Gated community developers · Social media

Post what life inside the gate looks like on a Tuesday, not only on launch day.

Social media marketing for a gated community developer is the work of showing families what living inside the project is like, week after week, on Instagram, YouTube, Facebook and WhatsApp. GullySales works on the plan, the shoot list and the permissions, so the posts show real progress and real community.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What social media means

Social media is the ongoing posting your business does on platforms such as Instagram, Facebook and LinkedIn to stay visible to customers and prospects between purchases. GullySales plans a posting calendar, writes captions and designs the images so the page looks active and answers what a visitor would ask.

For gated community developers

Where it usually goes wrong, and what we would do.

  • “A launch film does not answer a family's questions”

The drone shot of the tower is pleasant, but a mother wants to know where the children cycle and whether the park is fenced. Short films of the actual spaces, shot in daylight, answer that.

  • “Progress photographs build more trust than renders”

A render shows what you hope to build. A dated photograph of the clubhouse slab shows what is built. Buyers in the first phase watch these posts to decide whether the later promises are safe.

  • “Residents appear in the frame and need to agree”

An event photograph shows children, couples and elders. Each person who can be recognised should have agreed, and a parent decides for a child. A habit of asking first protects the community and the brand.

  • “Different platforms reach different family members”

The young couple scrolls Instagram while the parents look at YouTube and the family group on WhatsApp. One film cut three ways reaches the person who will sit in the car on the Saturday visit.

What we do

What we deliver for gated community developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A shoot list for the amenities

The list of spaces to film, such as the clubhouse, the park, the gate and a model home, with the best time of day for each.

Result: The team knows what to capture when it visits the site.

  2. A progress photograph series

Dated photographs of the same viewpoints as the work moves, posted with a plain line on what is done and what is next.

Result: Followers can see how far the build has come.

  3. A consent routine for resident content

A short form for residents and parents agreeing to photographs and films, kept on record with the sales office.

Result: Each resident shown has agreed in writing.

  4. A content plan across platforms

A plan for what goes on Instagram, YouTube, Facebook and the broadcast list, with one film adapted to each.

Result: Each platform carries content that fits it.

  5. A response routine for comments and messages

Who answers a question about price, possession or maintenance, and how the answer is given in public and in private.

Result: No comment about the project waits without an owner.

How the result is measured

  • Posts published
  • Engagement rate
  • Enquiries from social profiles

Recorded as a baseline before work starts, so every later report has an honest comparison.

Who it is for

This is written for these gated community developers.

  • Developers of large apartment communities with a clubhouse and shared facilities
  • Developers of gated villa and row-house communities
  • Developers of mixed apartment and villa communities within one wall
  • Developers of plotted gated layouts with a community hall and parks

  • Developers of gated communities in tier-two cities
  • Developers of leisure and second-home gated communities
  • Developers handling the later phases of a project that already has residents

How it works

How the social media work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your audience and platforms

We identify which platforms your specific buyers actually use and what kind of content they respond to.

  2. 2

    Audit current presence

We review existing pages, past content performance and any gaps in consistency.

  3. 3

    Build the content calendar

A plan is created, balancing genuine value with occasional direct offers.

  4. 4

    Implement and post

Content is created and published consistently on the agreed schedule.

  5. 5

    Measure and optimise

We track enquiries alongside engagement and adjust the content mix based on what actually performs.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Should we use paid promotion or post for free?
Both have a place, and the right mix depends on your budget and phases. Check the platform's current rules on property advertising, and ask your own legal adviser how advertising rules apply in your state.
How do we handle a resident who posts a complaint in a group?
Reply in the group with facts, offer to take the detail offline and then follow up with the maintenance team. A visible answer reassures a buyer who is reading the thread.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
