Student housing developers · Digital marketing

Plan the whole season from results day to move-in, not one ad at a time.

Digital marketing for student housing is the joined-up use of search, maps, ads, WhatsApp and your website to reach families through the admission season. GullySales plans the channels together around the academic calendar and reports against your own enquiry records.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What digital marketing means

Digital marketing is the combined work of search, social media, advertising and website channels running together rather than as separate projects with separate people. GullySales runs these as one connected system so a change in one channel, such as a new offer, is reflected everywhere at once.

For student housing developers

Where it usually goes wrong, and what we would do.

  • “Every channel meets the same deadline”

Search, social, listings and college contacts are all working towards counselling week. Run separately, they repeat each other or leave gaps; planned together, each has a job at a set time.

  • “Spend follows the home town”

Students come from particular districts and states, and advertising scattered across the whole country reaches families who will never book. Your past enquiries show where to aim.

  • “Price is not the only lever”

With listings that look alike, rate becomes the only difference. Rules, route, food and the warden's name give a parent more to compare, and the marketing should put them first.

  • “The off-season still matters”

Between admissions the work is reviews, waiting lists, college relationships and updating pages. A plan that stops after July leaves the next season to start cold.

What we do

What we deliver for student housing developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. An admissions-season plan

A calendar from results to move-in showing which channel does what, who owns it and what is spent.

Result: You can see what runs when, and why.

  2. Channel choice from your own data

Search, Maps, Meta, listings and college packs weighed against which of them brought paid beds before.

Result: Money goes where your records show beds came from.

  3. A single enquiry record

Every channel feeding one list with the source tagged, so bookings can be traced back.

Result: Reports show beds by source, not clicks.

  4. Landing pages for each campaign

Pages that match the ad or the search, with the rules, rates and a way to enquire.

Result: The visitor lands on the answer to the question they asked.

  5. A review after each season

What worked, what did not and what to change, written plainly and kept for the next year.

Result: The next plan starts from your results.

How the result is measured

  • Enquiries across channels
  • Cost per enquiry overall
  • Channel mix by contribution

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the digital marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand the objective

We agree the one thing this campaign needs to achieve before choosing any channel.

  2. 2

    Audit available channels

We assess which channels are realistic to run well within the budget and timeline.

  3. 3

    Strategise the central idea

One message and offer is developed that will work across every planned channel.

  4. 4

    Implement across channels

Each channel receives its own adapted version, launched on a shared timeline.

  5. 5

    Measure as one campaign

Results from every channel are combined into a single report against the original objective.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

What budget do we need?
We do not name a figure. It depends on beds, rates and how many other hostels compete near the same colleges. We begin with a plan sized to your numbers and adjust from the record.
Where should we begin?
With your property page, your Maps listing and a record of every enquiry. Advertising sent to a weak page or an unanswered phone wastes money.
Do the advertising rules for housing differ?
Yes, by state and by the nature of the property. Check the platform's current rules and the rules of your state with your own adviser before running any claim.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
