Mixed-use property developers · Lead generation

Fill the site with the right enquiries for flats, offices and shops, each routed to its own desk.

Lead generation for a mixed-use developer means attracting separate enquiries for homes, office floors and retail units from one development, and keeping them apart. GullySales works on a source and a form for each use, so a flat buyer and a franchise owner never land in the same queue.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What lead generation means

Lead generation is the combined work of every channel that brings in a new enquiry, whether from search, adverts, referrals or a stall at an exhibition. GullySales runs these channels together and reports the number of enquiries each one produced, not the activity behind it.

For mixed-use property developers

Where it usually goes wrong, and what we would do.

  • “A flat buyer and a retailer are different leads”

The flat buyer searches by locality, budget and possession. The retail brand's expansion head searches by frontage, footfall and neighbouring tenants. One enquiry form for both produces vague messages that nobody can qualify, so each use needs its own entry point and its own questions.

  • “Brokers bring commercial leads, portals bring homes”

Home enquiries arrive through property portals, search and social advertising. Office and retail interest arrives through leasing brokers and direct approaches to chains. Spending evenly across all of these funds the channel that does not fit the unit being sold.

  • “Investors sit between the two”

Some buyers want a shop or an office floor as an asset and care about the rental yield, the anchor and the tenant mix. They ask for lease terms before price. Treating them as home buyers loses them in the first call.

  • “A lead with no use recorded cannot be followed”

When the sales gallery logs a visit as just a visitor, nobody knows whether to send a payment plan or a leasing sheet. The use being asked about is the first field, not an afterthought.

What we do

What we deliver for mixed-use property developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Entry point for each use

A separate page and enquiry form for homes, offices, retail and any hotel or serviced block, each asking the questions that use needs.

Result: Every enquiry arrives already labelled with the use.

  2. Source map by use

A written list of which channel feeds which use: portals and search for homes, brokers and LinkedIn for offices, direct outreach for retail brands.

Result: You can see which channel pays for which unit type.

  3. Qualifying questions

Short questions for each buyer type, such as budget and possession for a home, area and fit-out needs for an office, frontage and trade for a shop.

Result: The sales team knows who is worth a site visit.

  4. Broker and consultant enquiry route

A separate form and pack for leasing brokers and retail consultants, so their enquiries do not mix with home buyers.

Result: Broker enquiries are handled by the commercial desk.

  5. Lead report by use

A report that lists enquiries, visits and signings for each use against your own earlier record.

Result: The owner sees which use is slow before the next launch.

How the result is measured

  • Enquiries generated
  • Cost per enquiry
  • Enquiries by source

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the lead generation work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your capacity

We agree how many enquiries your sales team can actually handle well, so the system is not built to overwhelm it.

  2. 2

    Audit current sources

We check what already brings in enquiries today, even informally, before adding anything new.

  3. 3

    Strategise the channel mix

Content, search and paid channels are chosen based on where your buyers already look.

  4. 4

    Implement capture and follow-up

Pages, forms and a follow-up process are built and connected end to end.

  5. 5

    Measure and optimise

We track enquiry volume and quality and adjust the channel mix to match.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Should homes and shops share one lead form?
No. The two buyers want different information, and a shared form forces both to guess. Give each use its own form, then feed them into one record so the team still sees the whole project.
Do you promise a number of leads?
No. Enquiry volume depends on the project, the location, the launch order and the market. We build the routes and the tracking, and report what comes in against your own earlier record.
How do brokers fit in?
Brokers are a channel with their own pack and their own contact point. We keep their enquiries tagged separately, so you can see what they bring for offices and retail compared with portals and search.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
