Property management companies · Website

Give the owner a page that states your fee and gives the tenant a listing that is still true.

A website for a property management company has two audiences, the owner deciding whom to trust with a property and the tenant looking for one to rent. GullySales plans the pages for each, puts your terms where the owner looks first and sets up the enquiry routes so that no message goes unseen.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What website means

A website is the page a customer lands on after searching, clicking an advert or scanning a code, and it decides whether they call or leave. GullySales builds and maintains sites that load quickly, explain the offer plainly and make the enquiry form or phone number easy to find.

For property management companies

Where it usually goes wrong, and what we would do.

  • “The fee is hidden and the owner assumes the worst”

An owner who cannot find a figure or a clear structure rings the firm that published one. A fee page that sets out management, tenant-finding and separately billed items answers the question before the call and brings in a better-informed enquiry.

  • “A tenant listing that is out of date damages trust”

A flat shown as available after it has been let wastes the tenant's visit and your executive's time. Rent, deposit and inclusions must match what the owner agreed. A listing page needs an owner for the page, not just a design.

  • “Society work needs its own page”

A committee secretary looking for an apartment manager wants to see maintenance collection, vendor approval and the reports a committee receives. A single page for flat owners tells them to look elsewhere.

  • “The phone number is on every page but the form goes nowhere”

Enquiries come from a phone in someone's hand. A call button and a WhatsApp link matter more than a long contact form, and every form submission needs a named person who reads it the same day.

What we do

What we deliver for property management companies.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Separate owner and tenant sections

A clear split in the menu, with owner pages on services, fees and statements, and tenant pages on listings and how to enquire.

Result: A visitor reaches the right section in one click.

  2. A fee and terms page

A page setting out what you charge and what is billed separately, written with your adviser so the wording stands up.

Result: The first question an owner asks is answered on the site.

  3. A page for committees and RWAs

A section describing apartment and society management in the language a committee uses, with a route to start a conversation.

Result: A secretary sees that you do this work.

  4. Listing pages with an owner

Property pages with photographs, rent, deposit and inclusions, and a named person responsible for taking them down once let.

Result: A tenant is not sent to a flat that is gone.

  5. Rent estimate form

A short form asking for locality, size and furnishing, which sends the enquiry to a named person.

Result: An owner who asks gets a reply from someone.

  6. Call and WhatsApp buttons

Visible links on every page that open the phone or the chat, with the enquiry recorded.

Result: The easiest route to you is the one a visitor takes.

How the result is measured

  • Page load time
  • Bounce rate
  • Enquiries from the website

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

The numbers this work is meant to move, such as enquiries, quotations, orders, visits or renewals, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is a reply, a follow-up, a page, a listing or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the website work runs

  1. 1

    Confirm structure and content

We agree the site's pages and content needs before design begins, drawing on website strategy where it exists.

  2. 2

    Design the site

Every page is designed against your brand identity and checked for how it should convert a visitor.

  3. 3

    Build and test

The site is developed and tested across devices and browsers before anything goes live.

  4. 4

    Load real content

Actual copy, images and information about your business replace placeholder content before launch.

  5. 5

    Launch and hand over access

The site goes live with domain, hosting and content management access clearly handed to you.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Do we need a separate site for tenants?
No. One site with two clear sections is easier to keep honest and to find. A second site doubles the upkeep and splits the reviews and links that help the first. We recommend it only if the two services are truly separate businesses.
Can we show our managed properties on the site?
Only with each owner's agreement, and without revealing addresses or details that identify the household. Rules on advertising property differ by state, so check with your own adviser before publishing wording about who a flat suits.
Who updates the site once it is live?
We agree this at the start. Listings change through the week, so someone on your team needs to own them, and we can set up a simple way for them to do so. Larger changes can be agreed with us in writing.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
