Pre-engineered building contractors · Lead generation

Reach the owner who has a plot and a loan before three other firms have been asked.

Lead generation for a PEB contractor is the work of reaching people who are about to build a shed, warehouse or cold storage shell, while the contractor is still one of the names on the list. GullySales works on where those buyers first look, what they are asked on the first call and how each enquiry is recorded.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What lead generation means

Lead generation is the combined work of every channel that brings in a new enquiry, whether from search, adverts, referrals or a stall at an exhibition. GullySales runs these channels together and reports the number of enquiries each one produced, not the activity behind it.

For pre-engineered building contractors

Where it usually goes wrong, and what we would do.

  • “The best lead is a plot, not a click”

A new allottee in an industrial estate, a logistics operator who has signed a lease and a food processor with a sanctioned loan are all about to buy. Finding them through estate offices, consultants and bank officers beats waiting for a search.

  • “Price checks look the same as real buyers”

An enquiry asking only for a rate per square foot may come from a buyer with land and a date, or from someone collecting figures for a friend. Without a few questions at the start, both get the same effort and the real buyer waits.

  • “Each source sends a different kind of buyer”

An EPC firm sends a drawing and a deadline. An estate manager sends an owner who has not decided. A marketplace sends a request with half the facts. Treating them alike wastes the call that needed more care.

  • “A quiet lead is not a dead lead”

Land titles, bank sanctions and approvals take time, and the owner goes silent while waiting. The contractor who kept the file is the one remembered when the plot is ready to build on.

What we do

What we deliver for pre-engineered building contractors.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A map of where shed buyers come from

Estates, consultants, architects, bank loan teams and steel suppliers listed for your districts, with the person to approach at each.

Result: You know which doors to knock on before spending on ads.

  2. A requirements sheet used on every first call

Area, clear height, bay spacing, crane, roof, wind zone, location and foundation scope, asked in the same order each time.

Result: Every enquiry arrives at the quotation with the same facts attached.

  3. An enquiry log with the source on each line

One record per enquiry showing where it came from, the building type and the stage of land and funds.

Result: You can see which source sent buyers who reached a site visit.

  4. A sample layout for first-time shed buyers

A short document showing what a priced offer contains, sent to owners who are planning but have not yet asked anyone.

Result: A first-time owner has your questions in hand before the other firms call.

  5. A re-contact list for quiet enquiries

Quotes parked for land or funding, each with the date to call again and what the owner said they were waiting for.

Result: A parked enquiry is picked up by someone who knows its history.

How the result is measured

  • Enquiries generated
  • Cost per enquiry
  • Enquiries by source

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the lead generation work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your capacity

We agree how many enquiries your sales team can actually handle well, so the system is not built to overwhelm it.

  2. 2

    Audit current sources

We check what already brings in enquiries today, even informally, before adding anything new.

  3. 3

    Strategise the channel mix

Content, search and paid channels are chosen based on where your buyers already look.

  4. 4

    Implement capture and follow-up

Pages, forms and a follow-up process are built and connected end to end.

  5. 5

    Measure and optimise

We track enquiry volume and quality and adjust the channel mix to match.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Should we buy leads from a marketplace?
Marketplace enquiries can be tested, but judge them by how many reach a site visit, not by how many arrive. Send every one the requirements sheet, and the answers show which enquiries were real buyers.
Where do PEB buyers who have not asked anyone yet spend their time?
In the estate office, with the bank, with the consultant who drew the plant layout and with the steel supplier. Reaching those people puts your name in the room before the shortlist is made.
How do we know a lead is worth a site visit?
When the owner has land in hand, a clear height and a date production must begin, the visit is worth the diesel. Without those three, send the sheet and keep the record.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
