Serviced office rental · Website

Build a site where a company finds its floor, its rate and a way to book a visit.

A website for a serviced office operator is the place where a company checks the floor, the inclusions and the terms before it visits. It has to work for the administrator on a phone and the finance contact reading terms on a laptop. GullySales plans the pages, the floor sheets and the enquiry route.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What website means

A website is the page a customer lands on after searching, clicking an advert or scanning a code, and it decides whether they call or leave. GullySales builds and maintains sites that load quickly, explain the offer plainly and make the enquiry form or phone number easy to find.

For serviced office rental

Where it usually goes wrong, and what we would do.

  • “The buyer wants the floor, not the philosophy”

A home page full of words about community and workspace culture leaves a founder searching for seats and rates. Lead with the floors, the areas and what the rate includes, and keep the story short.

  • “A phone visit decides more than a desktop one”

The administrator reads the page on a phone between meetings. Floor plans that do not open on a small screen, or an enquiry form with long fields to fill, lose that visit. Test every page on a phone before launch.

  • “Terms hidden in a PDF are not read”

Notice period, deposit and what is billed extra sit in a download nobody opens. State the key terms on the page in plain words, with the full document linked for finance.

  • “One enquiry route beats five”

A page with five different buttons splits attention. One main action, to request the floor sheet or book a visit, gets answered by one named person on your team.

What we do

What we deliver for serviced office rental.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A page plan

Home, one page per floor or office type, area pages, company-type pages, a terms page, a broker page and a contact page.

Result: Every question a buyer asks has a page.

  2. Floor and office pages

Each with seats, size, inclusions, plan, photographs and a link to download the specification sheet.

Result: A company reads what it needs without calling.

  3. A plain terms page

Notice, deposit, billing, inclusions and extras in ordinary words, with the agreement referred to for detail.

Result: Finance finds the terms before the first call.

  4. An enquiry form and visit booking

A short form for seats, start date, area and phone, with a clear confirmation and who will call.

Result: The enquiry reaches the desk with enough detail to reply.

  5. A broker page

A page for commercial brokers with inventory, terms you will consider and a contact for visits.

Result: Brokers have a place to send their clients.

  6. A phone and speed check

Pages tested on common phones and a review of load time and image size.

Result: The site is usable where the administrator reads it.

How the result is measured

  • Page load time
  • Bounce rate
  • Enquiries from the website

How it works

How the website work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Confirm structure and content

We agree the site's pages and content needs before design begins, drawing on website strategy where it exists.

  2. 2

    Design the site

Every page is designed against your brand identity and checked for how it should convert a visitor.

  3. 3

    Build and test

The site is developed and tested across devices and browsers before anything goes live.

  4. 4

    Load real content

Actual copy, images and information about your business replace placeholder content before launch.

  5. 5

    Launch and hand over access

The site goes live with domain, hosting and content management access clearly handed to you.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

How many pages does the site need?
As many as there are floors, areas and buyer types you serve, each with its own purpose. A small operator can start with a few and add as inventory changes.
Should we show photographs of tenants?
Only with their written agreement. Photographs of empty or staged floors work well, and a tenant's logo or staff needs permission recorded before it appears.
Can you move our existing site?
We can rebuild the content and structure on a new site or improve the one you have. We work out the better route after reviewing what exists today.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
