Self-storage and storage facilities · Lead generation

Bring in the enquiries that become move-ins and stop paying for the ones that cannot.

Lead generation for a storage facility is the work of putting a branch in front of people who need space soon, through search, the map listing, partners and a phone that is answered. GullySales works on each source separately, so you can see which one fills which unit size.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What lead generation means

Lead generation is the combined work of every channel that brings in a new enquiry, whether from search, adverts, referrals or a stall at an exhibition. GullySales runs these channels together and reports the number of enquiries each one produced, not the activity behind it.

For self-storage and storage facilities

Where it usually goes wrong, and what we would do.

  • “Enquiries arrive through five doors”

Search, the map listing, a mover's recommendation, a broker's call and a board on the road each send a different kind of tenant. A facility that records only that the phone rang cannot tell which door deserves more effort, and spreads its attention evenly across all five.

  • “A lead without a date is a guess”

The question that sorts an enquiry is when the space is needed. A caller moving next week and a caller clearing a flat in the spring are not the same lead, and the desk should write the date down before it quotes anything at all.

  • “Cheap leads fill the wrong units”

A campaign can bring a flood of calls for the smallest lockers while the large bays sit empty. Count leads by the unit size they ask for, because an enquiry for a bay deserves a different effort from one for a locker.

  • “Brokers and packers never fill in a form”

Property brokers, packers and PG owners message the person they already trust. Lead generation with them means a short sheet, a named contact and a record of who sent the tenant, so the thanks can be specific.

What we do

What we deliver for self-storage and storage facilities.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A source field on every enquiry

One field on the enquiry sheet for how the person found you: search, map, mover, broker, board, past tenant or walk-in, filled in by the desk on the first call.

Result: You can name the door each enquiry came through.

  2. Landing pages by kind of tenant

A page each for households, sellers and traders, students, and offices with records, with a call button and a WhatsApp link that match the hours someone answers.

Result: A visitor arrives on the page that answers their question.

  3. A qualifying script for the first call

Four questions asked in the same order: what is being stored, for how long, from when and from where. The answers choose the unit size and the next step.

Result: Every enquiry is sorted by date and size before a price is given.

  4. A partner lead channel

A one-page sheet and a named contact for movers, brokers and PG owners, with a way to record each lead against the partner who sent it.

Result: Partner leads are counted apart from search leads.

  5. A count of leads by unit size

Leads, visits and move-ins set out by unit size, so the units that sit empty show up beside the sources that fill the others.

Result: You see which unit size is short of enquiries.

  6. A lead report against the baseline

Enquiries by source, visits and move-ins by branch, set beside the figures recorded before work starts.

Result: You can say which source deserves more effort.

How the result is measured

  • Enquiries generated
  • Cost per enquiry
  • Enquiries by source

Recorded as a baseline before work starts, so every later report has an honest comparison.

What to capture

Write these down at the first call, and a lead can become a move-in.

Move date or date the space is needed
Asked by whoever answers, since a caller with a date this week is worth a visit today and a caller without one needs a later call.
What is to be stored
A two-bedroom flat, forty cartons or business stock, noted so the right unit size is offered and the quote is not a guess.
Locality of the caller
The area they live or trade in, so you see which apartment clusters and colleges send tenants and which do not.
Door the enquiry came through
Map listing, search, WhatsApp, packer or walk-in, tagged on the sheet so you can see which door brings tenants who sign.
Who else is deciding
A parent, a landlord or an office accounts head, recorded so the follow-up includes the person who pays.

Who it is for

This is written for these self-storage and storage facilities.

  • Household self-storage units near apartment clusters
  • Business storage for online sellers and traders
  • Document and records storage
  • Warehouse-style storage let by the pallet or the bay
  • Student and PG storage near colleges and hostels
  • Furniture and relocation storage tied to packers and movers
  • Operators running several branches across a city
  • Landowners and building owners converting space into units

Not for

It is not the right fit if.

  • Every unit is let and your waiting list is already long, so paying for more enquiries would only create disappointed callers.
  • The desk has no way to note a caller's move date, so more leads would arrive without the one fact that matters.

How it works

How the lead generation work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your capacity

We ask how many enquiries your team can answer well, who answers after hours, and what a good enquiry looks like. Without this, the system fills a funnel nobody is watching.

  2. 2

    Audit current sources

We read your call log, WhatsApp chats, enquiry sheet and platform dashboards. The baseline is recorded: enquiries by source, reply time, conversion and cost per order.

  3. 3

    Strategise the channel mix

Search and maps are chosen for people ready to buy, ads for people who are not yet looking, and content and referrals for trust.

  4. 4

    Implement capture and follow-up

Pages, forms, tags, the lead record and the first-reply message are built and tested end to end. We submit test enquiries ourselves before any media money is spent.

  5. 5

    Measure and optimise

Enquiries are traced to source and judged by what became orders, not by volume alone. Channels that fill the sheet with poor enquiries are cut back. How often you are reported to is agreed in writing.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Should we buy enquiry lists or use a lead portal?
Be careful with both. A bought list holds people who never asked for storage, and a portal lead may be sold to several facilities at once. Test one source on a small scale and judge it by visits and move-ins, not by the number of names.
What counts as a lead for a storage facility?
A person who has named a need, a unit size or a date, through any channel. A wrong number or a job seeker is not a lead. Agree the definition with the desk so the count means the same thing every time it is made.
How many leads should a branch expect?
There is no fair figure without your own record, because it depends on the locality, the season and how many units are free. We start by counting your current enquiries by source, and any target is set against that count.
Do we count a price enquiry as a lead?
Count it only if the caller gave a move date or a place to be visited. A price check with no date is a call, not a lead. Counting both inflates the figure and hides the callers who needed a visit, so keep a separate column for price-only calls.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
