Rental property management companies · Digital marketing

Put the website, the map listing and the messages to work for the same owner.

Digital marketing for a rental management company is how the website, search, maps, social pages and messages work together to bring in owners and tenants. GullySales works on the connections between them, so an owner who finds you in one place meets the same company in the next.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What digital marketing means

Digital marketing is the combined work of search, social media, advertising and website channels running together rather than as separate projects with separate people. GullySales runs these as one connected system so a change in one channel, such as a new offer, is reflected everywhere at once.

For rental property management companies

Where it usually goes wrong, and what we would do.

  • “The owner meets you in three places before calling”

A search result, a map listing and a social page. If the three say different things about fees, areas or services, the owner trusts none of them. Consistency is the first piece of marketing.

  • “Spend without a destination is waste”

Paid promotion that lands on a general page brings visits that go nowhere. An advertisement for NRI owners should land on the NRI page, with the enquiry route visible at once.

  • “A channel is judged by signed owners”

Clicks and likes mean little to a company that earns from management. The question is which channel produced owners who signed, and that needs a record from enquiry to agreement.

  • “The tenant side feeds the owner side”

Good tenant handling produces reviews and word of mouth that owners read. Digital marketing that treats tenants as an afterthought weakens the owner message.

What we do

What we deliver for rental property management companies.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A channel plan from owner to signed agreement

A short plan stating which channels serve owners, which serve tenants and what each should produce.

Result: Every channel has a stated job.

  2. Landing pages for each audience

Separate pages for local owners, NRI owners, tenants and corporate leases.

Result: Each advertisement or link lands on a matching page.

  3. One set of facts across all channels

A single list of services, areas and contact routes copied to the website, profile and social pages.

Result: Your channels agree with each other.

  4. Source tracking on enquiries

A field in the enquiry record for where each owner and tenant came from.

Result: You can count signed owners by source.

  5. A small paid test

A modest spend on one audience, with the enquiries read before any more is added.

Result: Spend follows evidence from your own enquiries.

How the result is measured

  • Enquiries across channels
  • Cost per enquiry overall
  • Channel mix by contribution

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the digital marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand the objective

We agree the one thing this campaign needs to achieve before choosing any channel.

  2. 2

    Audit available channels

We assess which channels are realistic to run well within the budget and timeline.

  3. 3

    Strategise the central idea

One message and offer is developed that will work across every planned channel.

  4. 4

    Implement across channels

Each channel receives its own adapted version, launched on a shared timeline.

  5. 5

    Measure as one campaign

Results from every channel are combined into a single report against the original objective.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Where should a small company start?
With the map listing and a clear owner page, since those meet people already searching. Add paid promotion after you can see which enquiries turn into signed owners.
Do we need an agency and a full-time person?
Not necessarily. A small company can run a modest plan with one person who owns the enquiry log. GullySales sets up the plan and the records so the work can sit with your team.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
