Student housing developers · Website

Put the warden, the rules and the route to college on the first screen.

A website for student housing is the page a parent reads before ringing, so it must answer safety, food, distance and deposit in plain text. GullySales designs and builds the site around those questions and a booking path that works on a phone.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What website means

A website is the page a customer lands on after searching, clicking an advert or scanning a code, and it decides whether they call or leave. GullySales builds and maintains sites that load quickly, explain the offer plainly and make the enquiry form or phone number easy to find.

For student housing developers

Where it usually goes wrong, and what we would do.

  • “The parent reads on a phone, at night”

A site built for a desktop brochure fails in the parent's hand. Text must be readable, rates visible without zooming and the call and WhatsApp buttons within reach of the thumb.

  • “Hidden rules cause arguments”

A deposit and refund rule found only in a PDF or buried in terms leads to disputes later. Stated on the page, it builds trust and gives staff something to point to.

  • “Photographs decide trust”

Stock images of smiling students tell a parent nothing. Real rooms, the actual mess hall, the corridor and the road to college tell a family what they are paying for.

  • “A booking form that asks too much”

A long form on a small screen loses the family. Ask for what is needed to hold a bed, college, course, room type and contact, and leave the rest for the call.

What we do

What we deliver for student housing developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A property page with the rules in text

Distance, route, warden, security, curfew, visitors, meals, laundry, deposit and refund, written in full.

Result: A parent finds each rule without calling.

  2. A room and mess gallery

Photographs and a short video of real spaces, labelled by room type, with no resident shown without consent.

Result: Out-of-town families see what they will get.

  3. College pages linked from the home page

A page per nearby college with its own route and distance.

Result: A search by college name lands on a relevant page.

  4. A short enquiry and hold form

A phone-friendly form feeding the booking record, with the source tagged.

Result: Every enquiry arrives complete and in one place.

  5. Speed, clarity and tracking

Fast loading, readable layout and enquiry tracking set up so you can see where families come from.

Result: You can tell which page led to an enquiry.

  6. A page for staff to keep current

Rates, vacancies and dates the owner can edit without waiting for a developer.

Result: The page never shows last season's rate.

How the result is measured

  • Page load time
  • Bounce rate
  • Enquiries from the website

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the website work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Confirm structure and content

We agree the site's pages and content needs before design begins, drawing on website strategy where it exists.

  2. 2

    Design the site

Every page is designed against your brand identity and checked for how it should convert a visitor.

  3. 3

    Build and test

The site is developed and tested across devices and browsers before anything goes live.

  4. 4

    Load real content

Actual copy, images and information about your business replace placeholder content before launch.

  5. 5

    Launch and hand over access

The site goes live with domain, hosting and content management access clearly handed to you.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Do we need a new site or can we improve the old one?
We look at what you have first. If the structure and pages can carry the questions parents ask, we improve it. If not, we say so and explain why.
Should the site show live vacancy?
Only if someone updates it every day of the season. A wrong vacancy sends families away or frustrates them. A dated line, kept current, is better than a promise that is stale.
What does the site need to say about the property?
The facts that apply to your building, stated accurately. Advertising and lodging rules differ by state, so check the final text with your own adviser before publishing.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
