Facility management companies · Account based marketing

Target the ten campuses you actually want, not every inbox in the city.

Account-based marketing for a facility management company means naming the corporate campuses, malls or hospitals you want as clients, then building outreach for their admin heads. GullySales runs this as a named-account programme tied to your sales team's actual pipeline, not broad advertising.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

Realistic editorial illustration of facility management companies at work in India

What account based marketing means

Account based marketing is picking a short list of specific companies you want as customers. It runs marketing aimed only at the people who decide there, instead of a broad campaign for anyone. GullySales builds this list after the first conversation and writes content aimed at each named account rather than a general offer.

For facility management companies

Where it usually goes wrong, and what we would do.

  • “The buyer is a named person, not a market”

A facilities manager or admin head at a specific campus is the actual decision-maker, so outreach works better addressed to that person's real concerns than to a general audience.

  • “Reference sites decide which accounts are winnable”

A campus similar in size and type to a site you already service is a realistic near-term target. A much larger, unfamiliar segment needs a reference you do not yet have.

  • “Renewal cycles are known in advance”

Most FM contracts run one to three years, so a target account's renewal date can be noted and approached before the tender is even floated.

What we do

What we deliver for facility management companies.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A shortlist of named target accounts

We build the list from sites similar in size and type to ones you already service, ranked by realistic winnability and renewal date.

Result: Your team pitches accounts it can actually win instead of every campus in the city.

  2. A one-page brief per target account

The facility manager or admin head named where known, the current vendor if known, and the reference of yours closest to that site.

Result: Whoever calls on the account knows what to say before they pick up the phone.

  3. Outreach sequence for admin heads

Email and LinkedIn messages timed to a known renewal window, written around the site type rather than a general pitch.

Result: An admin head hears from you before the tender is floated, not after it closes.

  4. Renewal date tracker for target accounts

A shared record of when each target account's current contract is due, built from public tender history and your team's own intelligence.

Result: Outreach starts well before a renewal instead of after the tender appears.

  5. An account fit checklist

A short set of questions on reference fit, staffing capacity and location that decides whether an account belongs on the target list.

Result: The list stays realistic instead of growing to include every large campus nearby.

How the result is measured

  • Accounts engaged
  • Meetings secured per account
  • Accounts converted to customers

Recorded as a baseline before work starts, so every later report has an honest comparison.

Account fit checklist

Run each campus past this checklist before you add it to the target list.

A target list of ten campuses works only if you can win and staff each one. Score every name on these six points and drop the ones that fail more than one.

Site type and headcount
Check that the campus matches a site you already run, so you can show a reference of the same kind and size. A first-time pitch for a very different site starts with no proof.
Present contract end
Find out when the current housekeeping, security or maintenance contract ends, from the admin head or a tender notice. Pitching a year before renewal wastes the sequence.
Who buys
Note whether the admin head, procurement or a corporate real estate team decides, and whether a head office in another city signs. Write to the person who signs, not only the person on site.
Vendor form readiness
Keep ready your labour licences, PF and ESI registrations and insurance papers in the format a vendor registration form asks for. A missing document can end an evaluation early.
Manpower in that city
Confirm you have supervisors and trained staff you can deploy in that city before pitching. Naming a campus you cannot mobilise for does more harm than not pitching.
Callable reference
Have a client at a similar site who has agreed to take a call from the prospect's procurement team. Without it the shortlist stage is hard to pass.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

The numbers this work is meant to move, such as enquiries, quotations, orders, visits or renewals, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is a reply, a follow-up, a page, a listing or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the account based marketing work runs

  1. 1

    Understand the target market

We agree what a good account looks like: size, sector, buying pattern, and how many you can realistically work at once.

  2. 2

    Audit the current pipeline

We check which target accounts your sales team already has a foot in, so effort is not duplicated on a relationship that exists.

  3. 3

    Build and score the list

Named accounts are ranked by fit and signal, and the first batch is agreed with sales before any outreach begins.

  4. 4

    Research and create

Each account gets its own research brief and a short piece of content built around its situation.

  5. 5

    Run coordinated outreach

Marketing and sales contact the account in a planned sequence rather than separately and at random.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

How many accounts should we target at once?
Ten to twenty realistic accounts, matched to sites you can reference, work better than a long list contacted once and forgotten.
Does this replace responding to open tenders?
No, it works alongside tender response, aiming to get you shortlisted before a formal RFP stage even begins.
What if the campus already has a long-standing vendor?
Do not attack the incumbent. Ask to be placed on the approved vendor list, note the renewal date and offer yourself for a smaller scope, such as one block or one service. Many contracts are split, and a small scope done well is the way in.
Should we write to the facility head or to procurement?
Write to both, with different messages. The facility or admin head cares about service on site and who answers a call at night. Procurement cares about compliance papers, references and rate structure. Send each only what they decide on.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
