Student housing developers · Search engine optimisation

A parent searching for a hostel near a college should find your page first.

SEO for student housing is the work of making your property page appear when parents and students search for hostels, PGs or residences by college, area or course. GullySales works on what the page says, how it is built and which searches it answers, without promising any position.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What search engine optimisation means

Search engine optimisation (SEO) is the work of getting your website to appear when a buyer searches Google for what you sell. GullySales builds pages around real search terms, fixes technical issues that block ranking, and tracks which searches actually bring enquiries.

For student housing developers

Where it usually goes wrong, and what we would do.

  • “People search by the college's name”

The search is the college plus the word hostel, or the area plus PG for boys. A property page titled with only your brand name never meets those words, so each college route and neighbourhood needs a page of its own.

  • “The comparison words are specific”

Parents type single room, mess included, girls' hostel with warden, AC or non-AC. A page that lists these plainly can match the search. A page that says premium living with modern amenities matches none of them.

  • “Aggregators fill the first page”

Listing sites rank for generic hostel searches in every city. Your page competes on what they cannot show: the real route, the actual warden, the deposit rule and the mess menu as served.

  • “Thin duplicate pages hurt”

Fifty near-identical pages for fifty colleges read as filler. Each college page should carry its own distance, walking or bus route, hours and the colleges' own course intake, or it is better left unwritten.

What we do

What we deliver for student housing developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A search map by college and area

The searches families use, grouped by college, course, sharing type and locality, drawn from your own enquiries and query reports.

Result: The pages to build are listed in order of what parents ask.

  2. A property page built to be read

Title, headings and body in the words parents use, with the rules for deposit, refund, curfew and visitors stated as text, not hidden in a brochure.

Result: A parent can find every rule without calling.

  3. College route pages

One page per nearby college with distance, route, travel time on foot or by bus as you have measured it, and the rooms that suit.

Result: Each college page answers the search made for that college.

  4. Technical clean-up

Speed on a phone, page titles, image sizes, a sitemap and links between pages, checked against the platform's current guidance.

Result: The site loads and can be crawled without errors.

  5. Search Console watched

Impressions, clicks and queries read against a baseline recorded before work began.

Result: You see which searches bring the page into view.

How the result is measured

  • Ranking positions
  • Organic traffic
  • Enquiries from organic search

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the search engine optimisation work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Audit and baseline

We record where the site stands today: positions, traffic, technical faults and the enquiries search currently produces. Nothing starts until this number is written down.

  2. 2

    Decide what to rank for

We map the searches your buyers use, in your words and theirs, and pick the ones worth the effort for your margin and your capacity.

  3. 3

    Fix the foundations

Technical faults first, because the cheapest gains are usually there. Then the Business Profile and directory consistency.

  4. 4

    Build the pages

A page for each thing you do, written to answer the question it is searched for, with a clear next step at the end.

  5. 5

    Publish and earn mentions

Content goes out on the calendar. Links and mentions are earned from real relationships, not bought.

  6. 6

    Measure, report, adjust

At the interval agreed at the start we report what moved and what did not, and change the plan when the numbers say so.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

How long until we rank?
We do not state a timeline or a position. Search results depend on competition, the age of the site and the quality of the pages. We record where you stand first and report against it.
Is a blog useful for a hostel?
Only if it answers a question families ask, such as how to choose between a single and a shared room. Posts written to fill a calendar add pages without adding enquiries.
Do we need separate pages for each room type?
Where the rate, rules or photographs differ, yes. Where they are the same, one page with clear sections is better than several thin ones.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
