Post the visit, not the logo: show an absent owner what care looks like.

Social media marketing for a property maintenance company is the use of posts and groups to show absent owners and landlords how a visit is done and reported. GullySales works on what to post, where owners gather and how a comment becomes a conversation.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What social media means

Social media is the ongoing posting your business does on platforms such as Instagram, Facebook and LinkedIn to stay visible to customers and prospects between purchases. GullySales plans a posting calendar, writes captions and designs the images so the page looks active and answers what a visitor would ask.

For property maintenance companies

Where it usually goes wrong, and what we would do.

  • “An owner abroad is checking you out from a phone”

They scroll your page late at night to see if the company is real. A feed of festival greetings tells them nothing, while a redacted visit with dated photographs tells them how the next one will go.

  • “Photographs of other people's homes need permission”

The temptation is to post a striking before and after. Without written consent from the owner and with identifying details left in view, the post harms the trust you are trying to build.

  • “The useful groups are not your own page”

NRI forums, alumni pages and society groups hold the owners you want. A comment that answers a question there carries more weight than a post on a page with few followers.

  • “Comments and messages are the enquiry”

A person who asks what a visit costs in a comment is a lead. If the reply is a link to a general page, the thread dies, and the conversation should move to a private message.

What we do

What we deliver for property maintenance companies.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A posting plan built on visits

A set of post types: a redacted visit report, a checklist, a before-the-rains reminder and a handover walk-through.

Result: Each post type has a template your team can fill.

  2. A consent note for client photographs

A short written form for owners agreeing to a photograph, stating what is shown and what is hidden.

Result: No photograph is posted without a signed note on file.

  3. A list of groups worth joining

The forums, alumni pages and society groups where absent owners ask questions, with the rules each one sets for company posts.

Result: You hold a named list with each group's rules.

  4. Reply wording for comments and messages

Short answers to the questions owners ask, such as who holds the keys and what is approved first.

Result: Every common question has a standard reply.

  5. A move from comment to private message

A line that invites the owner to continue on WhatsApp, with the enquiry noted in your record.

Result: Each social enquiry shows up in the enquiry sheet.

How the result is measured

  • Posts published
  • Engagement rate
  • Enquiries from social profiles

Recorded as a baseline before work starts, so every later report has an honest comparison.

Who it is for

This is written for these property maintenance companies.

  • Caretaking firms for NRI-owned flats and villas
  • Rental flat upkeep and tenant handover specialists
  • Plot and vacant land caretakers
  • Farmhouse and weekend home upkeep companies
  • Property managers for landlords with several flats
  • Repairs and renovation coordinators for absentee owners
  • Companies handling society paperwork and utility bills for owners
  • Pre-sale and pre-rental refresh specialists

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

The numbers this work is meant to move, such as enquiries, quotations, orders, visits or renewals, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is a reply, a follow-up, a page, a listing or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the social media work runs

  1. 1

    Understand your audience and platforms

We identify which platforms your specific buyers actually use and what kind of content they respond to.

  2. 2

    Audit current presence

We review existing pages, past content performance and any gaps in consistency.

  3. 3

    Build the content calendar

A plan is created, balancing genuine value with occasional direct offers.

  4. 4

    Implement and post

Content is created and published consistently on the agreed schedule.

  5. 5

    Measure and optimise

We track enquiries alongside engagement and adjust the content mix based on what actually performs.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Which platform matters most?
The one where your owners already talk. For some NRI owners that is a community group on Facebook or a WhatsApp circle, and for landlords it may be a local group. Check each platform's current rules for business posts.
Can we show a client's flat?
Only with written permission, and with the address, name and any identifying marks removed. If the owner hesitates, show the checklist and leave the home out.
Do we need to post every day?
No. A smaller number of posts that show real visits does more than a crowded schedule of greetings.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
