Commercial real estate developers and brokers · Pay per click advertising

Pay for searches from companies with a move date, not from people looking for a desk.

Paid search for commercial real estate buys the searches a company makes for office, retail or warehouse space in a named area. It also blocks the clicks from desk hunters, job seekers and home renters. GullySales splits campaigns by space type and micro-market, and counts tours and term sheets rather than clicks.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What pay per click advertising means

Pay per click advertising (PPC) is paying a fee each time someone clicks your advert on Google or another platform. It puts you at the top of a search page immediately, instead of waiting for ranking to build. GullySales sets the targeting, writes the ad text and checks spend against enquiries received.

For commercial real estate developers and brokers

Where it usually goes wrong, and what we would do.

  • “Coworking day passes eat an office budget”

Searches for a hot desk, a day pass or a virtual office address cost the same click as a company moving its whole team. They never sign a lease.

  • “Brokers click your ads too”

A broker researching inventory for a client clicks, fills the form and becomes a lead that is already somebody else's introduction. Count those separately.

  • “A form asking only a name is useless here”

Without seats or area, the move date and the current lease end, your team cannot tell a founder wanting a cabin from a regional office moving everyone.

What we do

What we deliver for commercial real estate developers and brokers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Campaigns split by space type

Separate campaigns for fitted offices, bare-shell floors, retail units and warehouses, so a warehouse budget never pays for showroom searches.

Result: You see what each kind of space costs to fill.

  2. Negative lists against desks, jobs and homes

Blocks on day pass, hot desk, virtual office, job, internship, PG, flat and house, checked against the search terms report.

Result: The budget stops buying people who will never sign a lease.

  3. A landing page per building with a requirement form

Floor plates, area, rent basis, power and parking, with a form asking seats or area, the move date and when the current lease ends.

Result: The leasing team knows which requirement to ring first.

  4. Call tracking on every ad and page

A tracked number per campaign, so a call from an ad is told apart from a call off the to-let banner or a broker's referral.

Result: Calls are counted by source, not guessed.

  5. LinkedIn campaigns for admin and facilities heads

Ads to admin, facilities and finance roles at companies of the right size in the city, used where the building suits a corporate occupier.

Result: The decision maker sees the building before the broker's shortlist arrives.

  6. Spend set against tours and term sheets

Cost per requirement, per tour and per signed term sheet by campaign, against the baseline recorded before work starts.

Result: Ad money is judged on leases, not leads.

How the result is measured

  • Cost per click
  • Cost per enquiry
  • Enquiries from paid search

Recorded as a baseline before work starts, so every later report has an honest comparison.

Searches to bid on and block

The searches from companies needing space, and the ones from desk hunters, job seekers and brokers.

Office space for rent in a named area
Bid. A company typing the area and office space is shortlisting. Put the area, the space type and fitted or bare shell in the ad, and send the click to that building's page.
Warehouse or godown for lease near a highway
Bid where you hold sheds, naming clear height and the exit in the ad. Add cold storage as a negative if you do not offer it, and keep small godown searches off a Grade A park.
Coworking, hot desk, day pass and virtual office
Block, unless you run managed offices. These searchers want a desk or an address for GST registration, not a floor. Add them as negatives before the first day's spend.
Leasing jobs and property management courses
Block. Add job, salary, vacancy, course and internship. People hunting leasing or facility jobs type the same words as your occupiers.
The page the ad sends people to
The building page with floor plates, area, rent basis and a short form asking seats or area, move date and lease end. Never the home page with a render.
What counts as a requirement
A call or form naming area or seats, a move date and a decision maker, plus every tour that happened. Mark the ones that reached a term sheet, so you cost the lease, not the click.

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

Enquiries by source, reply time, conversion and cost per order, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is reply time, a follow-up sequence, the page buyers land on or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the pay per click advertising work runs

  1. 1

    Understand the total budget

We agree the full paid advertising budget available across all platforms, rather than planning each one separately.

  2. 2

    Audit current platform performance

We compare existing campaigns on a shared basis to see where the budget currently performs best and worst.

  3. 3

    Build the cross-platform plan

Campaigns are structured across platforms with a shared measurement standard from the outset.

  4. 4

    Implement and monitor

Campaigns run with budget allocated dynamically based on real-time performance.

  5. 5

    Measure and reallocate

We report performance and shift budget toward what is working, within agreed limits.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • One office, and we say so

Nagarbhavi, Bengaluru. We work across India by call and WhatsApp and travel when a session needs to be in person.

#257, 3rd floor, Sri Nanjundeshwara Complex, Nagarbhavi 8th Block, Outer Ring Road. How we work.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Should we bid on our own building's name?
Yes, on a small campaign. Brokers and portals bid on well-known building names, and an occupier who searches yours should reach your page with the free floors and the rent basis. The search terms report shows who else is appearing.
Do call-only ads suit office leasing?
For small offices and shops, yes, because those owners ring rather than fill forms. For a corporate floor, send the click to the building page, since the admin head wants the floor plate before she talks. Track both by source.
How do we tell a broker's enquiry from an occupier's?
Ask on the form whether they are enquiring for their own company or for a client, and record the answer. Treat broker enquiries under your introduction rule. Judge the account on occupier tours, since broker clicks swell the lead count.
Can we track calls from ads without changing our main number?
Yes. Put a tracked forwarding number on the ads and the landing page that rings your leasing desk, and keep the main number on the banner and the building. Each call then carries its source into the record.
Do you work with commercial brokers or only with developers?
Both. A developer or landlord needs building pages, a broker pack and a record of who introduced each occupier. A broker needs micro-market pages and a requirement record that does not live in one person's phone, and we work out which comes first after the first conversation.
Do we need RERA registration to market commercial space?
It depends on whether you sell units or lease them, and on your state's rules, which change. A project selling offices or shops to buyers may need registration before it is advertised. Check with your lawyer before any sale campaign runs; we publish registration details only after you confirm them in writing.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
