Paying guest accommodations · Influencer marketing

Let a current tenant's video do the convincing for the next batch of new arrivals.

Influencer marketing for a PG means a current tenant or a local student creator showing a real room tour, the food and the neighbourhood. A new arrival trusts another student's video over a listing photo. GullySales finds and briefs these voices around admission and hiring seasons.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What influencer marketing means

Influencer marketing means paying or partnering with local personalities and creators to talk about your business to their own audience. It works well where trust is built by a familiar face rather than an advert. GullySales finds creators whose audience matches your buyers and manages the brief and payment terms.

For paying guest accommodations

Where it usually goes wrong, and what we would do.

  • “A current tenant, not a paid outsider”

A room tour filmed by someone who actually lives in the PG answers questions a stranger's review cannot, such as how loud the street is at night.

  • “Timed to the batch that is about to move”

A video posted two months before a college's admission results or a company's joining date reaches students while they are actively searching for a room.

  • “The neighbourhood matters as much as the room”

A short walk to the college gate, the nearest mess and the nearest metro station shown on camera answers the practical question a listing photo cannot.

What we do

What we deliver for paying guest accommodations.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Current-tenant room tour brief

A brief for a real tenant to film an honest room, food and neighbourhood tour, agreed with a small gesture rather than a cash fee.

Result: A new arrival sees a room tour they can trust over a listing photo.

  2. Season-timed posting plan

A schedule posting tenant videos two months ahead of admission results or a company's joining dates.

Result: The video reaches students while they are actively searching for a room.

  3. Local student creator backup list

A shortlist of local student creators to approach whenever no current tenant is willing to film.

Result: The property still gets an honest walkthrough without a willing tenant.

  4. Neighbourhood walk content brief

A brief covering the walk to the college gate, the nearest mess and the nearest metro station on camera.

Result: A viewer gets the practical distance answer a listing photo cannot give.

How the result is measured

  • Reach per creator
  • Engagement rate
  • Enquiries traced to a creator

Recorded as a baseline before work starts, so every later report has an honest comparison.

Who to work with

Choose a resident or a local student whose room tour a new arrival would trust.

A current resident
Ask a tenant who is already happy to film the room, the cupboard, the washroom and the dining hall. Ask early in the stay, when they still like the place.
A student creator nearby
A student who makes campus or city content near your college or tech park reaches the people choosing where to stay. Check their last posts for the same college or office area.
The brief for a real day
Film the room at the hour the tenant would use it: morning water, Wi-Fi in the evening, a plate of dinner. Show the lock on the door and the route from the gate.
Other tenants and safety
Ask every other tenant before they appear. At a girls' PG, keep gate details, locks, CCTV positions and the address out of frame, and show safety only in general terms.
Rent, deposit and rules stated
State the rent, deposit and notice terms in the caption exactly as you quote them on the phone. A viewer who arrives to a different number will not rent.
Who not to use
Skip a creator whose followers live in another city or are not students. A wide audience far away fills no beds.

Who it is for

This is written for these paying guest accommodations.

  • Boys' and girls' PG accommodations near colleges
  • Co-living spaces for working professionals
  • PGs near tech parks and business hubs
  • PGs near hospitals for patients and attendants
  • Furnished single and shared-room PGs
  • Multi-property PG chains

Not for

It is not the right fit if.

  • No current resident is willing to appear on camera, and a creator who has never stayed would describe rooms they have not seen.
  • The rooms, Wi-Fi or meals do not yet match what you describe, and a video would draw out the gap in public.
  • The property is a girls' hostel where residents' privacy and safety rule out filming inside the building.

How it works

How the influencer marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

Define who needs to see it

We settle the buyer, the city and the language first. That decides which creators are worth approaching at all.

  2. 2

    Audit the creators

We ask for audience screenshots from the creator's own account, read the comments, and look at earlier sponsored posts to see how the audience reacted.

  3. 3

    Agree terms and brief

Fee, instalments, dates, exclusivity and paid-media rights go into one written agreement before any filming. The brief carries facts and limits, not a script.

  4. 4

    Review the draft

We check prices, claims and disclosure on the draft. Edits are about accuracy, not about changing the creator's style.

  5. 5

    Publish and trace

Posts go live on the agreed dates. Enquiries are matched to each creator's code or link and reported against the fee paid, in the format agreed in writing.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Do we need to pay tenants for this?
A rent discount or a small gesture works better than a cash fee, and keeps the video looking like a genuine tenant recommendation rather than an advertisement.
What if we have no current tenants willing to do this?
A local student creator who is not a tenant can do an honest walkthrough instead, briefed to cover the same practical questions.
What if the tenant leaves and wants the video taken down?
Agree on this before filming. Put in a short written note that the tenant may ask for removal, and that you will take it down from your channels within a reasonable time. Keep their consent and your note on file.
What if a creator overstates our facilities, like Wi-Fi or meals?
Ask for the post to be corrected the same day, because a new tenant who finds the difference will complain publicly. Write down the facts you can stand behind, such as meal times, backup power and room type, and share them in the brief.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
