Architecture firms · Buyer journey

Map the year between buying a plot and signing an architect's agreement.

The buyer journey for an architecture practice is the order a client moves through: buying a plot, reading portfolios, one studio meeting, a fee proposal argued over at home, then the long wait for a sanction. GullySales writes that sequence down for your practice and records the stage at which each enquiry stopped.

A 90-minute audit call and a written, scored report. Turnaround, reporting and term are agreed in writing after the audit.

What buyer journey means

The buyer journey is the sequence of steps a customer actually takes, from first hearing about you to deciding to buy, which is rarely a single visit or call. GullySales maps this sequence for your business and checks that something useful happens at each step instead of only at the final call.

For architecture firms

Where it usually goes wrong, and what we would do.

  • “The plot is bought months before anyone rings an architect”

The client spends that gap saving images, asking a relative and getting a rough square foot rate from a builder. By the time they call you they already have a number in their head, and your first job is finding out what it is.

  • “The studio meeting goes well and then nothing happens”

The drop is almost never about design. A father-in-law has views, a loan has not come through, or the plot has a khata problem. Find out which one before you send the fee proposal.

  • “Sanction is a stage in the journey, not an interruption”

A client waiting on a BBMP or development authority approval hears nothing from the practice for the length of that wait, and starts wondering what the advance paid for. The journey should say who rings during it.

What we do

What we deliver for architecture firms.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A written stage list from plot to handover

Enquiry, shortlist, studio meeting, fee proposal, agreement, concept, sanction, construction drawings and handover, each with what the client is doing and what the practice owes them.

Result: Everyone in the studio describes the journey the same way.

  2. The drop points, with numbers against them

Every enquiry of the last year marked at the stage it ended, so you can see whether people leave after the studio meeting or after the fee.

Result: You stop guessing where the practice loses work.

  3. Portfolio pages arranged to match the stage

A shortlisting client wants photographs. A client at fee stage wants the brief, the budget band and how the approval went. Both go on the page, in that order.

Result: The page answers the question the reader has today.

  4. A contact plan for the sanction wait

Who rings the client while the file sits with the authority, what is said, and what is sent with it.

Result: The client hears from you during the quietest stretch of the project.

  5. The client's own words, collected at each stage

The phrases people actually use on a first call, from square foot rate to vaastu to how long the sanction takes, gathered and used on your pages.

Result: Your website answers in the language the client brought.

  6. A baseline for the journey

How many enquiries reach a studio meeting, how many reach a fee proposal and how many sign, recorded before any work starts.

Result: Progress is measured against a real starting number.

How the result is measured

  • Drop-off rate by step
  • Time from first contact to sale
  • Steps with no content

Recorded as a baseline before work starts, so every later report has an honest comparison.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. 01 · First

    Free audit call

90 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. 02 · After the call

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope, the fee and the reporting come with it, in writing.

  3. 03 · Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. 04 · After the baseline

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. 05 · As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. 06 · At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the work runs for architecture firms

  1. 1

    Assess

We look at how your portfolio is organised, how follow-up is handled through a long sales cycle, and how visible your approval experience is.

  2. 2

    Fix the follow-up

A tracking system for a multi-month decision, so no serious enquiry goes quiet while a client is still deciding.

  3. 3

    Build the portfolio

Project pages organised by type, each with a written narrative on the brief, the site challenge and the design solution.

  4. 4

    Bring enquiries in

Search visibility by project type, tender and RFP tracking, and referral relationships with builders and interior designers.

  5. 5

    Convert

A clear proposal process, approval experience shown where relevant, and client reference calls arranged for a serious prospect.

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

How long does an architecture enquiry take to sign?
Longer than most principals admit, and it is not the same for every client. A homeowner with a bought plot and a sanctioned loan moves quicker than one still settling a share with a brother. Measure your own last twenty enquiries rather than working from a rule of thumb.
Is the journey different for a developer?
Yes. A small builder skips the emotional stretch and moves from an area statement to a fee in a couple of meetings. What slows a developer is approval risk, so the stage that matters is what you can show about sanctions you have already been through.
How soon would we see more enquiries?
Fixing follow-up discipline is mostly a habit change, so it can start helping as soon as your team follows the new process. Ranking for project-type searches and building referral relationships takes sustained work over a longer stretch.
Do we need to respond to every tender?
No, only the ones matching your team's real capacity and experience, since a mismatched proposal wastes effort on both sides.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after the audit, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
For the audit, last month's enquiries in any format and 90 minutes with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM, and time for the review meetings.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
