Self-storage and storage facilities · Reputation management

Answer the review that mentions damp, access or billing before the next tenant reads it.

Reputation management for a storage facility means reading every review, replying in the facility's own voice and fixing what the reviews point to. GullySales sets the reply routine, the way tenants are asked for reviews within the rules and a record of the problems that come up again.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What reputation management means

Reputation management is watching what is said about your business across Google, social media and review sites, and responding to it before it changes a buyer's mind. GullySales monitors mentions, drafts responses to negative reviews and flags recurring complaints back to your team.

For self-storage and storage facilities

Where it usually goes wrong, and what we would do.

  • “A first-time tenant reads the worst review first”

A person who has never used storage fears theft, damp and surprise charges, and looks for exactly those words.

  • “Silence reads as agreement”

An unanswered complaint about a leaking roof suggests nobody is looking after the place.

  • “The same complaint repeats”

If three reviews mention the gate hours, the problem is the gate hours, not the reviewers.

What we do

What we deliver for self-storage and storage facilities.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A reply for every review

A short, polite and specific reply to each review, in the language it was written in, from a named person.

Result: A prospect reads that someone reads and answers.

  2. A complaint log with causes

Each complaint recorded with its cause, such as damp, access, billing or staff, and what was done.

Result: A repeating problem is fixed once instead of answered many times.

  3. A review request within the rules

A message and a link or QR sent to tenants at a natural moment, to everyone and not only those you expect to be pleased.

Result: Reviews grow without breaking the platform's rules.

  4. A private route for unhappy tenants

A phone number and a named person for problems, offered in the reply and at the desk, without asking anyone to remove a review.

Result: A problem is solved instead of aired.

  5. A reply guide for staff

A short guide on tone, what not to say and what never to disclose about a tenant or their stored goods.

Result: Replies sound the same whoever writes them.

  6. A report on ratings and themes

Ratings by branch and the themes in reviews, against the baseline recorded before work starts.

Result: You see what tenants praise and what they report.

How the result is measured

  • Average rating
  • Response time to reviews
  • Negative mentions resolved

Recorded as a baseline before work starts, so every later report has an honest comparison.

What to do with each review

The kinds of review a storage facility gets, how to reply and what to fix inside.

Damp, smell or pests in a unit
Reply that you will look at the unit and give a number to call. Inspect it that day, fix the cause and record it. Do not argue or say it was the tenant's goods without checking.
Gate hours, access and lock problems
Thank them and explain the access hours as written. If the same complaint repeats, change the hours or the notice. Say what you changed in a later reply.
Billing, deposit and notice disputes
Do not argue the figures in public. Ask them to call a named person and offer to go through the written terms together. Record the case and check whether the terms were clear at move-in.
Missing or damaged goods
Take it seriously and move it offline. Ask for the inventory the tenant signed, check the CCTV and records, and tell them what you will do. Follow your written terms, and take advice on liability.
Praise for the staff or the facility
Thank the reviewer by name, mention a detail they wrote and invite them back. Pass the praise to the person named. Praise that gets no reply tells a prospect nobody is reading.
Fake or competitor reviews
Report them with evidence under the platform's rules and reply once, politely, saying you cannot find the person on your records. Never promise removal, and never post fake reviews of your own.

Who it is for

This is written for these self-storage and storage facilities.

  • Household self-storage units near apartment clusters
  • Business storage for online sellers and traders
  • Document and records storage
  • Warehouse-style storage let by the pallet or the bay
  • Student and PG storage near colleges and hostels
  • Furniture and relocation storage tied to packers and movers
  • Operators running several branches across a city
  • Landowners and building owners converting space into units

Not for

It is not the right fit if.

  • Complaints about damp or billing are still true and unfixed, so polished replies would sit above the same problem.
  • No one is named to reply to reviews, so a plan would depend on a manager who has no time.

How it works

How the reputation management work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

Search your name as a stranger would

We search the business, its main product names and the owner's name, on a phone and a laptop, and record what appears.

  2. 2

    Catalogue every mention

Reviews, news, listings, social posts and forum threads are sorted into accurate and positive, accurate and negative, and wrong. Each group gets a different action.

  3. 3

Agree the replies and the owner of each

Replies are drafted and approved by you. Anything involving a refund, a clinical matter, a legal claim or a named employee goes to the right person in your business before anything is posted.

  4. 4

    Fix what you control

Listings, profile details and your own pages are corrected, and pages worth ranking for your name are strengthened with accurate information.

  5. 5

    Monitor and report

The agreed places are checked on the agreed schedule. The name search is repeated and compared with the first record.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales management. A target, a review routine and someone who owns the number.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3 · you are here

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Can we ask tenants for reviews?
Yes, within the platform's current rules, and without paying, offering a discount in return or only asking those you think are happy. Ask at a natural moment, such as after a smooth move-in, and make it easy.
Should we reply in the reviewer's language?
Yes where you can do it well. A reply in Kannada, Hindi or Tamil to a review in that language shows a person read it. If the reviewer used English, reply in English.
A review names our staff member. What do we do?
Thank the reviewer for the kind words, or for a complaint say you will look into it, without naming or blaming the person in public. Handle the staff matter privately and note what was learnt.
Can we get a bad review removed?
Only if it breaks the platform's rules, such as a fake review or abuse, and the decision is not yours. Report it with evidence, reply politely meanwhile and focus on fixing the cause.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
