Property management companies · Pay per click advertising

Pay for owners with flats to hand over, not tenants looking for one.

Paid search for a property management company has to buy owner enquiries and refuse the tenant, job seeker and broker clicks that share the same words. GullySales builds the campaigns, the blocked-search list and the landing pages, and counts a real enquiry as a call from an owner with a property.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What pay per click advertising means

Pay per click advertising (PPC) is paying a fee each time someone clicks your advert on Google or another platform. It puts you at the top of a search page immediately, instead of waiting for ranking to build. GullySales sets the targeting, writes the ad text and checks spend against enquiries received.

For property management companies

Where it usually goes wrong, and what we would do.

  • “People typing your keywords want a flat to rent”

Tenants looking for a rental, and people looking for work in a facility firm, click the same advertisement an owner would. Without a block list the budget goes to the wrong visitor.

  • “A property pays for years, so this is not a per-lead question”

One flat under management earns its fee for every year the owner stays. What you can afford for an enquiry depends on how long owners remain, not on the first month.

  • “The enquiry arrives on WhatsApp and the call button”

A form is the smaller part of it. Owners tap call or WhatsApp from the advertisement, so tracking only form fills hides part of what the spend produced.

What we do

What we deliver for property management companies.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Campaigns split by city, locality and service

Separate budgets for flat management, commercial property, society work and tenant-finding, so spend follows the work you want.

Result: You stop funding the area that never converts.

  2. A block list that turns the tenants and job seekers away

Flats for rent, rooms, PG, jobs, software, courses and free agreement formats added as blocked searches and reviewed against the terms that actually triggered the advertisements.

Result: Budget goes to people who own property.

  3. Landing pages for the owner, not the home page

A page per service with the fee, how it works and a call and WhatsApp button, so a click lands on an answer.

Result: The click lands on the question the owner asked.

  4. Call and WhatsApp tracking

Calls, taps to WhatsApp and forms recorded separately, with each enquiry marked owner, tenant or neither.

Result: You can tell which advertisement produced which kind of enquiry.

  5. Rent estimate form kept short

A form asking locality, type of property and a phone number, with a call routine behind it so the form does not become a list nobody rings.

Result: Every form fill is called and recorded.

  6. Spend review against owners won

Spend read against properties signed rather than against clicks, with the advertising budget kept separate from our fee.

Result: You see what a signed property cost to win.

How the result is measured

  • Cost per click
  • Cost per enquiry
  • Enquiries from paid search

Recorded as a baseline before work starts, so every later report has an honest comparison.

Searches to bid on and block

The searches from people who own a property, and the ones from tenants and job seekers on the same words.

property management company in a named city or locality
Bid. An owner typing this wants someone to take over the work. Say the kinds of property you manage and send the click to a page for that city.
rent estimate for my flat or what rent will my property fetch
Bid. This question is the one owners fill in. Give it a page of its own with a short form and a phone number that someone answers.
flats for rent, house for rent and rooms for rent
Block, unless you are advertising a specific vacancy. These are tenants, and they will not become a managed property however long they stay on the page.
property management jobs, software, course and training
Block. Job seekers and students click the same words and cost the same as an owner. Review the search terms report and add what turns up.
Where the click lands
A page for the service searched. A search for NRI management lands on the NRI page, not the home page, with the call and WhatsApp buttons visible without scrolling.
Counting a real enquiry
Mark each call or message as owner, tenant, broker or job seeker. Count only the owner with a property in your area, or the advertising looks better than it is.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

The numbers this work is meant to move, such as enquiries, quotations, orders, visits or renewals, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is a reply, a follow-up, a page, a listing or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the pay per click advertising work runs

  1. 1

    Understand the total budget

We agree the full paid advertising budget available across all platforms, rather than planning each one separately.

  2. 2

    Audit current platform performance

We compare existing campaigns on a shared basis to see where the budget currently performs best and worst.

  3. 3

    Build the cross-platform plan

Campaigns are structured across platforms with a shared measurement standard from the outset.

  4. 4

    Implement and monitor

Campaigns run with budget allocated dynamically based on real-time performance.

  5. 5

    Measure and reallocate

We report performance and shift budget toward what is working, within agreed limits.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Should we advertise our vacancies on Google?
No, not at first. 99acres, MagicBricks, NoBroker and local groups already put listings in front of tenants. Google spend works harder on the owner who is deciding to hand over a property. Test a few vacancies only once the owner campaign has settled.
Our cost per lead keeps climbing. Is the market just expensive?
Partly, because every firm bids on the same few phrases. The bigger cause is a form anybody can fill, which brings tenants and brokers. A tighter block list and a narrower page cut the waste before the budget needs to grow.
Should we run separate advertisements for owners and for tenants?
Yes. They are different audiences with different words and different pages. Owner advertisements pay for years of fees. Tenant advertisements fill one vacancy, so they get a smaller budget and a tighter reply routine.
Should we put our fee in the advertisement?
Put what you can stand behind and keep the full terms on the fee page. An advertisement that quotes a fee brings owners who already accept it. Check the platform's current rules on pricing claims and have your adviser approve the wording.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
