Paying guest accommodations · Pay per click advertising

Bid for the room search happening this week, not the whole city all year.

PPC advertising for a PG means bidding on searches for a room near a named college or tech park. This is timed to the weeks new arrivals are actually looking, rather than a flat city-wide campaign. GullySales times the spend to admission and hiring dates and tracks which ad filled which room.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

Realistic editorial illustration of paying guest accommodations at work in India

What pay per click advertising means

Pay per click advertising (PPC) is paying a fee each time someone clicks your advert on Google or another platform. It puts you at the top of a search page immediately, instead of waiting for ranking to build. GullySales sets the targeting, writes the ad text and checks spend against enquiries received.

For paying guest accommodations

Where it usually goes wrong, and what we would do.

  • “Bid on the college or tech park name, not just PG”

A search for a PG near a named institution converts far better than a generic PG in city search, and costs less because fewer PGs bid on it.

  • “Spend follows the vacancy, not a fixed monthly budget”

A property with rooms to fill this month gets the spend; a full property is paused, so money is not spent advertising rooms that do not exist.

  • “Landing on availability, not a homepage”

An ad click should land on the specific property's room types and current rent, not a homepage the visitor has to search through while comparing three other PGs.

What we do

What we deliver for paying guest accommodations.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Institution-named search campaigns

Ad campaigns bidding on the exact college, tech park or hospital name a property serves, not a generic PG search.

Result: A search that already names the institution brings a stronger, cheaper enquiry.

  2. A vacancy-linked spend rule

A rule pausing ad spend once a property is full and increasing it on one with empty rooms.

Result: Money is never spent advertising a room that does not exist.

  3. Property-specific availability landing page

A landing page showing the exact property's room types and current rent, not a general homepage.

Result: A person who clicks the ad sees availability at once, without comparing pages.

  4. Ad click to booking tracking

Tracking that follows an ad click through the enquiry to a signed booking, not just the click.

Result: You see which ad spend actually produced a tenant, not just a click.

How the result is measured

  • Cost per click
  • Cost per enquiry
  • Enquiries from paid search

Recorded as a baseline before work starts, so every later report has an honest comparison.

Searches to bid on and block

The searches from a student or new joiner looking for a room, and the ones that bring only a hotel stay.

PG near a college or tech park, by name
Bid. A student types the college name and PG. Put the walking distance and the occupancy type in the advert, and write the name of the college or park exactly as people say it.
Girls PG or boys PG near me, with food
Bid, in a separate ad group for each. Parents check food and safety first. Say the meals and security arrangements in the advert, so a mismatched buyer does not click.
Hotel, lodge, rooms for a night and daily stay
Block. Add hotel, lodge, night, daily, couple, oyo and booking as negatives, since these people want a night's stay, not a month's room.
Rent a flat, 1 BHK, house for rent and roommate
Block unless you list flats. Flat hunters click PG adverts out of curiosity. Add flat, 1 bhk, house, apartment, roommate and rent as negatives.
Where the click lands
Send it to the page for that property with the vacant beds, photos of the room and kitchen, the deposit rule and a button to message you. A homepage hides the one fact a parent needs.
Counting a real enquiry
Count a call or message that asks about a vacancy or a visit date, and a visit that happened. Log which one took the bed and whether it came from an ad, a listing or a friend.

Who it is for

This is written for these paying guest accommodations.

  • Boys' and girls' PG accommodations near colleges
  • Co-living spaces for working professionals
  • PGs near tech parks and business hubs
  • PGs near hospitals for patients and attendants
  • Furnished single and shared-room PGs
  • Multi-property PG chains

Not for

It is not the right fit if.

  • You have no way to see which advertisement brought which resident, so spend could not be judged.
  • The landing page does not show rent, vacancy or a way to book a visit, and paid visitors would leave at once.
  • Every bed is let and the next vacancy is months away, so the advertisement would pay for enquiries you cannot offer a room to.

How it works

How the pay per click advertising work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Agree the whole budget

We fix the total paid budget across platforms, who owns each ad account, and how much is open to moving.

  2. 2

    Audit tracking and accounts

We check that conversions fire once, that calls and WhatsApp chats are counted, and that your enquiry sheet matches what the platforms say.

  3. 3

    Set one definition of success

You and we agree what a qualified enquiry is and what an order is, so every platform is judged the same way.

  4. 4

    Build and launch the plan

Campaigns are structured across platforms with shared naming and tags from day one.

  5. 5

Read search terms and lead quality

We review the queries that triggered ads and the enquiries that arrived, and remove waste before moving money.

  6. 6

    Reallocate and report

Budget moves toward what is earning, within agreed limits. Results are reported against the baseline, at the frequency agreed in writing.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Is PPC worth it for a single-property PG?
Yes around admission and hiring season spikes, when a short burst of spend can fill rooms faster than waiting for organic search or referrals.
How do we know an ad actually filled a room?
We track the enquiry from the ad click through to a signed booking, not just the click, and report which ads produced tenants.
Should we switch adverts off when every bed is taken?
Yes. Pause the campaign for a property with no vacancy and turn it on again when a notice period starts. A click on a full PG costs the same as one that fills a bed, and it leaves the visitor with a poor view of you.
Should the advert show rent and deposit?
Showing a starting rent filters out people who cannot pay and saves your phone. If the rent varies by room, state a range as it stands today, and say what the deposit covers. Keep it current, since an old price breeds argument at the door.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
