Self-storage and storage facilities · Pay per click advertising

Pay for the search made by someone who needs space this week.

PPC for a storage facility means paying for the searches made by people who need space near your branch now, and keeping out the people who want a job, a rate card for another city or free space. GullySales sets the area around each branch, writes ads that name the locality and counts visits and move-ins, not clicks.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What pay per click advertising means

Pay per click advertising (PPC) is paying a fee each time someone clicks your advert on Google or another platform. It puts you at the top of a search page immediately, instead of waiting for ranking to build. GullySales sets the targeting, writes the ad text and checks spend against enquiries received.

For self-storage and storage facilities

Where it usually goes wrong, and what we would do.

  • “A click from across the city is not a tenant”

A person will not carry furniture for an hour across a city to store it, so the area around each branch matters more than the keyword.

  • “The ad is read once and the phone decides”

A person who clicks and calls a number that is not answered will call the next ad. For example, a branch in Whitefield pays for a click at 9 pm, nobody picks up, and the same person clicks a rival's ad and gets an answer. You paid for the first click and the rival won the tenant.

  • “Peak months make the account expensive”

Transfer months and the end of the school year are when more people search, so a click costs more just when a wasted one hurts most. For example, a branch that raises its bid in a transfer month but sends clicks to a page with no unit sizes pays more for the same unanswered call.

What we do

What we deliver for self-storage and storage facilities.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Campaigns by branch and area

A campaign for each branch, shown only to people within a sensible distance, with ads that name the locality.

Result: A person near a branch sees that branch.

  2. Separate campaigns for households, businesses and records

Each kind of tenant gets ads and a landing page written for them.

Result: A seller and a family are not sent to the same page.

  3. Call and WhatsApp extensions with business hours

Call buttons and WhatsApp links that appear only when someone can answer.

Result: A caller reaches a person, not a ring.

  4. Negative keywords against wrong searches

Blocks on job, franchise, warehouse for sale, free, and storage rental for another city, reviewed against actual searches.

Result: The budget stops paying for people who cannot be tenants.

  5. Season-timed spend

Budget moved toward transfer months, the end of the school year and festival decor storage, and lowered in quiet weeks.

Result: Money is spent when people are searching.

  6. Spend measured against visits and move-ins

Cost per visit and cost per move-in by branch, set beside the figures from before the ads began.

Result: You see which branch is paying for its ads.

How the result is measured

  • Cost per click
  • Cost per enquiry
  • Enquiries from paid search

Recorded as a baseline before work starts, so every later report has an honest comparison.

Searches to bid on and block

The searches worth paying for as a storage facility, and the ones to keep out.

Storage plus your locality or neighbouring areas
Bid. A searcher who names an area is close and ready. Land on the locality page with unit sizes, the address and a call or WhatsApp button that is answered in the hours shown.
Furniture and household storage while shifting
Bid in the months people move. Send the click to the household page with a picture of what fits, the minimum stay in general terms and how to book a visit.
Business, seller and stock storage
Bid as a separate campaign. A seller wants access, invoicing and notice terms. Land on the business page, ask what stock and how often they will visit, and count calls that name both.
Document and records storage
Bid in a small campaign. An accountant or a clinic wants security and retrieval. Land on the records page with how files are kept, and count only calls that name a quantity.
Jobs, franchise, warehouse for sale and free storage
Block. Storage job, franchise, warehouse for rent in another city and free space come from workers and investors. Add them as negatives and read the search terms report.
Where the click lands, and what to count
Send each click to the page that matches the unit or tenant. Count a real enquiry as a call or message that names a size and a date, and a visit as a person who came.

Who it is for

This is written for these self-storage and storage facilities.

  • Household self-storage units near apartment clusters
  • Business storage for online sellers and traders
  • Document and records storage
  • Warehouse-style storage let by the pallet or the bay
  • Student and PG storage near colleges and hostels
  • Furniture and relocation storage tied to packers and movers
  • Operators running several branches across a city
  • Landowners and building owners converting space into units

Not for

It is not the right fit if.

  • Every unit of the size people search for is already let, so paid clicks would buy callers you have to turn away.
  • Nobody answers calls from the advertisement on the day, so the money would go on missed calls.

How it works

How the pay per click advertising work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

Draw the area around each branch

We mark how far a household will actually travel to each branch, and a wider one for business and records tenants who come less often, so the ads are shown only inside those lines.

  2. 2

Write the ads that name the locality

Each ad names the branch's area, the unit sizes and what to ask for on the call, and sends the click to the household, business or records page that matches the search.

  3. 3

Switch calls on only when someone answers

Call buttons and WhatsApp links are shown only in the hours your desk picks up, so a click at night does not end in a ring that nobody hears.

  4. 4

Read the search terms and block the wrong ones

We go through what people actually typed, add jobs, franchise, free storage and other cities as negatives, and move money to the searches that named a size or an area.

  5. 5

Tie each move-in back to its click

Calls and visits are matched to move-ins by branch, so the report shows cost per visit and cost per move-in against the figures from before the ads began.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Is a call-only ad better for storage?
For a household in a hurry, often yes. Show it only in hours the phone is answered, and record each call and whether it became a visit. A call-only ad with no one answering is money spent on voicemail.
Do we advertise a price?
Put a starting point only if it is true and current. Otherwise write what the price depends on and invite a call. An ad that promises a rate the desk later changes loses the tenant and the review.
How do we track a phone call that became a tenant?
Use a call-tracking number or ask every caller how they found you and write it down. Match enquiries against move-ins at the end of the period. Clicks alone cannot tell you which ad filled a unit.
Do Maps listings and Search ads do the same job?
No. A Maps listing shows you free to someone who searches near a branch, and Search ads put you above it when you pay. Fix the listing first, since an ad that sends people to a wrong pin or a locked gate wastes the click.
How much should each branch spend?
That depends on the area, the season and how many units are empty, so there is no fixed sum. It is set per branch after we have read your brief and your enquiry record, and it is put in writing as media spend, apart from our time. A branch whose phone goes unanswered should spend nothing until that is fixed.
Should we bid on competitors' names?
It is allowed in most cases, but it is expensive and tends to bring visitors who wanted someone else. Put the money into locality and unit-size searches first. For example, a search for storage near Whitefield tells you more than your rival's name does. Check the platform's current policy on competitor terms.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
