PropTech startups · WhatsApp marketing

Meet brokers and tenants in the app where the property trade already talks.

WhatsApp marketing for a PropTech startup is the use of WhatsApp Business to reach brokers, landlords and home seekers with listings, reminders and replies. GullySales works on the opt-in, the message templates and the hand-off to a person.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What WhatsApp marketing means

WhatsApp marketing is sending updates, offers and reminders to customers on the app most Indian buyers already check daily. GullySales sets up business WhatsApp, writes the message templates and keeps the list consented and current.

For PropTech startups

Where it usually goes wrong, and what we would do.

  • “Property is already traded in groups”

Brokers circulate flats across dozens of groups. A startup that asks them to leave this habit loses; one that gives them a prompt inside the group, such as a form link for a new listing, fits the habit instead of fighting it.

  • “A listing sent as text is not a verified listing”

A photograph and a rent in a message look like every other forward. Sending the listing with a link to its verification page, and the date it was last checked, shows the buyer what is different about yours.

  • “Reminders cut the missed visit”

Confirmation on booking, a reminder with the address and a landmark, and a rebooking offer after a miss all run well on WhatsApp. People read these where they would ignore an email or an app notification.

  • “Broadcasts without consent burn the number”

Adding strangers to a list and sending offers gets the number reported. Ask for consent at sign-up, send only what was asked for, give a way to stop and check the platform's current rules before each new use.

What we do

What we deliver for PropTech startups.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A WhatsApp Business setup

Profile, catalogue of listings or services, greeting and away message, and a plain handover to a person.

Result: A business account that greets, answers and hands over.

  2. Opt-in capture

A consent line on forms, listing pages and site-visit bookings, stored with the number.

Result: Every number on the list has a recorded consent.

  3. A template set

Approved templates for site-visit confirmation, reminders, new matching listing and broker re-engagement.

Result: A set of templates approved for sending.

  4. A broker group playbook

Rules for running a broker group: listing prompts, what is posted, what is moderated.

Result: A written playbook the group's admin follows.

  5. A reply desk rota

Who answers which numbers and in which languages, with a rule for after-hours messages.

Result: A named person for each number and language.

  6. A response record

The time between a message arriving and a reply, and what each chat became, kept in the CRM.

Result: A log of replies and outcomes per chat.

How the result is measured

  • Messages delivered
  • Reply rate
  • Enquiries from WhatsApp

Recorded as a baseline before work starts, so every later report has an honest comparison.

What to capture or send

The WhatsApp messages a PropTech startup sends, and what to note after each.

Listing confirmation request to a broker
Ask if the listing is still available, with a link to confirm in a tap. Note the date of the reply so stale stock can be taken down.
Visit reminder to a tenant
Send the address, landmark and contact name before the slot. Record whether the tenant replied, so the executive can ring those who did not.
Invitation link to a broker community
Send a link and let the broker join, never add them. Note who joined, since a group built on consent is the one that stays read.
Quick answer for a landlord's first question
Approved replies on the fee, the tenant check and the keys. Record which reply the landlord asked about so the list stays honest.
Demo booking message to a developer
Offer two slots and ask which project they want shown. Record the project so the demo starts from it.
Template in the sender's language
Keep approved wording in the languages your brokers use, such as Hindi, Kannada or Tamil, and reply in the language the person wrote in.

Who it is for

This is written for these PropTech startups.

  • Property listing and discovery platform startups
  • Rental and co-living platform startups
  • Property management software startups for landlords and housing societies
  • Developer CRM and sales automation startups
  • Construction-tech and project management startups for builders
  • Home loan and property documentation startups
  • Virtual tour, 3D and drone survey startups
  • Fractional and co-investment property platform startups under a regulated structure

Not for

It is not the right fit if.

  • You plan to add brokers to groups without asking, and the number would risk a block.
  • The team has no process for answering outside office hours, so a published number would collect unanswered messages.
  • You expect WhatsApp to carry documents, agreements or ID copies from tenants and landlords.

How it works

How the whatsapp marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

Read the chats you already have

We read how customers write to you, which questions repeat and where a chat goes quiet. The repeated questions decide what gets automated first.

  2. 2

Sort the list and the permission

Contacts who asked to hear from you are separated from numbers that only sit in a phone book. We agree the wording new contacts will see before they say yes.

  3. 3

Choose the app or the API

One phone and a small team can stay on the ordinary app. Several people on one number, templates or a CRM link need the API through a provider, which is its own piece of setup work.

  4. 4

Write the replies and the plan

The greeting, away message, saved replies and handover rule are written in your words and approved by you. The message plan and its templates follow.

  5. 5

    Connect the record and test

Each link carries its source line and each chat lands in the CRM. We test on real phones, including a customer who asks for a person.

  6. 6

    Read the unanswered questions

A question the first reply could not answer becomes a new saved reply or a fixed handover. Stop requests are watched too, with the number's quality rating where the API is used, since both show a message plan that has gone too far.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Do we need the WhatsApp Business API?
For small volumes the Business app is enough. For reminders at scale and several agents on one number, the API through a provider is the usual route. We start with the volume you actually have.
Can we add brokers to a group ourselves?
Ask first. Send an invitation link and let them join, so that they have chosen to be there. A group built by adding people gets the group muted or reported.
What do we do about language?
Reply in the language the person wrote in. Keep templates in the languages of your launch locality and have a person who can read them on the desk.
Can we message a home seeker who left a number on a listing?
Yes, about that listing and its visit, because they asked. Moving them onto vacancy broadcasts needs their agreement. Property enquiries are sensitive, so record the permission, give a plain opt-out, and check the platform's current rules on business messaging.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
