Paying guest accommodations · Social media

Show the room, the food and the neighbourhood before a stranger has to ask.

Social media marketing for a PG means posting real room tours, mess menus and neighbourhood walks where new arrivals actually browse before choosing, rather than stock interior photos. GullySales plans this content around admission and hiring seasons and answers enquiries where they land, on Instagram and WhatsApp.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

Realistic editorial illustration of paying guest accommodations at work in India

What social media means

Social media is the ongoing posting your business does on platforms such as Instagram, Facebook and LinkedIn to stay visible to customers and prospects between purchases. GullySales plans a posting calendar, writes captions and designs the images so the page looks active and answers what a visitor would ask.

For paying guest accommodations

Where it usually goes wrong, and what we would do.

  • “Room tours over staged photography”

A short video walking through an actual room, the shared bathroom and the common area answers more questions than a wide-angle staged photo ever could.

  • “The weekly mess menu posted like clockwork”

Food is one of the first questions a new tenant asks, and a property that posts its actual weekly menu removes the doubt before the call even happens.

  • “Comments and DMs answered same day”

A prospective tenant commenting to ask about a vacancy who gets no reply for two days has usually already booked elsewhere by the time someone responds.

What we do

What we deliver for paying guest accommodations.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Real room tour video series

Short videos walking through an actual room, shared bathroom and common area, replacing staged wide-angle photos.

Result: A viewer gets honest answers a staged photo cannot give.

  2. A weekly mess menu post

The actual weekly food menu posted on a fixed schedule.

Result: A prospective tenant's first question about food is answered before they ask.

  3. Same-day comment and DM reply routine

A routine so a vacancy question in the comments or DMs gets a same-day reply.

Result: A prospective tenant hears back before booking elsewhere.

  4. Admission and hiring season content push

A content schedule concentrated around the seasons when new arrivals are actively searching.

Result: Posts reach the audience exactly when they are deciding.

How the result is measured

  • Posts published
  • Engagement rate
  • Enquiries from social profiles

Recorded as a baseline before work starts, so every later report has an honest comparison.

Platform for this buyer

Where students and new joiners look for a room, and what a PG should post.

Instagram reels of the room and the street
Walk from the gate to the room, showing the cot, cupboard, bathroom and the spot where Wi-Fi works, then the walk to the college or office. Close with one action: message for a visit.
WhatsApp Status and college groups
Post a vacant bed with the room type and the date it is free, and remove the post once it fills. Ask a current resident to share it with their batch.
Google Business Profile photographs
Add photographs of the room, the mess and the common area, and a post summarising the house rules. Parents searching for a PG near a college look at the photographs before the rent.
YouTube for parents
Show the warden or owner explaining visitor rules, gate time, the mess and security arrangements. A parent in another city watches this before agreeing to pay an advance.
What not to post
Do not show a resident's face, name or room without consent, and do not post a girls' PG's bed layout or camera positions. Safety details belong in a call with the parent.

Who it is for

This is written for these paying guest accommodations.

  • Boys' and girls' PG accommodations near colleges
  • Co-living spaces for working professionals
  • PGs near tech parks and business hubs
  • PGs near hospitals for patients and attendants
  • Furnished single and shared-room PGs
  • Multi-property PG chains

Not for

It is not the right fit if.

  • Nobody will answer comments and messages on the day they arrive, so interest from a post would go cold.
  • Residents have not agreed to be filmed and the building has no corner that can be shown safely.
  • You want a large following, but the only measure that matters is a paid advance and the posts cannot be linked to one.

How it works

How the social media work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Confirm audience, platforms and access

We note which platforms your buyers use and check that the pages sit under your own business accounts, with you as owner and us as added roles.

  2. 2

    Review the current presence

We read the existing pages, the posts that drew replies and the gaps in posting.

  3. 3

    Build the calendar

Themes, formats and dates are set out for your approval, with space for offers and news.

  4. 4

    Create, approve and publish

Posts are made, approved by you and scheduled. Replies to the public are handled in your voice.

  5. 5

    Record enquiries and adjust

Enquiries are logged against the post or platform where they began, and the mix changes to follow what brings them.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Which platform works best for PGs?
Instagram for room tours and reels that reach students, and Google Business Profile posts for the search-driven enquiries that convert faster.
Do we need a big following?
No. A small, locally relevant following that sees your posts when searching the area matters more than broad reach.
Can we use a resident's video as a testimonial?
Yes, with written consent from the resident, or the parent if the resident is a minor. Ask after they have settled in, not as they leave over a dispute. Keep room numbers and routines out of frame, and take it down if they ask later.
Who should reply to messages when the owner is busy?
Name one person, such as a warden or manager, and give them the room availability sheet so they can answer without asking you. A student who gets no answer moves to the next listing. Agree what they may promise: price, deposit and move-in date stay the owner's call.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.

Your next practical step

Tell us what you are trying to grow, and we will read it before we call.

Eight short steps, mostly taps. Skip anything you would rather answer on the call.
