Real estate developers and brokers · Newspaper advertising

Print buys one morning, so it belongs to a launch date and not to a quarter.

Newspaper advertising for a project is one edition, one morning and a size in column centimetres, bought so a city hears a launch, a possession date or a price revision together. GullySales picks the edition your buyers live in, gets the artwork in before the release deadline, and gives that morning its own number.

The recessed front door of a newly finished house on handover day: the porch light on, a tagged key left turned in the lock, the door standing an inch off the latch so its edge shows, the protective film peeled back off the brass letterplate, a doormat still rolled on the paint-spotted step and a sheet of plastic leaning against the wall

What newspaper advertising means

Newspaper advertising is space in a named edition of a paper on a named day, priced by the column centimetre. GullySales picks the edition and language your buyers actually read, meets the release deadline, and gives the reader somewhere to go.

For real estate developers and brokers

Where it usually goes wrong, and what we would do.

  • The edition question is the locality question

A daily prints a separate edition for each district it covers, so a launch advertised against the title rather than the edition lands where nobody is shopping for a flat. Book the edition your site visit register already shows families driving in from.

  • The registration particulars need space, not a corner

What a project advertisement has to state is your legal adviser's call, and whatever they confirm takes column centimetres you have paid for. Design that block in from the first layout instead of shrinking it on release morning.

  • Sunday only works if the sales office is staffed

A launch advertisement puts a few hundred people on one number in a single day, and most of them call before noon. A line that rings out at eleven on Sunday is the family that booked at the project down the road.

  • Your channel partners will run their own numbers

Brokers advertise the same project in the classified columns under their own lines, which is how an enquiry you paid to create arrives as theirs. Agree in writing who may publish the project, at what size, and with which number on it.

What we do

What we deliver for real estate developers and brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Edition, language and day fixed from your own buyer addresses

The editions your last hundred site visits came from, matched to the morning the launch, the possession date or the revision is worth announcing.

Result: Space is bought where buyers for this project actually live.

  2. Layout built around the mandatory block

The registration wording your adviser confirms, the QR code and the site office number placed in the artwork at the size the publication prints them.

Result: Nothing important is cut at the last minute to fit the space.

  3. Release schedule worked backwards from the morning

Each insertion with its own material cut-off, so the file reaches the publication ahead of the deadline rather than an hour after it.

Result: The advertisement appears on the date the sales team is ready for.

  4. A print number that rings the site office

A phone and WhatsApp line used in this campaign only, forwarded to the sales desk and logged against the insertion it came from.

Result: A site visit can be put down to the morning that created it.

  5. Launch weekend cover for the calls

A staffing plan for that Saturday and Sunday, with agreed wording for the two questions every print caller opens with, price and possession.

Result: Nobody who called on launch morning waits until Monday.

  6. The printed page checked against the order

A copy of the page as it ran, compared with the size, position and date confirmed on the booking, and taken back to the publication when it does not match.

Result: You pay for the insertion you booked.

How the result is measured

  • Insertions published as booked
  • Enquiries traced to the print route
  • Cost per traced enquiry

Recorded as a baseline before work starts, then reported every month against it.

Not for

It is not the right fit if.

No open-ended retainer. Each step has a point in time and something you receive.

What moved, what did not, and what changes next, in plain words.

  6. 06 · Month 3 to 6

How the work runs for real estate developers and brokers

  1. 1

    Audit the enquiry funnel

We check how fast a portal or website enquiry gets a call back, how site visits are booked, and where leads from brokers and walk-ins are recorded today.

  2. 2

Build the locality and configuration pages

A page for each project by locality and configuration, with RERA details, real photographs and a clear price band, so the project appears for the exact search a buyer types.

  3. 3

    Fix the response time

A same-day callback routine and a WhatsApp reply script for the sales office, so an enquiry at any hour gets a human response before the buyer moves on.

  4. 4

    Bring in qualified visits

Portal listings, Google Ads for the locality and configuration, and a broker referral process, aimed at bookable site visits rather than form fills.

  5. 5

    Track every lead to registration

One CRM record for portal, broker and walk-in leads, so the sales head can see which channel is producing bookings, not just enquiries.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Is a newspaper advertisement still worth it for a project launch?
For one morning and one city, yes. A launch, a possession announcement or a price change needs everyone to hear it on the same day, and print still does that. For a steady flow of enquiries through the quarter, the portals and search cost far less and report properly.
How do we know the advertisement produced site visits?
Through the number printed in that insertion and nowhere else, or a code opening a page built for the launch. Calls arriving on the old office landline that week are a guess, and we report them as one. The walk-in register asks the same question, which catches the family who read it at a neighbour's house.
Do you work with individual brokers or only developers?
Both. A developer usually needs project pages and a sales CRM; an independent broker usually needs a stronger local search presence and a faster WhatsApp reply routine. The audit tells us which.
Can you help us track broker performance?
Yes. Every broker-sourced enquiry is logged against the booking it produces. You see which broker relationship is worth the commission, and which one only sends names.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
Three to six months at a time. There is no twelve-month lock, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile usually show in weeks, because the enquiries already exist. Ads show in days once follow-up is ready. SEO and content take months. The audit tells you which applies to you.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
For the audit, last month's enquiries in any format and 45 minutes with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM, and time for the monthly review.
What if we are not happy with the work?
Tell us and the plan changes. Every month is reported against the baseline, so a number that is not moving is visible to both sides. Terms run three to six months at a time, and the refund and cancellation policy sets out the rest.
