Pre-engineered building contractors · Real estate and construction

Get the call when a factory owner prices the shed, not after the plot is levelled.

An entrepreneur in a Hosur industrial area has leased a 40,000 square foot plot and a bank loan that starts charging interest as the money is drawn. The shed needs an eave height the crane will clear, and a quote in a form the bank will accept.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

In one paragraph

A pre-engineered building contractor designs, supplies and erects steel buildings such as factory sheds, warehouses and cold storage shells from standard engineered components. Marketing for one means reaching the owners, EPC firms and consultants who plan a built-up area and a delivery date. GullySales prepares the project book, the requirements sheet and a record of each enquiry and quotation.

The owner asks two PEB firms and an acquaintance who builds RCC sheds. The firm that sends a drawing, a weight of steel and a clear scope is the one that gets a visit to its plant.

PEB is bought by square foot, steel weight and the confidence that the building will stand and finish on time. Owners cannot judge a purlin or a bracing, so they judge who explained the design, who has built a building like theirs, and who picks up when the drawing is queried.

How buyers decide

How pre-engineered building contractors are chosen.

A factory owner or logistics operator describes the area, clear height, crane needs, roof type and the date production must begin. Two or three PEB contractors respond with a layout, a steel weight and a rate per square foot. The owner then compares scope, who does the foundation, who provides the cladding, how the building is insulated and how payment is staged.

Where an EPC firm, an architect or an industrial consultant manages the plant, they shortlist the PEB contractor from past projects and drawings. They look at the design capacity, the manufacturing facility, the erection crew and the contractor's record on similar spans and heights. A PEB firm that has finished sheds for similar users is invited to the next set.

After the building stands, additions are common: a mezzanine, a new bay, a crane beam. The firm that built it is the natural call, provided the owner can still find the drawings and the person who handled the job.

The problem

What usually goes wrong for pre-engineered building contractors.

What owners tell us on the first call, in their words.

  • “Every enquiry asks for a rate per square foot first”

A buyer wants a number before telling us the height, span, crane load or location. We either guess and lose credibility or ask and lose the buyer.

  • “Scope differences between PEB quotes are invisible to the buyer”

One quote includes foundation anchor bolts, roof sheeting, gutters and ridge ventilation. Another does not. The buyer sees two rates, not two scopes.

  • “Our past projects are not documented”

We have built factories and warehouses across several states, but the drawings, photographs and owner references sit across phones and old files.

  • “Quotation chase falls through”

A quotation goes out, the owner takes weeks to arrange land or funds, and nobody on our side holds the history. The order goes to a firm that kept the file.

  • “Repeat additions go to someone else”

A client who wants a mezzanine or an extension a year later does not remember who built the shed, or cannot find a number.

What we do

What we do for pre-engineered building contractors.

Everything included for pre-engineered building contractors.

  1. A project book organised by building type

Factory, warehouse, cold storage and agricultural pages, each with the span, eave height, area, steel weight, crane capacity and the dates the building was handed over, shown with the owner's permission.

  2. A requirements sheet for the first call

A short list of what you need from a buyer to price a building: area, clear height, bay spacing, crane, roof, wind zone, location and soil report, and who does the foundation.

  3. A scope comparison page

A plain page explaining what is in and out of a PEB quote: anchor bolts, sheeting, insulation, gutters, skylights and erection, so a buyer can read a competing quote correctly.

  4. A quote chase record

A single record of every quotation with the buyer, the stage of land and funds, and what was last said, so a quote that has gone quiet is picked up by a person who knows the history.

  5. A past-client list for extensions

A record of every building you have put up, with the drawings held, the owner contact and the next addition the shed could take, such as a mezzanine or a new bay.

How the result is measured

  • Enquiries by source: consultant, estate, search, IndiaMART, referral
  • Site visits against quotations sent
  • Quotations sent against orders won
  • Quotes parked for land or funding and their status
  • Extension work from past clients
  • Reply time to a new enquiry

Recorded as a baseline before work starts, so every later report has an honest comparison.

Worth a page and a campaign of their own

Priority campaigns

Campaigns for what pre-engineered building contractors most want to sell.

Each one planned around when your buyers decide, and measured against the baseline.

  • Industrial estates and new plot allottees

Outreach to entrepreneurs who have just taken a plot in an industrial area, along with industrial park managers and consultants who advise them.

  • Consultants, EPC firms and architects

A capability document with finished buildings and a visit to your plant for the firms that manage industrial projects.

  • Warehouse and cold storage developers

Pages and outreach to logistics and food businesses expanding storage, with build times left to be agreed in the contract.

  • Search ads for PEB and shed construction

Search ads and pages for PEB shed, warehouse construction and factory building, built around the districts and industrial areas you serve.

Beyond search

Where we reach buyers of pre-engineered building contractors, beyond Google.

Search matters, but it is rarely the only way this industry's buyers find a supplier.

  • Industrial estate offices and park managers

The estate office knows which allottees hold plots they have not yet built on. An introduction and a one-page sheet for the park manager reach them while the shed is still undecided.

  • Industrial consultants, EPC firms and architects

The EPC firm or consultant picks the PEB contractor from past drawings, so the capability document lists spans, heights and finished sheds, not adjectives.

  • Banks' and finance companies' industrial loan teams

A loan officer reading a borrower's plant plan may be asked who can build the shed. A profile with a clearly itemised quotation gives the officer a name and a document that is easy to read.

  • Steel and cladding suppliers

Steel and sheeting suppliers are asked which PEB firm can erect a building, and a short note for their sales team keeps your name ready.

  • Search and IndiaMART

Searches and IndiaMART listings for PEB sheds, warehouse construction and factory buildings are answered by a page that asks for area, clear height, crane load and location.

Who it is for

This is written for these pre-engineered building contractors.

  • PEB manufacturers with their own fabrication plant who also erect
  • Erection-only contractors working with supplied PEB kits
  • Design and build firms for factories and warehouses
  • Cold storage and food processing shell builders
  • Logistics park and large warehouse contractors
  • Agricultural shed, poultry and cattle building contractors
  • Showroom, school and sports hall steel building specialists
  • Rooftop extension and mezzanine contractors using light steel

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

How the work runs for pre-engineered building contractors

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

Write up the buildings you have put up

Type, span, height, area and steel weight go on record, with a mark against the owners who may be named.

  2. 2

Fix how quotes are asked for and chased

A requirements sheet for the first call and one record for every quotation.

  3. 3

Build the project book and the scope page

Documents and web pages from your sites, drawings and plant photographs.

  4. 4

    Reach consultants, estates and owners

Outreach and search listings, with each enquiry recorded against its source.

  5. 5

    Follow past clients

A list of buildings handed over, with the drawings held and the extensions each owner may need.

Proof

What happened when owners fixed this.

Real clients, the work we did, and the result as it was recorded. Where no number was recorded, none is claimed.

Where this fits

Three pieces of sales work, in this order.

GullySales builds every engagement from three pieces of sales work. This page is not one of them, but the same three steps apply to the business behind it.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions pre-engineered building contractors ask before they call.

Not here? More answers, or ask on WhatsApp.

How is PEB contractor marketing different from marketing a PEB manufacturer?
A manufacturer sells fabricated steel to dealers and contractors across regions. A PEB contractor sells a finished building to an owner on a site. The buyer, the proof and the follow-up are different, so the pages are different.
Can we put a rate per square foot on the website?
We advise against it. The rate moves with steel, span, height, crane loads and scope. A figure invites comparison with quotes that cover less.
Do you help with technical claims about design?
Your engineers write them and we keep to plain words. Design codes and loads vary by project and location, so pages describe your process and make no promise of performance for a building you have not seen.
Is IndiaMART worth it for PEB work?
It brings enquiries, many of them price checks. It is useful if every enquiry gets the requirements sheet, because the answers separate a real buyer from a price check.
What if our customers delay for funding?
Record the stage of land, loan and approvals against each quote, so whoever picks it up knows what the owner is waiting for.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and we tell you which applies to you after we have spoken. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
To start, last month's enquiries in any format and time with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
