Rental property management companies · WhatsApp marketing

Answer the owner in Dubai on WhatsApp while the flat is still on their mind.

WhatsApp marketing for a rental management company is the use of WhatsApp Business to take enquiries, share listings and keep owners and tenants informed. GullySales works on the setup, the saved replies and the rules for who is messaged and why.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

For rental property management companies

Where it usually goes wrong, and what we would do.

  • “The overseas owner prefers a message to a call”

Time zones make calls awkward. A message that waits for them to read it, with photographs and a clear reply, fits their day. The company that answers on WhatsApp is the one that keeps the conversation.

  • “The tenant sends photographs of the problem”

A leak or a broken lock is easiest to explain with a picture. A WhatsApp line that accepts photographs and logs the request gives the team what it needs to send the right person.

  • “One shared phone becomes a lost thread”

When several staff answer from one handset, nobody knows what was promised. Without a shared inbox or a clear log, owners get two answers and tenants get none.

  • “Broadcasts to a bought list cost goodwill”

Messaging people who never asked can lead to blocks and complaints. Send updates and listings only to owners and tenants who have agreed to hear from you, and check the platform's current rules on business messages.

What we do

What we deliver for rental property management companies.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. WhatsApp Business profile and catalogue

A business profile with hours, locality and a catalogue of current vacant flats.

Result: A new contact sees who you are and what is available.

  2. Saved replies for common questions

Saved answers on fees, process and documents, written to be edited before sending.

Result: The first reply is consistent across staff.

  3. A consent record

A list of who agreed to receive updates and listings, with the date.

Result: You message only people who said yes.

  4. A repair-request routine

A set way for tenants to send a photograph and description, logged in the CRM or sheet.

Result: Each repair request has a record and a person.

  5. An owner update note

A short, regular style of message to owners about their flat, in a fixed layout.

Result: Owners hear from you before they need to ask.

  6. Labels and hand-over rules

Labels for owner, tenant and vacancy, and a note on who takes over which chat.

Result: Every conversation has a named person.

How the result is measured

  • Messages delivered
  • Reply rate
  • Enquiries from WhatsApp

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the whatsapp marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand current WhatsApp use

We review how customers currently message you and how consistently, if at all, it is answered.

  2. 2

    Audit common questions

We identify the questions that come up repeatedly, which decide what should be automated first.

  3. 3

    Set up automation and templates

An automated first response and quick reply templates are built for the most common needs.

  4. 4

    Connect to the CRM

Conversations are linked to customer records so context carries over between team members.

  5. 5

    Measure and optimise

We track response time and conversion, refining automated responses based on what customers actually ask.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Do we need the WhatsApp Business API?
Not at the start. The Business app covers a small team. If several people must answer from one number or you want approved templates, the API is worth a look. GullySales explains the difference and what each costs you.
Can we send rent reminders on WhatsApp?
Yes, to tenants who gave their number for that purpose. Keep the tone courteous and the message short, and check the platform's current rules on templates before sending in bulk.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
