each one planned around when your buyers decide, and measured against the baseline.

  • Corner and east-facing plot campaign

Many buyers want a particular facing and will pay more for a corner. A page and ad set listing those plots by number, with the extra charge stated plainly, reaches them before they settle for less.

Result: Premium plots sell at their own price instead of being discounted at the end.

  • Phase two launch to phase one owners

Families who bought in the first phase hear about the next one first, with an invitation to bring a relative on the launch weekend.

Result: The launch opens with buyers who already trust the layout.

  • NRI hometown plot campaign

A page for families in the Gulf, the UK or the US buying near their home town. It covers power of attorney, payment from abroad as their bank explains it, and who can visit for them. WhatsApp replies are timed to their evening.

Result: The parent who visits for them arrives with the plot already chosen.

  • Ready villas before an auspicious date

Ready-to-move villas promoted ahead of Ugadi, Akshaya Tritiya or Dussehra, when families like to register or hold a griha pravesha.

Result: A family that wants to move in by a set date finds the villas that allow it.

  • Plot and build package campaign

For buyers who want a house rather than a plot, a page showing the plot with a choice of villa designs and your construction partner. The buyer signs two agreements and understands both.

Result: A buyer who would have left to find a builder stays with you.

Beyond search

Where we reach buyers of villa and plot developers, beyond Google.

Search matters, but it is rarely the only way this industry's buyers find a supplier.

  • Local land brokers

Brokers in the nearest town know every buyer looking along the road. A written first-contact rule, a commission sheet and a current availability list keep them showing your layout and not the one beside it.

  • Plot owners in your earlier layouts

Families who registered in your last layout are the most believable referees you have. Ask at registration and again at the khata transfer, and log every name they pass on.

  • Bank and housing finance branches

Loan officers meet buyers who want a plot loan and need an approved layout to spend it on. A layout pack with the approval and the banks that have cleared it gives them something to hand across the desk.

  • Salaried staff in nearby tech parks

A first property for many salaried buyers is a plot. A lunchtime stall or an employee offer agreed with the company's admin team reaches them where they work, a short drive from the layout.

  • Property expos and town fairs

Stall visitors leave a number and forget the stall by evening. A site visit booked at the stall, with the pick-up time fixed there and then, outlasts any brochure.

Who it is for

This is written for these villa and plot developers.

  • Plotted layout developers on city outskirts
  • Gated villa community builders
  • Villa plot projects with a build-on-plot option
  • Row house and twin villa projects
  • Managed farmland and farm plot projects
  • Landowners developing a layout through joint development
  • Township developers selling plots and villas in phases
  • Developers selling hometown plots to NRI families

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is reply time, a follow-up sequence, the page buyers land on or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for villa and plot developers

  1. 1

    Audit how enquiries become visits

We check how fast a Facebook, portal or broker enquiry gets a call, how site visits are booked, how many reach the gate, and where plot availability is kept today.

  2. 2

    Put the paperwork in front

The approval, conversion and title documents go onto each layout page and into a pack sent before the visit. Your lawyer decides first what may be shared.

  3. 3

    Fix the weekend visit

Pick-up, gate pin, a named person at the site office, a plot shortlist from the enquiry and a call afterwards. Each step written down, each with an owner.

  4. 4

Bring buyers by road and plot size

Search ads, layout video on social media, broker lists and boards on the approach road, each tagged so the site office knows which one sent the visitor.

  5. 5

Track each plot from enquiry to sale deed

One record from first call through token, agreement, loan and registration, so the sales head sees which source produces sales and which stage is losing families.

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

Engagement options

Ways to work with us.

Pick the size of commitment that fits. Every option starts with your brief and a conversation.

  1. Option 1

    The conversation on its own

A call after you send your brief. It says honestly whether you need outside help, and many fixes are ones your own team can make.

  2. Option 2

    One fix, scoped

Start with the fix that matters most, such as reply time or follow-up. The fee is in writing before anything starts.

  3. Option 3

    An ongoing programme

We run the work, report against the baseline, and you renew on the numbers. The term and the reporting are agreed in writing first.

  4. Option 4

Guidance for your own team or agency

We plan, brief and check the work of your in-house team or current agency, instead of replacing them.

FAQ

Questions villa and plot developers ask before they call.

Not here? More answers, or ask on WhatsApp.

Can we advertise plots before RERA registration comes through?
Not until your lawyer says so. Most states bring plotted and villa projects above a set size under RERA, and promoting a project that needs registration before it has one puts the project at risk. We publish approval and registration numbers only after you confirm them in writing.
Our layout is outside Karnataka. Can you still work with us?
Yes. The work runs from our office in Nagarbhavi, Bengaluru, by call, WhatsApp and shared documents, and we travel for kick-off and review sessions when they are needed. Approving bodies and land documents differ by state, so the documents page is written with your own lawyer.
How do we compete with cheaper unapproved layouts nearby?
By explaining what the approval buys. A bank loan, a clean khata or patta, and a resale buyer whose lawyer will not turn him away are all reasons to pay more. We never name or run down the other layout; the documents page makes the comparison for the buyer.
Should we show plot prices on the website?
Show a starting rate per square foot and list what it leaves out: corner and east-facing charges, registration, and the electricity and water deposits. Buyers drop layouts that hide the rate, and a rate with its extras written beside it stops a cheaper quote from looking like the same deal.
We sell villas and plots in the same project. Do they need separate campaigns?
Yes. A plot buyer may be investing and compares rates per square foot, while a villa buyer is moving in and compares finishes, the model villa and the handover date. Give each its own page, ads and follow-up, and record them as separate enquiries even when one family asks about both.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and we tell you which applies to you after we have spoken. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
To start, last month's enquiries in any format and time with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
