Self-storage and storage facilities · WhatsApp marketing

Reply to the late-night message about a unit before another facility does.

WhatsApp marketing for a storage facility means a business number that is answered, a quick reply that sends unit sizes and the address, and reminders to people who asked for them. GullySales sets up the profile, the reply routine and the consent record, and keeps promotion apart from service messages.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

For self-storage and storage facilities

Where it usually goes wrong, and what we would do.

  • “People ask on WhatsApp and wait for a reply”

For example, someone clearing a flat sends a late message asking if a 50 sq ft unit is free, and hears nothing by morning. A saved first reply that names the unit size and sends the address pin would have been the only one waiting for them.

  • “A personal number holds the whole business”

When the manager leaves, the tenants' messages, the unit numbers and the due dates leave with the manager's phone, and the next person starts from nothing.

  • “Broadcasts go to people who never asked”

A promotional message to a bought list gets blocked and reported, and a number that is blocked often stops reaching even the tenants who need a notice.

What we do

What we deliver for self-storage and storage facilities.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A business profile and number

A WhatsApp Business profile with the facility name, address, hours, a catalogue of unit sizes and a greeting.

Result: A prospect sees a business and not a stranger's number.

  2. A first reply that moves the enquiry on

A saved reply asking what is being stored, for how long and when, and offering a visit with the address pin.

Result: A message becomes a booked visit.

  3. Message templates for service and reminders

Templates for visit confirmations, move-in documents needed and notice reminders, approved for the account type used.

Result: Routine messages go out in the same words from every staff member.

  4. An opt-in and consent record

A note of who agreed to which messages and when, kept apart from service replies, with an easy opt-out.

Result: You can show why each person was messaged.

  5. A handover rule for the number

Who holds the phone, who replies out of hours and what happens when staff change.

Result: The conversation history stays with the business.

  6. A report on conversations and visits

Conversations started, visits booked and move-ins from WhatsApp, against the baseline recorded before work starts.

Result: You see how much of the business now arrives on WhatsApp.

How the result is measured

  • Messages delivered
  • Reply rate
  • Enquiries from WhatsApp

Recorded as a baseline before work starts, so every later report has an honest comparison.

What must be in place first

What a storage facility needs in place before using WhatsApp to promote or to remind.

An opt-in record for each number
Record who asked to be messaged, for what and when. A person who enquired may be sent a reply and a visit reminder, and a promotion needs separate agreement. Take advice on the data protection rules.
A business profile and a named reply person
Use the WhatsApp Business app or API with the facility name, address, hours and a catalogue of unit sizes. Say who answers and when. A reply from a person with a name is believed.
Message templates for service and promotion
Keep service messages, like a visit confirmation or a rent reminder, apart from offers. Check WhatsApp's current business policy and pricing for which messages need approval and whether they carry a cost.
A visible opt-out
Tell people how to stop messages and honour it the same day. A tenant who cannot stop reminders blocks the number, and the block can lower how your messages are delivered.
A human reply path
Every automated message should lead to a person. Set out-of-hours text that says when you will reply, and make sure someone does. A bot that cannot answer a damp complaint loses a tenant.
No tenants' details in group chats
Do not post names, unit numbers or dues in any group. Keep payment and access messages one-to-one, and delete screenshots of ID documents that tenants send once they are filed properly.

Who it is for

This is written for these self-storage and storage facilities.

  • Household self-storage units near apartment clusters
  • Business storage for online sellers and traders
  • Document and records storage
  • Warehouse-style storage let by the pallet or the bay
  • Student and PG storage near colleges and hostels
  • Furniture and relocation storage tied to packers and movers
  • Operators running several branches across a city
  • Landowners and building owners converting space into units

Not for

It is not the right fit if.

  • Staff use personal phones and no business number exists, so the history would leave with each person.
  • Tenants have not agreed to receive messages from the facility, so a broadcast would be unwelcome.

How it works

How the whatsapp marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

Save the first reply for the late-night message

A reply in the languages your tenants write in asks what is being stored and when, names the unit sizes that might fit and sends the address pin, so the message that arrives at night is answered first.

  2. 2

Put the unit catalogue on the business profile

Each unit size goes in with a photograph and a line on what fits inside, so a person clearing a flat can browse before asking and your desk stops retyping the same answer.

  3. 3

Confirm the visit and list the move-in documents

A template confirms the visit, repeats the address and lists the papers a tenant brings on the day, and the same words go out whichever staff member sends it.

  4. 4

Keep a record of who agreed to what

Each number is noted with the messages the person asked for and when, so a rent reminder to a tenant is never mixed with an offer sent to someone who only enquired.

  5. 5

Count visits and move-ins that began on WhatsApp

Conversations started, visits booked and move-ins are read against the baseline recorded first, so you can see how many units were filled from the chat and not by the phone.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Business app or the business API?
A WhatsApp Business app on a phone is enough for a single branch with one or two people answering. A business API suits several branches or automated replies. Check WhatsApp's current business policy and pricing before choosing.
Can we use WhatsApp groups for tenants?
Not for a general group, since numbers are shared and messages are unmanaged. Use one-to-one chats and a broadcast list of people who agreed. A group about a notice or a closure is the exception, and tenants must be told.
Can staff use their personal numbers?
They should not. Use the business number so records stay with the facility, and name the person who replies. A personal chat is a risk when the staff member leaves.
Is the catalogue feature useful?
Yes. List unit sizes with a photograph and a short description of what fits, and update it when sizes change. A prospect can browse before asking, and it saves your desk typing the same reply.
What if tenants message in Kannada or Hindi, or send a payment screenshot?
Keep the saved first reply in the languages your tenants write in, and let one person who reads them own the chat. A payment screenshot is not a receipt. Match it to the bank entry, note the unit against it, and reply from the business number so the record stays with the facility.
Can the same number send rent reminders and offers on unit sizes?
Keep them apart. A rent reminder goes to a tenant about their own unit, and an offer needs the person to have agreed to hear about offers. Mixing the two is how a tenant ends up blocking the number that carries their due-date notice.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
