Villa and plot developers · Lead generation

A plot enquiry is worth something only once it ends at the layout gate.

Lead generation for a villa or plot developer is finding buyers who want a plot size or villa type you have, on a road they will drive. Then it gets them to a weekend site visit. GullySales sets up the sources, the questions asked at first contact and the record that shows which source produces tokens and registrations.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What lead generation means

Lead generation is the combined work of every channel that brings in a new enquiry, whether from search, adverts, referrals or a stall at an exhibition. GullySales runs these channels together and reports the number of enquiries each one produced, not the activity behind it.

Last updated 6 Oct 2026. Rules for this trade differ by state and professional body, and they change. We describe restrictions in general terms, so check the current position with your own council or adviser before you publish anything.

For villa and plot developers

Where it usually goes wrong, and what we would do.

  • “Volume from ad forms hides the real buyers”

A full inbox after a weekend ad feels like progress. If nobody asks the plot size, the budget and the visit day on the first call, the serious families stay buried. They sit in the same pile as people who tapped by mistake.

  • “Land brokers sell the layout next door too”

A broker in the nearest town shows a buyer three layouts in one afternoon. Whether yours is one of them depends on the availability list in his phone being current.

  • “The investor and the house builder want different things”

An investor asks about the road, the ring road plans and resale. A family who will build asks about water, the electricity connection and the nearest school. Record which one you are speaking to.

What we do

What we deliver for villa and plot developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. First-contact questions for every source

Plot size or villa type, budget band, loan or not, build now or hold, and a preferred visit day. The same questions on a call, a form or WhatsApp.

Result: A salesman knows whom to put in the Sunday pick-up car.

  2. A source tag on every enquiry

Facebook, Google, portal, broker, hoarding, newspaper insert, referral or walk-in, picked from a fixed list so the counts add up.

Result: The cost of each source can be weighed against the tokens it brought.

  3. A broker registration rule

A written rule for when a broker's client counts as his: name and number sent before the visit, valid for a set period, checked against existing enquiries.

Result: Commission disputes end before registration day.

  4. A walk-in register at the site office

Name, number, how they heard of the layout and the plots they walked past, taken from families who drive in without an appointment.

Result: Weekend walk-ins stop disappearing from the count.

  5. A referral ask at the sub-registrar's office

On registration day, when the family is happiest, a request for relatives or colleagues who are also looking, logged against the buyer who named them.

Result: Referrals become a source you can count.

  6. Enquiries traced through to registration

Each source counted at enquiry, visit, token and sale deed, against the baseline recorded before the work started.

Result: You see which source fills the pick-up car and which fills only the spreadsheet.

How the result is measured

  • Enquiries generated
  • Cost per enquiry
  • Enquiries by source

Recorded as a baseline before work starts, so every later report has an honest comparison.

Where enquiries come from

Where a villa or plot developer's enquiries come from, and what to note on the first call.

Facebook and Instagram lead form
Ring within the hour while the ad is still in mind. Note plot size, budget band and the visit day offered. Mark numbers that do not connect so the ad's real yield shows.
Property portal plot listing
The same buyer has sent the enquiry to several layouts. Reply with the approval details and a gate pin, then offer a fixed pick-up slot rather than asking when he is free.
Local land broker
Record the broker's name and the time he registered his client, before the visit. Send him the current availability list so he does not promise a plot that has gone.
Call from a hoarding or newspaper insert
Ask which board or which paper, and on which day. Write it in the source column, since an insert in a town paper and a highway hoarding reach very different buyers.
Walk-in at the layout on a weekend
Someone at the site office takes the name and number before the walk round and asks how they found the gate. Families who drove in unannounced are among the warmest you get.
Referral from a plot owner
Note who referred them and tell the owner when the family visits. Referred buyers already trust the papers, so lead the visit with plot choice rather than documents.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is reply time, a follow-up sequence, the page buyers land on or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the lead generation work runs

  1. 1

    Understand your capacity

We agree how many enquiries your sales team can actually handle well, so the system is not built to overwhelm it.

  2. 2

    Audit current sources

We check what already brings in enquiries today, even informally, before adding anything new.

  3. 3

    Strategise the channel mix

Content, search and paid channels are chosen based on where your buyers already look.

  4. 4

    Implement capture and follow-up

Pages, forms and a follow-up process are built and connected end to end.

  5. 5

    Measure and optimise

We track enquiry volume and quality and adjust the channel mix to match.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Should we buy a list of property investors?
No. A bought list of investors has been sold to every developer in the city, and the people on it never agreed to hear from you. Ringing them uses up the sales team's day and can break data protection rules, which your adviser can explain for your case.
The same buyer came through Facebook and a broker. Whose lead is it?
Whoever recorded the buyer first, under the rule you wrote down before it happened. Check the record for the number before a broker's client visits, and tell the broker at once if the family is already known to you.
What makes a plot enquiry worth a site visit?
A plot size or villa type you have, a budget that fits it, and a day agreed for the visit. An investor with no visit day is still a lead, but keep him on a separate list until he books one.
Do newspaper inserts and hoardings still bring plot buyers?
In smaller towns and among older buyers they can, but you only find out if every caller is asked where they saw you. Give each insert and each hoarding its own number or code, and count the visits from it, not the calls.
Can we advertise plots before RERA registration comes through?
Not until your lawyer says so. Most states bring plotted and villa projects above a set size under RERA, and promoting a project that needs registration before it has one puts the project at risk. We publish approval and registration numbers only after you confirm them in writing.
Our layout is outside Karnataka. Can you still work with us?
Yes. The work runs from our office in Nagarbhavi, Bengaluru, by call, WhatsApp and shared documents, and we travel for kick-off and review sessions when they are needed. Approving bodies and land documents differ by state, so the documents page is written with your own lawyer.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
