Villa developers · Social media

Show the villa as a place a family can picture living in, not a render.

Social media marketing for a villa developer means showing the actual villas, roads and clubhouse on the platforms where families spend their evenings. GullySales plans the posts, short videos and replies so the account carries the project as it truly is.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What social media means

Social media is the ongoing posting your business does on platforms such as Instagram, Facebook and LinkedIn to stay visible to customers and prospects between purchases. GullySales plans a posting calendar, writes captions and designs the images so the page looks active and answers what a visitor would ask.

For villa developers

Where it usually goes wrong, and what we would do.

  • “A render sets an expectation the visit cannot meet”

A family shown a glossy render arrives to a half-built road and judges the whole project. Posts that show real construction progress build trust that the render cannot.

  • “The family decides together, so the content must reach each of them”

The father, the spouse and an adult child may each watch different content. A walk-through video suits one and a post about the school drive suits another.

  • “Comments are enquiries in disguise”

A question under a post about the plot size or the price is a lead. If nobody replies, the family assumes the sales team is slow, and the question stays public for the next family to see.

  • “Resident life is the best content you have”

Photographs of the clubhouse in use, a festival in the project and children cycling on the internal roads show what the price buys. Residents must agree before they appear.

What we do

What we deliver for villa developers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A content plan by villa type and buyer worry

A list of post and video ideas tied to the questions families ask: plot size, drive, approvals, customisation and handover.

Result: A plan names each idea and the buyer question it answers.

  2. Walk-through videos of specific villas

Short videos of the villa type on offer, with plot size and facing spoken and written on screen.

Result: Each villa type has a video a buyer can send to family.

  3. Construction progress posts

Honest photographs and short clips of the project as it stands, dated and captioned.

Result: The account shows the project as it is built.

  4. A comment and message reply routine

Who answers, what is said and where the enquiry is logged.

Result: Every comment question has a recorded reply.

  5. Resident permission note

A short form for owners who agree to appear in posts.

Result: Posts with residents carry a recorded yes.

How the result is measured

  • Posts published
  • Engagement rate
  • Enquiries from social profiles

Recorded as a baseline before work starts, so every later report has an honest comparison.

How it works

How the social media work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

    Understand your audience and platforms

We identify which platforms your specific buyers actually use and what kind of content they respond to.

  2. 2

    Audit current presence

We review existing pages, past content performance and any gaps in consistency.

  3. 3

    Build the content calendar

A plan is created, balancing genuine value with occasional direct offers.

  4. 4

    Implement and post

Content is created and published consistently on the agreed schedule.

  5. 5

    Measure and optimise

We track enquiries alongside engagement and adjust the content mix based on what actually performs.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Which platforms matter for villas?
Meta platforms and YouTube suit walk-throughs and project updates, and families watch on their phones in the evening. We check where your own enquiries come from and focus there.
Should we post prices?
Show the range with the base price and the extras, in the same words as the price page. A post that shows only the lowest figure brings visits that end at the gate.
Can we boost posts about a project still awaiting registration?
Only when your lawyer has confirmed the registration and approvals. Real estate advertising rules differ by state, so check the wording and the platform's current rules with your adviser before paying to promote a post.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
