Property consultants · Search engine optimisation

Rank for the question a buyer asks before any builder has been called.

SEO for a property consultant means appearing when a buyer searches for a comparison, a locality or a neutral opinion, not for a project name. GullySales works on the comparison pages, the locality guides and the structure that lets a search engine read them.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What search engine optimisation means

Search engine optimisation (SEO) is the work of getting your website to appear when a buyer searches Google for what you sell. GullySales builds pages around real search terms, fixes technical issues that block ranking, and tracks which searches actually bring enquiries.

For property consultants

Where it usually goes wrong, and what we would do.

  • “The search that matters is the question before the shortlist”

A family types 'resale or new launch for a first home' long before it types a developer's name. Builders own the project-name searches; the consultant can own the question that comes first.

  • “Project names are a crowded field and a poor target”

Builders, portals and brokers all publish pages for the same project. A consultant ranking for a name competes with the seller of the flat. A page about the choice between two areas has fewer rivals and a better visitor.

  • “Locality knowledge is invisible to a search engine until it is written down”

The consultant knows which road floods, which school zone moves values and which builder delays handover. None of that exists for a searcher until it sits on a page with the locality's name on it.

  • “Pages that promise returns invite trouble”

A line about appreciation or yield may read well and break the rules on advertising and on advice. Search pages for this trade work better when they describe trade-offs and leave the numbers to the buyer's adviser.

What we do

What we deliver for property consultants.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A search map built on buyer questions

A list of the questions buyers, sellers and investors ask in your cities, grouped by stage, each assigned to a page.

Result: You can see which question each page is meant to answer.

  2. Locality comparison pages

Pages that set two or more areas side by side on commute, schools, water, resale and builder record as it is public.

Result: A buyer comparing areas finds the comparison already written.

  3. A how-I-am-paid page that search can read

A plain page on your fee and any builder tie-up, titled and structured so it can appear for 'is a property consultant worth it'.

Result: The trust question has a page that answers it.

  4. On-page structure and internal links

Titles, headings, schema and links that connect locality pages, comparison pages and the consultation form.

Result: Each page leads the visitor to the next sensible one.

  5. A baseline and a ranking record

The pages and searches you hold today, recorded before the work starts, then re-read against that record.

Result: Changes are measured against where you began.

How the result is measured

  • Ranking positions
  • Organic traffic
  • Enquiries from organic search

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the search engine optimisation work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Audit and baseline

We record where the site stands today: positions, traffic, technical faults and the enquiries search currently produces. Nothing starts until this number is written down.

  2. 2

    Decide what to rank for

We map the searches your buyers use, in your words and theirs, and pick the ones worth the effort for your margin and your capacity.

  3. 3

    Fix the foundations

Technical faults first, because the cheapest gains are usually there. Then the Business Profile and directory consistency.

  4. 4

    Build the pages

A page for each thing you do, written to answer the question it is searched for, with a clear next step at the end.

  5. 5

    Publish and earn mentions

Content goes out on the calendar. Links and mentions are earned from real relationships, not bought.

  6. 6

    Measure, report, adjust

At the interval agreed at the start we report what moved and what did not, and change the plan when the numbers say so.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Will SEO bring me project-name searches?
Not as a goal. Those belong to builders and portals. The work aims at the comparison and locality searches that come earlier in a decision, where a neutral adviser is the better answer.
Do I need a page for every locality?
Only for localities where you advise and have something specific to say. A thin page for a place you do not know reads as filler and does not help the visitor or the page.
Can an SEO page quote prices or returns?
Do not quote returns or appreciation. Describe the area and the trade-offs, and keep any price statement current and sourced. Advertising rules vary by state, so check with your own adviser.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
