Interior design firms · Apartment advertising
Work the towers where possession happened this year.
Apartment advertising for a design firm is media inside residential communities: the notice board, the lift panel, a weekend morning at the clubhouse. The towers worth buying are the ones handed over recently, where whole floors are being measured at once. GullySales takes the association's written permission first and codes each community separately.
Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What apartment advertising means
Apartment advertising is media and activity inside residential communities: the notice board, the lift panel, a Sunday stall. GullySales gets the association's written permission first, because anything put up without it comes down.

For interior design firms
Where it usually goes wrong, and what we would do.
“The possession year decides the list”
A tower that received its occupancy certificate months ago has forty flats being measured at the same time. A society that filled up a decade back is a renovation market, which is a slower and different pitch.
“A flat you have finished in that block is your best line”
Neighbours ask to see it, and the security staff remember your carpenter. One completed 3BHK inside the tower does more on a notice board than a portfolio of villas.
“The society's fit-out rules belong in the quote”
Work timings, the service lift slot, the debris charge and the refundable deposit differ from one association to the next, and they change what a kitchen costs to install. Collect them with the permission.
“The clubhouse enquiry is about one room”
Residents ask what a kitchen or a TV unit costs, not what a whole home costs. Carry a rate band per room, because a turnkey figure ends the conversation.
What we do
What we deliver for interior design firms.
Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.
Community list built on handover dates
Towers and layouts near you that received possession recently, with the number of flats and which blocks are still fitting out.
Result: You advertise where people are measuring right now.
Permission and fit-out rules collected together
The secretary or facility manager agreeing the format and the period, and handing over the society's work timings, deposits and lift rules at the same meeting.
Result: You quote with the society's restrictions already priced in.
Panel artwork pointing at a flat in that block
A code on the panel opening photographs of a finished flat in the same tower or the same layout, instead of a general portfolio page.
Result: A neighbour sees the exact layout they live in, finished.
A clubhouse morning with a rate band per room
One weekend slot with a designer present, a written range for a kitchen, a wardrobe and a TV unit, and measurements taken where residents ask.
Result: You leave with briefs instead of handed-out cards.
One code per society
A number or code used inside those gates and nowhere else, so an enquiry can be traced to the tower and the block it came from.
Result: You know which handover is worth the next campaign.
Dated photographs and a removal date
A picture with the date from each board as the campaign starts, and the media taken down or renewed the week the permission ends.
Result: Nothing of yours is left curling on a notice board.
How the result is measured
- Communities covered
- Permissions in writing
- Enquiries quoting the community code
Recorded as a baseline before work starts, so every later report has an honest comparison.
How it is bought, and approved
A design firm should know which list to join, which fit-out rules apply and whose flat can be named before a panel is printed.
- Committee and builder's office
- In newer towers both may need to agree, the committee for the board and the builder's office for fit-out access. Ask who signs for each and keep both approvals together.
- The empanelled contractor list
- Many societies keep a list of approved fit-out contractors. Ask how a firm applies, what papers it needs and whether being listed is separate from the advertising slot.
- Fit-out rules that go into the quote
- Ask for the working hours, debris removal, floor protection and deposit the society requires. Put those costs in the quote, because an owner will compare it with others.
- Consent before naming a finished flat
- If the panel points to a flat you finished in that block, get that owner's written consent first. Do not print the flat number or photographs without it.
- Proof, and a removal date
- Take a dated photograph on the day the panel goes up and agree the date it comes down, so no faded panel is left bearing the firm's name.

Not for
It is not the right fit if.
- You have not finished a flat in the tower, so a society's residents would have no example of your work to see.
- You cannot take another project on while current sites run, so enquiries from a new tower would wait with nobody to visit.
How it works
How the apartment advertising work runs
The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.
- 1
Draw the ring
We agree how far a resident will realistically come to you. For a salon that is two or three societies. For a diagnostic centre it is the whole main road.
- 2
Shortlist and verify the societies
Which are self-managed and which are under a facility company, who the gatekeeper is, which trades they allow, and what they charge on their own account.
- 3
Get permission and quote properly
Permission letters are collected first. Only then do you see a rate, and it includes the society fee rather than surprising you with it later.
- 4
Print, install and audit
Artwork goes to each format's exact size, installation is scheduled with the facility manager, and every lobby is photographed with a date.
- 5
Run the activity
The clubhouse weekend is booked inside the display month, when your name is already on the wall of the lift they came down in.
- 6
Read it society by society
Calls and walk-ins are counted per code and the list is cut. A few societies carry a campaign and the rest carry nothing, and the numbers show which.
Proof
What happened when owners fixed this.
Real clients, the work we did, and the result as it was recorded. Where no number was recorded, none is claimed.

- Six project pages
- Result
- Six real projects published, each with its own detailed case-study page

Where this fits
Three pieces of sales work, in this order.
This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

Step 3
Sales management
