Affordable housing developers · Lead generation

Bring in first-time buyers whose income and loan can carry the flat you sell.

Lead generation for an affordable housing developer means reaching families who want a 1 or 2 BHK flat and can plausibly get a home loan for it. GullySales works on the enquiry sources, the early questions and the record that tell your sales team which families to spend time on.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What lead generation means

Lead generation is the combined work of every channel that brings in a new enquiry, whether from search, adverts, referrals or a stall at an exhibition. GullySales runs these channels together and reports the number of enquiries each one produced, not the activity behind it.

For affordable housing developers

Where it usually goes wrong, and what we would do.

  • “A visit is wasted when the loan question comes last”

A family visits twice, picks a flat and then learns the bank will not lend. Sales time is gone and the family is disappointed. The loan question belongs at the first conversation, asked kindly, before anyone books a site visit.

  • “The best enquiry is sometimes a cousin, not a click”

These buyers arrive from a hoarding, a neighbour who bought earlier, a labour contractor or a forwarded WhatsApp message. A lead system built only for online forms misses the families who actually buy, so every source needs a place in the record.

  • “A buyer with cash income is still a buyer”

A tailoring shop owner or a small trader may earn well and show little on paper. Treating that family as a dead lead loses a sale a lender partner might have discussed. Sorting by income type, not by dismissal, keeps them in view.

  • “Location pulls a different family than price does”

A flat near a factory gate draws shift workers and supervisors. A flat near a school draws young parents. Each project needs its own enquiry message, not one brochure line used for every site.

What we do

What we deliver for affordable housing developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Source list for each project

A written list of where enquiries for this project actually come from: hoarding, earlier buyers, contractors, WhatsApp forwards, portals, walk-ins at the site gate.

Result: An owner can read which sources are filling the register and which are silent.

  2. Early qualifying questions

A short, polite set covering income type, existing loans, amount saved and the EMI the family is comfortable with, asked on the first call or chat.

Result: The sales team sees a loan-readiness note beside each name.

  3. Lender-check offer

A step where your bank or housing finance partner reviews a family's papers before the site visit, if the family agrees.

Result: Each enquiry is marked as checked, pending or not yet asked.

  4. Project-specific enquiry pages

A page for each project that states the locality, the unit sizes and the sample EMI, with a call-back request instead of a long form.

Result: Enquiries arrive naming the project and the flat size they want.

  5. Referral capture from earlier buyers

A simple way to record which booked buyer introduced which family, with a thank-you that involves no payment.

Result: The register shows how many enquiries came by introduction.

How the result is measured

  • Enquiries generated
  • Cost per enquiry
  • Enquiries by source

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the lead generation work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your capacity

We agree how many enquiries your sales team can actually handle well, so the system is not built to overwhelm it.

  2. 2

    Audit current sources

We check what already brings in enquiries today, even informally, before adding anything new.

  3. 3

    Strategise the channel mix

Content, search and paid channels are chosen based on where your buyers already look.

  4. 4

    Implement capture and follow-up

Pages, forms and a follow-up process are built and connected end to end.

  5. 5

    Measure and optimise

We track enquiry volume and quality and adjust the channel mix to match.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Should we buy leads from portals?
Portals are one source among several. Your buyers also come from other places, so test the portal against your own register of who booked, and decide from that record, not from the number of names supplied.
How do we stop wasting time on families who cannot get a loan?
Ask the income and loan questions early and offer a lender check before the visit. Do it politely, as help for the family. Those who cannot qualify yet can be told what to arrange and kept on a separate list.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
