Real estate developers and brokers · Radio advertising

A spot books the Saturday site visit, and the sales office does the rest.

Radio advertising for a project buys spots in the drive-time bands on the stations your buyers listen to while sitting in the traffic the project stands in. GullySales plans the flight to end on a Friday, keeps the script to the road, the configuration and the visit, and covers the project name on search while it runs.

The recessed front door of a newly finished house on handover day: the porch light on, a tagged key left turned in the lock, the door standing an inch off the latch so its edge shows, the protective film peeled back off the brass letterplate, a doormat still rolled on the paint-spotted step and a sheet of plastic leaning against the wall

What radio advertising means

Radio advertising is a spot, a mention or a sponsorship on a station your buyers listen to on the way to work. GullySales plans the station, band and frequency, and runs search on your own name during the flight so the listener who looks you up afterwards finds you.

For real estate developers and brokers

Where it usually goes wrong, and what we would do.

  • Nobody buys a flat from the car

The only thing a spot can ask for is a Saturday or Sunday slot at the sales office. A flight that finishes on Friday evening is worth more than the same money dribbled across a fortnight.

  • The listener is sitting in the traffic you are describing

A spot that names the junction, the tech park and the drive time works because the person hearing it is on that road at that hour. The project name means nothing to them yet, but the road does.

  • Registration particulars cost you seconds, not centimetres

A property advertisement carries whatever registration details your legal adviser confirms, and read aloud those can take a third of a thirty-second spot. Decide the spot length around that instead of finding out in the studio.

  • The name they search on Sunday belongs to a portal

A listener hears the project at a signal and types it into Google two days later. Without cover on that name, the first results are portal listings selling the same flat through five brokers.

What we do

What we deliver for real estate developers and brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Station, language and band chosen by corridor

Which stations your buyers listen to on the road the project sits on, and which drive-time bands that road is jammed in, settled before any package is quoted.

Result: Spend sits inside the hours your buyer is in the car.

  2. Flight dated to the weekends the site is staffed

A day by day schedule running Wednesday to Friday ahead of each weekend the sales team is on site, rather than spots scattered across four weeks.

Result: Calls land when somebody can fix a visit for Saturday.

  3. Script cleared with your legal adviser before the studio

The wording, the registration details and any price claim signed off before recording, because audio already on air cannot be corrected the way a portal listing can.

Result: Nothing airs that has to be pulled two days later.

  4. One line for the pre-sales desk, tagged at source

A number used on air and nowhere else, answered by pre-sales with the source written against every call, kept out of the portal lead pool.

Result: Radio enquiries stop being filed as portal leads.

  5. Cover on the project name while the flight runs

Search ads on the project, the builder and the locality through the flight weeks, so the listener who looks it up reaches your own page ahead of the listings.

Result: The enquiry your spot created comes to your desk.

  6. Transmission report read against the schedule

The station's proof of broadcast checked spot by spot against the band that was booked, with any shortfall raised while the flight is still on air.

Result: You pay for spots that ran where they were sold to you.

  7. Site visits counted against the flight weeks

Visits booked from the on-air line, walk-ins at the sales office and bookings that follow, read each month against the baseline taken before the campaign.

Result: The flight is judged on visits, not on how many spots aired.

How the result is measured

  • Spots aired against spots booked
  • Branded search volume during the flight
  • Calls quoting the on-air number

Recorded as a baseline before work starts, then reported every month against it.

Not for

It is not the right fit if.

  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first monthly report.

No open-ended retainer. Each step has a point in time and something you receive.

  1. 01 · Day 1

    Free audit call

45 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. 02 · Within a few working days

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope and fee come with it, in writing.

  3. 03 · Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later month has an honest comparison.

  4. 04 · Month 1

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. 05 · Every month

    Report against the baseline

What moved, what did not, and what changes next, in plain words.

  6. 06 · Month 3 to 6

    Renew on the numbers

The term ends and you decide whether to continue from the results. No twelve-month lock.

How the work runs for real estate developers and brokers

  1. 1

    Audit the enquiry funnel

We check how fast a portal or website enquiry gets a call back, how site visits are booked, and where leads from brokers and walk-ins are recorded today.

  2. 2

Build the locality and configuration pages

A page for each project by locality and configuration, with RERA details, real photographs and a clear price band, so the project appears for the exact search a buyer types.

  3. 3

    Fix the response time

A same-day callback routine and a WhatsApp reply script for the sales office, so an enquiry at any hour gets a human response before the buyer moves on.

  4. 4

    Bring in qualified visits

Portal listings, Google Ads for the locality and configuration, and a broker referral process, aimed at bookable site visits rather than form fills.

  5. 5

    Track every lead to registration

One CRM record for portal, broker and walk-in leads, so the sales head can see which channel is producing bookings, not just enquiries.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Does radio actually sell flats?
It fills the site visit calendar and the sales office closes from there. Thirty seconds cannot carry a floor plan or a payment schedule, so judge a flight on visits booked in those weeks rather than on bookings. For a launch weekend that is exactly the job.
One station for four weeks, or four stations for one?
One station, four weeks. The same commuter has to hear a project name several times before it lodges, and splitting a launch budget across every station in the city buys one hearing each. We would rather drop a station than thin the schedule.
Do you work with individual brokers or only developers?
Both. A developer usually needs project pages and a sales CRM; an independent broker usually needs a stronger local search presence and a faster WhatsApp reply routine. The audit tells us which.
Can you help us track broker performance?
Yes. Every broker-sourced enquiry is logged against the booking it produces. You see which broker relationship is worth the commission, and which one only sends names.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
Three to six months at a time. There is no twelve-month lock, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile usually show in weeks, because the enquiries already exist. Ads show in days once follow-up is ready. SEO and content take months. The audit tells you which applies to you.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
For the audit, last month's enquiries in any format and 45 minutes with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM, and time for the monthly review.
What if we are not happy with the work?
Tell us and the plan changes. Every month is reported against the baseline, so a number that is not moving is visible to both sides. Terms run three to six months at a time, and the refund and cancellation policy sets out the rest.
