Property consultants · Lead generation

Attract the buyer who wants a neutral shortlist, not the one who wants a discount.

Lead generation for a property consultant means bringing in clients who will pay for judgement, as opposed to browsers who want free site-visit lists. GullySales works on the pages, forms and sources that bring in the first kind of enquiry.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What lead generation means

Lead generation is the combined work of every channel that brings in a new enquiry, whether from search, adverts, referrals or a stall at an exhibition. GullySales runs these channels together and reports the number of enquiries each one produced, not the activity behind it.

For property consultants

Where it usually goes wrong, and what we would do.

  • “A free-advice seeker and a paying client look the same at first”

Both type 'best project in Whitefield' into a search box. One wants a list to take to the builder, the other wants someone to narrow a long field. The lead source has to filter before the call, not after an hour on the phone.

  • “Builder-portal leads are sold to several sellers at once”

A buyer who fills a portal form is called by every agent on the list. The consultant who calls fifth is competing on price of time. Leads that arrive from your own pages reach you alone.

  • “Investors, resale buyers and new-launch buyers need separate doors”

A retired couple selling a flat and a young family choosing a launch share a profession's name and nothing else. One form for all three produces a pile of mixed enquiries that nobody can rank.

  • “Referrals arrive without context”

A loan officer says 'call this couple' and nothing more. Without the brief, the first call is data entry. A short referral note that carries budget and stage turns a name into a lead.

What we do

What we deliver for property consultants.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. An enquiry form built around the brief

Budget range, family stage, loan limit, preferred localities and the decision stage, asked before the call is booked.

Result: The first call begins with advice, and you can sort enquiries by seriousness.

  2. Separate landing pages for buyer, seller and investor

Each page names the situation it serves and carries its own form and its own account of how you are paid.

Result: Every enquiry arrives tagged with the kind of work it is.

  3. A consultation offer with a clear scope

A stated first conversation, what it covers and where the paid engagement begins.

Result: A visitor knows what is free and what is the work.

  4. A referral note for loan officers and advisers

A one-page note that tells a referrer what you do, what you do not do and what to pass along with a name.

Result: A referred buyer reaches you with the brief attached.

  5. Source tracking from form to engagement

Each enquiry recorded with the page, ad or referrer it came from, carried through to whether it became paid work.

Result: You can see which source brings clients and which brings calls.

How the result is measured

  • Enquiries generated
  • Cost per enquiry
  • Enquiries by source

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the lead generation work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your capacity

We agree how many enquiries your sales team can actually handle well, so the system is not built to overwhelm it.

  2. 2

    Audit current sources

We check what already brings in enquiries today, even informally, before adding anything new.

  3. 3

    Strategise the channel mix

Content, search and paid channels are chosen based on where your buyers already look.

  4. 4

    Implement capture and follow-up

Pages, forms and a follow-up process are built and connected end to end.

  5. 5

    Measure and optimise

We track enquiry volume and quality and adjust the channel mix to match.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 1, prospecting and lead generation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Should I buy leads from property portals?
Portal leads are shared with other sellers, so you compete on speed. Test them against your own pages by tracking which source turns into paid engagements, and keep the one that does.
How do I stop collecting leads who only want a free list?
State on the page what the first conversation covers and what belongs to the paid engagement. The form then screens by its questions, and the wrong visitor leaves before calling.
Can I advertise a project I recommend?
Rules on property advertising differ by state and change, and a RERA-registered project has its own conditions. Check with your own adviser, disclose any commission, and follow the platform's current rules for ads.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
