Apartment advertising · Marketing

You paid for forty lift panels and nobody counted how many went up.

Our BTL advertising page covers every kind of controlled site, from malls to IT parks. This page is about one of them, because apartment societies are bought differently from all the others and shorted more often than any of them.

In one paragraph

Apartment advertising buys media inside residential societies: lift panels, notice boards, the gate arch, a lobby standee and a weekend stall in the clubhouse. It is sold by the society by the month. GullySales picks societies by who lives in them, gets the permission in writing, and counts every panel installed.

You are not buying a building. You are buying a month of panels inside it, with the association's written permission underneath, and the value depends entirely on who lives there. A society of tenants is a poor buy for a modular kitchen and a good one for a tiffin service.

Then there is the counting. Forty panels across four towers is a number on an invoice until somebody walks every lobby with a camera. This is the most quietly under-delivered format an owner can buy.

The problem

Does this sound like your business?

What owners tell us on the first call, in their words.

  • The vendor said he has two hundred societies

He has a working relationship with a handful of facility managers and an intention to ask the rest. Ask which societies are confirmed today, with a permission letter, and the list gets short.

  • Half the panels were never installed

Towers get missed, service lifts get used instead of passenger lifts, and one block is under renovation. Nobody photographs the lobbies, so the shortfall is discovered never.

  • We advertised to the wrong residents

A society full of rented flats will not buy a false ceiling, and a society of retired couples is a poor place for a play school. Owner and tenant mix decides more than the number of flats does.

  • The association asked for a fee we had not budgeted

Many societies charge their own amount into the association account, on top of the vendor's rate, and some refuse your category outright. Both facts arrive after the artwork is printed.

What we do

Everything that is included.

Each deliverable, and what it gets you. Nothing here is an extra.

  1. Society shortlist by who lives there

Societies inside your catchment, sorted by whether residents are owners or tenants and by the kind of flat your buyer lives in. The gate you drive past daily is not automatically the right one.

  2. Permission in writing before printing

A letter from the association secretary, or from the facility management company where one runs the estate, naming the format, the duration and any fee payable to the society.

  3. Format chosen per society

A lift panel is read standing still, so it takes more words than a hoarding. A gate arch is read from a car. A notice board needs the secretary's stamp and is ignored without it.

  4. The panel count, written down

Towers, passenger lifts and boards listed before booking, so the quantity on the invoice is a number you can check rather than a claim.

  5. Installation audit with dated photographs

Every lobby walked in the first week and again mid-cycle. Missing panels are replaced or taken off the bill while the month is still running.

  6. A weekend in the clubhouse

A stall, a demonstration or a health check on a Saturday, where residents actually speak to you. The panel makes your name familiar; the stall is what collects a phone number.

  7. A code for each society

A separate number, discount code or QR per society, so the societies worth renewing are known instead of guessed.

  8. Removal and renewal

Panels taken down when the month ends, because a faded old flex in a lobby is worse than nothing, and a renewal decision made on the society's own numbers.

How the result is measured

  • Societies live against societies booked
  • Panels installed against panels paid for, with dated photographs
  • Calls to each society's code
  • Walk-ins and appointments from each society
  • Sign-ups collected at the clubhouse activity
  • Rate per society per month against the first quote

Recorded as a baseline before work starts, then reported every month against it.

Who it is for

This is written for you if these sound familiar.

  • Clinics, salons, gyms and tuition centres within a ten minute drive of the gate
  • Interior, modular kitchen and furnishing firms working the societies around a newly handed-over project
  • Builders selling a second project to families already living in the first one
  • Home services, pest control, cleaning and appliance repair businesses that need to be the familiar name on the board
  • Food, tiffin and pet service businesses where a resident decides in thirty seconds while waiting for the lift

Not for

It is not the right fit if.

  • A business selling to other businesses, where a residential lobby reaches nobody who can sign an order
  • Anyone more than a short drive away, because a resident who has to cross the city will not
  • Owners who need the campaign live next week, since a self-managed society decides in a committee meeting that may be a month away

How it works

From your first message to the first monthly report.

No open-ended retainer. Each step has a point in time and something you receive.

  1. 01 · Day 1

    Free audit call

45 minutes with whoever handles your enquiries: how they arrive, how fast they are answered, where they are lost.

  2. 02 · Within a few working days

    Written, scored report

Six areas scored, fixes ranked by return and cost. If you want our help, the scope and fee come with it, in writing.

  3. 03 · Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later month has an honest comparison.

  4. 04 · Month 1

    The first fix goes live

Usually the cheapest one on the report: reply time, a follow-up sequence or the marketing-to-sales handover.

  5. 05 · Every month

    Report against the baseline

What moved, what did not, and what changes next, in plain words.

  6. 06 · Month 3 to 6

    Renew on the numbers

The term ends and you decide whether to continue from the results. No twelve-month lock.

How the apartment advertising work runs

  1. 1

    Draw the ring

We agree how far a resident will realistically come to you. For a salon that is two or three societies. For a diagnostic centre it is the whole main road.

  2. 2

    Shortlist and verify the societies

Which are self-managed and which are under a facility company, who the gatekeeper is, what categories they allow, and what they charge on their own account.

  3. 3

    Get permission and quote properly

Permission letters are collected first. Only then do you see a rate, and it includes the society fee rather than surprising you with it later.

  4. 4

    Print, install and audit

Artwork goes to each format's exact size, installation is scheduled with the facility manager, and every lobby is photographed with a date.

  5. 5

    Run the activity

The clubhouse weekend is booked inside the display month, when your name is already on the wall of the lift they came down in.

  6. 6

    Read it society by society

Calls and walk-ins are counted per code and the list is cut. Two societies usually carry a campaign and four carry nothing.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every monthly report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No lock-in, no guarantees we cannot keep

Three to six months at a time. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Who gives permission for an advertisement inside a society?
The residents' welfare association, usually through its secretary, or the facility management company where the builder or the owners have appointed one. Get it in writing, naming the format and the dates. A watchman's nod is not permission and the panel comes down the day a resident objects.
Can you get us into a society that refuses advertising?
No, and be wary of anyone who says otherwise. Some associations have decided their lobbies stay clean, and some bar particular categories. Where a society refuses media, the cultural committee may still sell a sponsorship at the Ganesha or Diwali event, which is a different conversation.
How long should a society run for?
A month is the usual unit and one month is rarely enough. A resident passes the panel twice a day and stops seeing it in week three, so two or three months in fewer societies beats one month across many.
Can we put a pamphlet under every door?
Most societies say no and the ones that allow it charge for it. Door drops are also the format residents complain about most, which is a poor start with a neighbour you want as a customer. A notice board entry does the same job without the ill will.
How do we know whether it worked?
Through the code on the panel and the walk-ins from that pin code, read before, during and after the month. Nobody can tell you how many residents saw it. Anyone quoting you a number of people reached inside a gated society has counted flats and multiplied.
Do you own or hold these societies?
No. We plan the campaign and coordinate the booking with the society, the facility company or the media vendor who works with them. There is no inventory of ours, and no society is guaranteed until its permission letter exists.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped in the free audit and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
Three to six months at a time. There is no twelve-month lock, and renewal is decided on the numbers against the baseline recorded at the start.
Who will actually do the work?
The person you meet on the audit call. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
For the audit, last month's enquiries in any format and 45 minutes with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM, and time for the monthly review.
