Luxury property developers · Digital marketing

Digital work for a luxury project should serve introductions, not replace them.

Digital marketing for a luxury developer means the site, search, a few ads and the records that support personal selling. GullySales plans these so that each supports the private conversations that close a sale.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What digital marketing means

Digital marketing is the combined work of search, social media, advertising and website channels running together rather than as separate projects with separate people. GullySales runs these as one connected system so a change in one channel, such as a new offer, is reflected everywhere at once.

For luxury property developers

Where it usually goes wrong, and what we would do.

  • “Digital is the second look, not the first”

A household hears of the project from a person, then checks the site on a phone. The site, search results and profile must confirm what the introducer said.

  • “Spending more rarely helps this buyer”

The pool of true buyers is small. Extra budget on broad reach brings enquiries from people nowhere near the price and spends your senior team's time.

  • “Channels need one voice”

A site with a quiet tone, a social feed with offers and a portal listing with a discount tell three stories. A buyer compares them and trusts none.

  • “Measurement should follow households, not clicks”

A click means little here. The useful questions are which route led to a viewing and which to an offer, and the data must come from your own records.

What we do

What we deliver for luxury property developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A digital plan in plain words

A short plan that names each channel, its job and the person responsible.

Result: Each channel has one stated job.

  2. Consistency review

A check of site, social, portal and print for one tone and one set of facts.

Result: A list shows each mismatch and its correction.

  3. Narrow paid search and social test

A small paid test aimed at named localities and supplied lists, pointing to the private page.

Result: The test records who enquired and from where.

  4. Source tracking set-up

Links and fields that record how each household arrived, joined to the CRM.

Result: You can name the route of each viewing.

  5. A reading of results with your team

A conversation where the figures are read against viewings and offers.

Result: The team leaves with decisions on what to stop and what to keep.

How the result is measured

  • Enquiries across channels
  • Cost per enquiry overall
  • Channel mix by contribution

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the digital marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand the objective

We agree the one thing this campaign needs to achieve before choosing any channel.

  2. 2

    Audit available channels

We assess which channels are realistic to run well within the budget and timeline.

  3. 3

    Strategise the central idea

One message and offer is developed that will work across every planned channel.

  4. 4

    Implement across channels

Each channel receives its own adapted version, launched on a shared timeline.

  5. 5

    Measure as one campaign

Results from every channel are combined into a single report against the original objective.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

How much should we spend online?
That depends on the project and the buyers, and we do not quote a standard figure. Start small, read what comes back, and add only where households of the right kind appear.
Do we need a mobile app?
No. A good site that loads well on a phone and a clear viewing request do the job.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
