Paying guest accommodations · Sales coaching

Give the warden or manager a script for the rent and rules conversation.

Sales coaching for a PG trains the person answering enquiry calls, usually a warden or manager, on questions about rent, food, rules and safety. These questions often decide a booking within one conversation. GullySales writes the script and reviews real calls with your team so the same person converts more enquiries into move-ins.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What sales coaching means

Sales coaching is ongoing, one-to-one feedback on a specific salesperson's calls and deals. It differs from training because it continues after the session and is aimed at one person at a time. GullySales listens to real calls and reviews live deals to coach on what actually happened, not a hypothetical.

For paying guest accommodations

Where it usually goes wrong, and what we would do.

  • “The rent conversation needs a figure and a reason”

A caller comparing three PGs asks about rent early, and the script gives a clear figure with what it includes, rather than a defensive answer that sounds negotiable.

  • “Parents ask different questions from the tenant”

A parent on the call asks about security and warden supervision; the coaching gives the manager two different scripts for the same room enquiry.

  • “A visit booking beats a phone quote”

The script moves every serious enquiry toward a room visit within 48 hours. A caller who sees the room in person is far more likely to book than one comparing quotes over the phone.

What we do

What we deliver for paying guest accommodations.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A rent and inclusions script

A script giving a clear rent figure and what it includes, for whoever answers enquiry calls.

Result: A caller comparing three PGs gets a confident, specific answer.

  2. Separate parent and tenant call scripts

Two scripts for the same room enquiry, one addressing a parent's safety questions, one addressing the tenant's practical ones.

Result: Whoever is actually deciding gets the answer that matters to them.

  3. A room-visit booking step

A script step that moves every serious enquiry toward seeing the room in person, quickly, rather than comparing quotes over the phone.

Result: A caller who sees the room is more likely to commit than one who does not.

  4. Call review session

A review of recorded or logged calls against the script and the enquiry-to-booking rate, with wording adjusted where needed.

Result: The manager's calls keep improving instead of settling into old habits.

How the result is measured

  • Individual conversion rate
  • Coaching sessions completed
  • Improvement against personal baseline

Recorded as a baseline before work starts, so every later report has an honest comparison.

What to coach on enquiry calls

Coach the warden or manager on these six questions that decide a PG booking.

Ask the warden to answer each question aloud as if a parent were on the line, then fix the weak answers.

Who is the room for
Check that the first questions are whether the guest is a student or working, which college or office, and the move-in date, before quoting any rent.
Rent and what it covers
Coach one clear answer: rent for the sharing type, deposit, notice period, and whether food, Wi-Fi, laundry and electricity are included or billed on top.
The parent's safety question
Prepare answers on CCTV, gate timing, visitor rules, who stays on site at night and how a sick guest is helped, in plain words a parent can repeat at home.
The food question
Coach the warden to describe the meal timings, the menu cycle and whether Jain or vegetarian-only food is served, and to invite the guest to taste a meal.
The visit booking
Check that every serious caller is offered a room visit with a day and hour, and gets the address pin and photos of the actual room on WhatsApp.
The vacancy sheet
Keep one sheet by bed: sharing type, rent quoted, platform the enquiry came from, visit date, and the reason if the guest did not take it.

Who it is for

This is written for these paying guest accommodations.

  • Boys' and girls' PG accommodations near colleges
  • Co-living spaces for working professionals
  • PGs near tech parks and business hubs
  • PGs near hospitals for patients and attendants
  • Furnished single and shared-room PGs
  • Multi-property PG chains

Not for

It is not the right fit if.

  • The owner takes every enquiry call alone and has no warden or manager to coach.
  • The rent, deposit and house rules change from caller to caller, and the first step is to fix them in writing.
  • Calls are not the problem because enquiries are rare, and the first fix is visibility, not the script.

How it works

How the sales coaching work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Listen first

We review recent recorded calls, call notes and deal outcomes for each rep. Where calls are not recorded, we agree with you how they will be, and tell the rep.

  2. 2

    Set the plan

Each rep gets one or two behaviours to work on, written down and shared with their manager.

  3. 3

    Coach on real material

Sessions play back a specific call or deal, ask the rep to say what they would change, then rehearse it.

  4. 4

    Check the next calls

We listen to the calls that follow to see whether the behaviour changed, and say so plainly if it did not.

  5. 5

    Adjust the plan

Focus areas move on when a behaviour has become routine or when a new gap shows up.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales management. A target, a review routine and someone who owns the number.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3 · you are here

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Who on our team needs this training?
Whoever answers calls and WhatsApp enquiries day to day, usually the warden, manager or owner, since that is who wins or loses the booking.
How is progress checked?
We review recorded or logged calls against the script and the enquiry-to-booking rate, and adjust the wording where it is not converting.
Our warden is not comfortable on the phone. Can the warden still be coached?
Yes. Write the six common answers on one card and let the warden practise reading and then saying them in their own words. Start with parents' safety questions, since those have fixed answers. Confidence usually comes after a few real calls go well.
Should we record enquiry calls to coach the manager?
Tell the caller at the start that the call may be recorded, and keep the recordings to the owner and the coach. If recording is awkward, ask the manager to jot down each caller's questions and the outcome, and review those notes together.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.

Your next practical step

Tell us what you are trying to grow, and we will read it before we call.

Eight short steps, mostly taps. Skip anything you would rather answer on the call.
