Apartment owners' associations · Lead generation

Count the enquiries your complex receives before deciding where to find more.

Lead generation for an apartment owners' association means the enquiries that reach the office: a broker asking about a resale, a tenant wanting a parking slot, a vendor offering a contract, a local shop asking about the lift panel. GullySales works on capturing each enquiry in one place and on the sources the committee can approach on purpose.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What lead generation means

Lead generation is the combined work of every channel that brings in a new enquiry, whether from search, adverts, referrals or a stall at an exhibition. GullySales runs these channels together and reports the number of enquiries each one produced, not the activity behind it.

For apartment owners' associations

Where it usually goes wrong, and what we would do.

  • “Enquiries arrive at the security desk and vanish”

A broker asks the guard about a flat for sale, a tenant asks about the guest room, a vendor leaves a card. Nobody writes it down, so the committee cannot say which requests came in or who answered.

  • “Vendors come to you, and the loudest wins”

A new security agency or lift firm calls the secretary directly. Without a standard request for quotes, the committee compares whoever phoned first, not the firms that serve complexes like yours.

  • “Amenity and parking demand is invisible”

Residents who want a clubhouse slot or a second parking space ask a neighbour on the committee. Unrecorded requests hide how much demand a facility has and whether a rule needs changing.

  • “Advertiser interest needs the owners' approval first”

A nearby clinic or tuition centre may ask about lift panels. Whether the association can accept advertising depends on bye-laws and what the general meeting decides, so outreach waits for that decision.

What we do

What we deliver for apartment owners' associations.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. One enquiry log for the complex

A sheet or form with who asked, for what, on which date and who replied, kept at the office and not at the gate.

Result: Every enquiry of the past season can be read in a single list.

  2. Vendor intake form and quote request

A standard request sent to every firm that approaches or is invited, asking for scope, references and exclusions in the same layout.

Result: Quotes from different firms can be set side by side without chasing missing items.

  3. Broker and buyer instruction page

A short page and printed board explaining how a flat is listed, whom a buyer contacts and how dues clearance is requested.

Result: Brokers are pointed to the office, and the guard stops being the information desk.

  4. Amenity request tracker

A sheet recording waiting requests for parking, guest rooms and clubhouse use, with the date asked and the reply given.

Result: The committee can see which facility has a queue before a general meeting.

  5. Advertiser approach draft, held back

A rate card and a short letter for local clinics, schools and shops, prepared but not sent until the general meeting approves.

Result: The idea reaches owners with a draft in hand, and nothing goes out early.

How the result is measured

  • Enquiries generated
  • Cost per enquiry
  • Enquiries by source

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the lead generation work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your capacity

We agree how many enquiries your sales team can actually handle well, so the system is not built to overwhelm it.

  2. 2

    Audit current sources

We check what already brings in enquiries today, even informally, before adding anything new.

  3. 3

    Strategise the channel mix

Content, search and paid channels are chosen based on where your buyers already look.

  4. 4

    Implement capture and follow-up

Pages, forms and a follow-up process are built and connected end to end.

  5. 5

    Measure and optimise

We track enquiry volume and quality and adjust the channel mix to match.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Do we need leads at all, as a non-profit body?
Yes, in a plain sense. Brokers, vendors, tenants and advertisers all approach you. The question is whether those approaches are recorded and answered by the committee or lost at the gate. We set up the record.
Can we charge brokers or buyers for listing a flat?
That depends on your bye-laws and the law of your state. Check with your advocate or auditor before charging anyone. We can write the instruction page so it states whatever the committee has approved.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
