Do our auction notices count as advertising?
No. They are a legal publication, and the wording, editions and languages are your legal team's decision. What they are not is a way to find buyers, since nobody opens the notice column looking for a flat. A separate display advertisement carrying the property list is a different buy, and that one is marketing.
Can a printed advertisement quote an interest rate?
Only with your compliance team's sign-off, the validity dates and whatever disclosure they attach to it. The difficulty is that print cannot be corrected, so a rate that changes the following week is still lying on somebody's table. For rate-led messages a landing page behind the advertisement is easier to keep accurate.
How soon would we see more enquiries?
Fixing reply time and each branch's Google Business Profile shows in weeks, because the searches are already happening. Ranking a home loan page for a town and building a stronger review base takes several months.
Do we need to advertise?
Most branches benefit first from a faster reply and a complete profile, which cost nothing in media. Advertising helps for a specific product, such as a personal loan push before a festive season, where search demand is real.
