Paying guest accommodations · Lead generation

Get enquiries for the empty bed before the semester list is published.

Lead generation for a paying guest accommodation is the work of putting your rooms in front of students and new joiners who have a college, hospital or tech park address and no bed yet. GullySales works on the pages, listings and enquiry routes that bring those people to a named person who can quote a room.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

Realistic editorial illustration of paying guest accommodations at work in India

What lead generation means

Lead generation is the combined work of every channel that brings in a new enquiry, whether from search, adverts, referrals or a stall at an exhibition. GullySales runs these channels together and reports the number of enquiries each one produced, not the activity behind it.

For paying guest accommodations

Where it usually goes wrong, and what we would do.

  • “The search names a gate, not a city”

A first-year does not search for a PG in Bengaluru. They search for the one near a particular college gate, and a listing that never mentions the institution is invisible to that search. Leads start with the landmark the tenant already has in mind.

  • “Demand arrives in a pile and then disappears”

When admission lists or joining letters go out, enquiries land on the same afternoon, and a lead waiting for a callback is booked elsewhere. Lead generation for a PG is timed to those dates, with the room and rent ready to quote before the pile arrives.

  • “The parent makes the enquiry and the student closes it”

A parent in another city asks about safety, food and timings, while the student only picks between two shortlisted rooms. A lead source that reaches only the student misses the person who decides whether the shortlist exists.

  • “Platform leads are rented, not owned”

Enquiries from listing platforms carry the platform's name and vanish if the listing is pulled. A PG also needs enquiries that reach its own number and page, so a change in a platform's rules does not empty the rooms.

What we do

What we deliver for paying guest accommodations.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A property page named for the institution

One page per property that names the college, hospital or tech park beside it, the walk to the gate, the room types and the rent for each.

Result: A search naming that institution can land on your page.

  2. An enquiry form and chat button

A short form and a chat button asking only for name, college or office, move-in date and room type, so the person replying knows what to quote.

Result: Every enquiry arrives with the details needed to reply.

  3. A season calendar for each property

The admission, results and joining dates of the colleges and companies nearby, with pages and ads planned against them.

Result: You can say which weeks the spend is for.

  4. An information sheet for parents

A single page covering who stays, timings, night staffing and visitor rules, written only from what is really in place.

Result: A parent's safety questions are answered before the call.

  5. Source tags on every route in

Each listing, ad, QR poster and referral link carries its own tag, so every enquiry is recorded against where it came from.

Result: You can see which source filled which room.

  6. A referral ask to current tenants

A message inviting settled tenants to pass your contact to a friend joining the same college or office.

Result: Introductions from tenants are counted separately.

How the result is measured

  • Enquiries generated
  • Cost per enquiry
  • Enquiries by source

Recorded as a baseline before work starts, so every later report has an honest comparison.

What to capture or send

An enquiry for a bed is worth a few fields recorded at once, because the same afternoon may bring ten.

Name of the college or workplace
Asked on the first reply. It tells you which property page and which rent to send, and which institution brings your residents.
Move-in date and length of stay
A semester, a year or a few weeks. Separates the exam candidate from the first-year and decides which room to show.
Single or shared room
The occupant's choice, recorded with the budget they named. It stops you showing rooms that are out of reach.
Who is asking and who will pay
The student, a parent in another city or an employer. Record both names so the advance conversation goes to the person who decides.
Diet and special needs
Vegetarian, Jain or a medical note the occupant volunteers. Lets the mess manager answer before the visit, not after the advance.
Source of the enquiry
Maps, a listing platform, a poster at the gate or a current resident. Shows which source brings people who pay an advance.

Who it is for

This is written for these paying guest accommodations.

  • Boys' and girls' PG accommodations near colleges
  • Co-living spaces for working professionals
  • PGs near tech parks and business hubs
  • PGs near hospitals for patients and attendants
  • Furnished single and shared-room PGs
  • Multi-property PG chains

Not for

It is not the right fit if.

  • No one is free to reply to a new enquiry during the day, and a lead that waits goes to the next PG.
  • Every bed is let for the year and a waiting list is already long, so more enquiries would only be turned away.
  • The rent and rules are not fixed, and the first reply would have to quote something the owner may change.

How it works

How the lead generation work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your capacity

We ask how many enquiries your team can answer well, who answers after hours, and what a good enquiry looks like. Without this, the system fills a funnel nobody is watching.

  2. 2

    Audit current sources

We read your call log, WhatsApp chats, enquiry sheet and platform dashboards. The baseline is recorded: enquiries by source, reply time, conversion and cost per order.

  3. 3

    Strategise the channel mix

Search and maps are chosen for people ready to buy, ads for people who are not yet looking, and content and referrals for trust.

  4. 4

    Implement capture and follow-up

Pages, forms, tags, the lead record and the first-reply message are built and tested end to end. We submit test enquiries ourselves before any media money is spent.

  5. 5

    Measure and optimise

Enquiries are traced to source and judged by what became orders, not by volume alone. Channels that fill the sheet with poor enquiries are cut back. How often you are reported to is agreed in writing.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Should we run ads or rely on listing platforms?
Run the platform listings and local search first, since tenants already look there. Add ads around admission and joining dates, when searches naming the college rise, and pause them when the beds are full.
How do we know which source filled a room?
Ask every enquirer how they found you and record the answer against the property and room, then compare it with the tags on links and posters. A room filled by a hostel-office referral reads differently from one filled by search.
Is a poster outside the college gate lead generation?
Yes, when it carries a number or QR code that is answered and tagged. A poster with a general number tells you nothing; one with its own link shows whether the gate or the campus groups send the enquiries.
Is a poster outside the college gate worth keeping?
Keep it, but add a way to record where the call came from. A poster near the gate reaches people at the moment they search, and a QR code that opens a chat shows how many came from it. Check the college and local rules before putting it up.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
