Gated community developers · Lead generation

Find the families who are choosing a neighbourhood, not only the ones shopping flats.

Lead generation for a gated community developer is the work of bringing in families who want to live inside a walled, amenity-rich project and will come to see it. GullySales works on the sources, the enquiry form and the site-visit step, so the sales desk speaks to buyers who fit the project.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What lead generation means

Lead generation is the combined work of every channel that brings in a new enquiry, whether from search, adverts, referrals or a stall at an exhibition. GullySales runs these channels together and reports the number of enquiries each one produced, not the activity behind it.

For gated community developers

Where it usually goes wrong, and what we would do.

  • “A flat enquiry and a community enquiry are different people”

A buyer who asks only for a price per square foot is comparing cheap flats. A family that asks about the clubhouse, the park and the school bus is comparing neighbourhoods. The enquiry form should draw out which of the two is writing.

  • “Portal volume hides how few enquirers can visit”

A property portal sends a flood of calls from people who live across the city and will never make the drive. A phase on the outer ring road needs enquirers who accept the commute, so the source that fits is not always the loudest one.

  • “Employer housing desks and relocation agents are an overlooked door”

Families moving for a job ask the company or a relocation agent where to live, and those two names reach them before any advertisement does. A gated community with a clear note for such desks gets the first visit booked.

  • “The lead is lost between the call and the gate”

An enquirer is told to come on Saturday, nobody confirms, and the family drives to a locked sales office. Each step between the first call and the walk through the model home is a place where the family drops away.

What we do

What we deliver for gated community developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Enquiry sources listed by phase

Every place an enquiry comes from, such as portals, channel partners, ads, walk-ins and resident referrals, entered against the phase it asked about.

Result: You can read which source brought a visit for each phase.

  2. An enquiry form that asks what a family needs

Fields for family size, the move-in window, the school age of the children and the amenities that matter, kept short enough to finish on a phone.

Result: The sales desk opens the call knowing what the family wants.

  3. A visit booking step with confirmation

A booked slot, a message with the route to the sales office and a reminder on the day, so the family arrives to find someone expecting them.

Result: Booked visits and visits kept sit side by side in the record.

  4. A note for employer desks and relocation agents

A one-page description of the community, its phases, the commute and the schools, written for the person advising a family on moving.

Result: A relocation adviser has something accurate to hand to a family.

  5. Channel partner brief

The facts a broker may state about each phase, with a request to quote the community page and not an old brochure.

Result: Brokers repeat what the website says.

How the result is measured

  • Enquiries generated
  • Cost per enquiry
  • Enquiries by source

Recorded as a baseline before work starts, so every later report has an honest comparison.

Who it is for

This is written for these gated community developers.

  • Developers of large apartment communities with a clubhouse and shared facilities
  • Developers of gated villa and row-house communities
  • Developers of mixed apartment and villa communities within one wall
  • Developers of plotted gated layouts with a community hall and parks
  • Developers of integrated communities with a school or retail block inside
  • Developers of gated communities in tier-two cities
  • Developers of leisure and second-home gated communities
  • Developers handling the later phases of a project that already has residents

How it works

How the lead generation work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your capacity

We agree how many enquiries your sales team can actually handle well, so the system is not built to overwhelm it.

  2. 2

    Audit current sources

We check what already brings in enquiries today, even informally, before adding anything new.

  3. 3

    Strategise the channel mix

Content, search and paid channels are chosen based on where your buyers already look.

  4. 4

    Implement capture and follow-up

Pages, forms and a follow-up process are built and connected end to end.

  5. 5

    Measure and optimise

We track enquiry volume and quality and adjust the channel mix to match.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Which source should a gated community rely on first?
Start with the one that brings families who visit, not the one that brings the most calls. Your own record of enquiries and visits by source shows which that is, and GullySales sets that record up so you can read it.
Do we pay for every enquiry from a portal?
Check the terms of each portal before you commit. What matters for the project is how many of those enquirers reach the gate, and that figure comes from your own visit record.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
