Paying guest accommodations · Local SEO

Be the PG on the map when a newcomer searches beside their college.

Local SEO for a PG is the work of appearing in the map results and nearby listings when a tenant searches from, or about, a particular street, college or office. GullySales works on the Google profile, the landmark wording and the reviews that decide which PGs a newcomer sees first.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What local SEO means

Local SEO is the work of making your business show up for searches that name your town or locality, such as a service plus an area name. GullySales sets up locality pages, local citations and map listings so nearby customers find you before a competitor across town.

For paying guest accommodations

Where it usually goes wrong, and what we would do.

  • “The newcomer searches while standing in the area”

A student who has just got off the bus types a search with the phone's location on. Distance to that phone decides the result, so a profile with the wrong pin or an old address appears for the wrong street, or not at all.

  • “Landmarks are the address”

Nobody remembers a street number; they remember the metro stop, the college gate and the hospital wing. A profile that names those landmarks in its description and photo captions matches how directions are really asked for.

  • “Who the PG is for must be stated on the profile”

A girls' PG that reads as mixed gets enquiries it cannot serve, and a boys' PG that hides its policy wastes calls. The profile states who the PG is for and what rooms exist, and the same words appear on every listing.

  • “Reviews are read for the lines on food and safety”

A newcomer scrolls past star ratings to the reviews that mention the mess, the warden and the water. A review describing the kitchen settles more doubts than one saying nice place, so the review ask points the tenant to those things.

What we do

What we deliver for paying guest accommodations.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A verified profile for each building

A separate profile per address, with the pin placed on the gate tenants really use, the right phone line and the PG type stated.

Result: The map shows each building at the right door.

  2. Landmark wording in the description

The college, tech park or hospital nearby, the walking route and the nearest bus stop, written in the words a newcomer uses.

Result: A search naming a landmark finds the profile.

  3. A photo set of real rooms and the mess

Rooms, bathrooms, the kitchen, the dining area, the entrance and the notice board with house rules, with no tenants in frame.

Result: Photos match what the tenant sees on arrival.

  4. One name, rent and number everywhere

The same name, room types, rent and phone number on Google, the listing platforms and your own page, checked line by line.

    Result: No listing contradicts another.

  5. A review ask once the tenant has settled

A message with a direct review link and a prompt to mention the room, the food and the neighbourhood.

Result: New reviews come from people who live there.

  6. Public replies to reviews

A written reply to each review, handling complaints about food, noise or deposits plainly.

Result: A prospect sees the complaint answered in the open.

How the result is measured

  • Map pack ranking
  • Local search visibility
  • Enquiries by locality

Recorded as a baseline before work starts, so every later report has an honest comparison.

Searches your buyers type

A newcomer searches from the area with a landmark in mind, and each search needs a listing that names it.

PG near [college name]
The profile description and the property page both name the college gate and give the walking time, with a map pin at the entrance.
girls PG near me with food
A profile that states clearly who the PG is for and what the mess provides, with a photograph of the dining room.
PG near [tech park] for working men
A listing that names the tech park and the shuttle or bus stop, with the notice period and the room types.
PG near [hospital] for attendants
A short-stay listing that says the bed is available by the week and how an attendant books at short notice.
single room PG with AC near metro
Room photographs, an attribute for air conditioning and the metro station named in the description.
PG with Wi-Fi and laundry
A list of amenities that match what the PG offers, since a newcomer scrolls to the reviews that mention them.

Who it is for

This is written for these paying guest accommodations.

  • Boys' and girls' PG accommodations near colleges
  • Co-living spaces for working professionals
  • PGs near tech parks and business hubs
  • PGs near hospitals for patients and attendants
  • Furnished single and shared-room PGs
  • Multi-property PG chains

Not for

It is not the right fit if.

  • The building has no signboard and the address is not shown on the map, and the first fix is to place the pin correctly.
  • The PG's name, rent and number differ across listings, and they need to be made the same before a profile is pushed.
  • Nobody replies to reviews, and reviews that mention food or safety will go unanswered in public.

How it works

How the local SEO work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Write down what is true

Each branch's real address, signboard name, phone, hours and owning Google account go into one record you sign off. Every later listing is copied from it.

  2. 2

    Search as your buyer does

We search each branch on a phone from points around it, in your buyers' words, and note who appears with what reviews and photos.

  3. 3

    Fix the profile first

Ownership first, then name, address, pin, phone, hours and business type. Google can suspend a profile with extra words in its name or an address that is not a real premises.

  4. 4

Build the branch pages and match the listings

Each real branch gets its own page, and the other listings are changed to agree with it. We write none for towns without a branch, because Google treats near-identical pages as doorway pages.

  5. 5

    Ask, reply and measure

We agree with each branch who asks for reviews, when and how. Results are set against the baseline recorded before work began, and the branch that is behind gets the next round.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Do we need a separate profile for each building?
Yes, where the buildings have different addresses. One profile covering two sites confuses the map and sends tenants to the wrong gate. Check the platform's current rules on multiple locations.
Can we put the rent on the Google profile?
Put the room types and the rent you are willing to quote in the description or services, and keep them identical to your own page. An out-of-date rent on one listing costs a call that ends badly.
Why does a PG across the road outrank us?
Distance, profile completeness and reviews all count. Put the two profiles side by side: the pin, the landmark wording, the photos and the recent reviews show what the other has done that yours has not.
Should we state the PG's rules on the Maps profile?
Yes, in plain words in the description and the questions section: who the PG is for, gate timings and visitor rules. A newcomer who learns this before calling does not waste a visit. Keep it the same as the agreement, since the profile is read as a promise.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
