Furniture stores and retailers · Apartment advertising
A tower that has just handed over is fifty empty living rooms at once.
Apartment advertising puts a furniture store in front of households inside one building: a lift panel, a notice board, a weekend stall in the clubhouse. GullySales works the towers taking possession this year, gets the approval in writing from whoever controls the building, and uses the stall to book measurement visits.
Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What apartment advertising means
Apartment advertising is media and activity inside residential communities: the notice board, the lift panel, a Sunday stall. GullySales gets the association's written permission first, because anything put up without it comes down.

For furniture stores and retailers
Where it usually goes wrong, and what we would do.
“Possession quarter is the whole opportunity”
Every flat handed over this quarter needs a bed, a wardrobe and a kitchen within three months of the family moving in. A society that filled up eight years ago is a market for a replacement mattress.
“In a new tower there is no association yet”
Until residents form one, the developer's facility team allots the notice board and the clubhouse. Different people, different letter, and they answer faster.
“The stall books the measurement, it does not sell the kitchen”
Nobody orders a modular kitchen off a folding table. Carry the shutter samples and a diary, and leave with dates for site measurement in flats in that block.
“One flat furnished is the next six”
Neighbours walk into each other's homes during the first months of a new tower. A job finished well in B block, photographed with the owner's permission, is the advertisement that actually moves.
What we do
What we deliver for furniture stores and retailers.
Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.
Handover calendar for your delivery radius
Which towers near the store are getting possession this year and next, how many flats in each, and what configurations they are.
Result: The campaign runs where the empty flats are.
Approval from whoever controls the building
The association where one exists, the developer's facility team where it does not, agreeing the panel, the board and the clubhouse date on paper before printing.
Result: Nothing is produced for a building that has not said yes.
Panel artwork for a flat with nothing in it
One room photographed whole, the delivery time and one number, because the resident is comparing you with a marketplace listing on the phone in their hand.
Result: The panel answers the delivery question an app cannot.
A clubhouse stall built around measurement
Swatches, a laminate box, room photographs on a tablet and a diary of measurement slots for that tower, run on a Saturday or a Sunday.
Result: You come away with measurement dates instead of a stack of brochures.
A number and a code used in these buildings alone
One WhatsApp line on the media and a code the billing counter asks for, with the tower written against every order taken.
Result: An order can be traced back to the building that produced it.
Dated photographs and reporting
Pictures of each panel in place, then measurement visits, orders and their value by tower, read against the baseline recorded before the campaign.
Result: The next quarter buys the towers that ordered.
How the result is measured
- Communities covered
- Permissions in writing
- Enquiries quoting the community code
Recorded as a baseline before work starts, so every later report has an honest comparison.
How it is bought, and approved
In a tower that has just been handed over, check who controls the clubhouse and the lifts before you plan a stall.
- Builder or association, whichever holds the keys
- Until the association forms, the builder or its facility company decides. Ask for the permission in writing, then ask the new committee to confirm it so the arrangement survives the takeover.
- Possession dates tower by tower
- Ask the builder's sales office which towers and floors are being handed over this year. A tower with possession letters already out is worth a panel; one still under finishing is not.
- Clubhouse booked like an event
- A clubhouse hall is often booked for a date and time with a deposit. Ask what may be brought in and whether the service lift can carry a sofa sample to that floor.
- Delivery rules inside the building
- Ask the facility office for lift protection rules, delivery hours and any deposit for moving furniture in. Tell the customer at the measurement visit so the order does not stall at the gate.
- A code written on the measurement form
- Give each tower its own code and write it on the measurement booking form, so a later order shows which building it came from and which panel earned the visit.

How it works
From your first message to the first report.
No open-ended retainer. Every step gives you something in writing.
First
Your brief
You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.
After the brief
A conversation and a written scope
We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.
Before work starts
Baseline recorded
The numbers this work is meant to move, such as enquiries, quotations, orders, visits or renewals, written down so every later report has an honest comparison.
After the baseline
The first fix goes live
The fix we agreed to start with is put in place and measured against the baseline, whether that is a reply, a follow-up, a page, a listing or the handover between marketing and sales.
As agreed
Report against the baseline
What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.
At renewal
Renew on the numbers
The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.
How the apartment advertising work runs
- 1
Draw the ring
We agree how far a resident will realistically come to you. For a salon that is two or three societies. For a diagnostic centre it is the whole main road.
- 2
Shortlist and verify the societies
Which are self-managed and which are under a facility company, who the gatekeeper is, what categories they allow, and what they charge on their own account.
- 3
Get permission and quote properly
Permission letters are collected first. Only then do you see a rate, and it includes the society fee rather than surprising you with it later.
- 4
Print, install and audit
Artwork goes to each format's exact size, installation is scheduled with the facility manager, and every lobby is photographed with a date.
- 5
Run the activity
The clubhouse weekend is booked inside the display month, when your name is already on the wall of the lift they came down in.
- 6
Read it society by society
Calls and walk-ins are counted per code and the list is cut. Two societies usually carry a campaign and four carry nothing.
Why us
Why owners pick GullySales over an agency.
Marketing and sales, as one job
Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.
The person on the first call does the work
No account managers in between. You are never handed to someone you have not met.
A baseline before anything starts
Your numbers are written down on day one, so every later report compares against something honest.
The fee in writing, split three ways
Our time, your media spend and production on separate lines. You always see what goes to us.
No guarantees we cannot keep
The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.
One office, and we say so
