Mortgage brokers and loan officers · Local SEO

Appear on the map in the towns your agents are listing houses.

Local search decides whether your office and your originators appear when somebody nearby looks for a lender. GullySales sets up the profiles properly, keeps them inside the states you are licensed for, and builds the town pages your referral partners can actually hand to a buyer.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What local SEO means

Local SEO is the work of making your business show up for searches that name your town or locality, such as a service plus an area name. GullySales sets up locality pages, local citations and map listings so nearby customers find you before a competitor across town.

Last updated 5 Oct 2026. Rules for this trade differ by state and professional body, and they change. We describe restrictions in general terms, so check the current position with your own council or adviser before you publish anything.

For mortgage brokers and loan officers

Where it usually goes wrong, and what we would do.

  • “A profile per originator is fine, a mailbox is not”

Practitioner listings exist for a reason, and an address that is really a mail drop gets the listing pulled. What each profile may state is a question for your compliance officer.

  • “Your map reach should stop at the state line”

Being visible where you cannot lend buys clicks you have to turn away, and creates a conversation nobody enjoys having twice.

  • “Agents work towns, so the pages should too”

A page about the town where your best agent lists gives them something to send a buyer, which is worth more than a county page.

What we do

What we deliver for mortgage brokers and loan officers.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. Profiles for the office and each originator

The brokerage listing and a practitioner listing per loan officer, with current licence details, hours that match who answers, and a real photograph.

Result: A borrower checking you finds a person rather than a logo.

  2. Service areas matched to your licences

Coverage on every profile and page set to the states and counties you can actually lend in, and reviewed when a licence is added.

Result: You stop attracting borrowers you have to decline.

  3. Town pages for your agents' markets

A page per town naming its neighbourhoods, its price bands and the programmes buyers there use, written so an agent can forward it.

Result: Your partners have something useful with your name on it.

  4. Photographs, hours and details kept accurate

A routine for updating the profile when an originator joins, leaves or moves, instead of leaving last year's team on the listing.

Result: Nobody calls asking for somebody who left.

  5. Questions and reviews answered on the profile

The question section seeded with real borrower questions and answered plainly, with replies written to your approved wording.

Result: The profile answers before a call is needed.

  6. A Maps report

Calls, direction requests and clicks from each profile, split by originator and location, against the baseline recorded before work starts.

Result: You can tell which listing is producing conversations.

How the result is measured

  • Map pack ranking
  • Local search visibility
  • Enquiries by locality

Recorded as a baseline before work starts, so every later report has an honest comparison.

What Google weighs here

How a home buyer finds a loan adviser nearby, and what to fix first.

Loan agency or broker
Choose loan agency or mortgage broker by how the work is done. Say home loan and loan against property in the description, because that is what a buyer types.
Banks and builders
Name the banks and housing finance companies you work with only where you hold an arrangement. A buyer wants to know your choices before handing over documents.
Registration and licence
State your registration as your certificate shows it. Advertising rules for lending differ by regulator and change, so check with your own regulator before adding a claim.
Document checklist in Q and A
Answer what salaried and self-employed buyers should bring, such as salary slips or ITR. A buyer with the papers ready is the one who walks in.
Builder and agent offices nearby
Offices near a builder's sales gallery or a registrar office are found by walkers. Mention the landmark in the description.

How it works

From your first message to the first report.

No open-ended retainer. Every step gives you something in writing.

  1. First

    Your brief

You tell us what you need in a few short steps: your business, what you want, where enquiries come from and how they are handled.

  2. After the brief

A conversation and a written scope

We read it, then talk with whoever handles your enquiries. If you want our help, the scope, the fee and the reporting come in writing, and nothing starts before you have read them.

  3. Before work starts

    Baseline recorded

The numbers this work is meant to move, such as enquiries, quotations, orders, visits or renewals, written down so every later report has an honest comparison.

  4. After the baseline

    The first fix goes live

The fix we agreed to start with is put in place and measured against the baseline, whether that is a reply, a follow-up, a page, a listing or the handover between marketing and sales.

  5. As agreed

    Report against the baseline

What moved, what did not, and what changes next, in plain words. How often you get it is set in writing before work starts.

  6. At renewal

    Renew on the numbers

The term ends and you decide whether to continue from the results. The length is agreed in writing before anything starts.

How the local SEO work runs

  1. 1

    Audit every listing

We check the Google Business Profile and directory listings for every branch against what should actually be shown.

  2. 2

    Complete and correct

Profiles are filled in fully and inconsistent details are corrected across every directory found.

  3. 3

    Build location pages

Each branch gets a page written for its own area, not a copy of the head office page with the address changed.

  4. 4

    Set up review handling

A simple process for requesting and responding to reviews is put in place with whoever is closest to the customer.

  5. 5

    Report and adjust

Map actions and enquiries per branch are reported, and branches falling behind are prioritised the next month.

Why us

Why owners pick GullySales over an agency.

  • Marketing and sales, as one job

Most agencies stop at the enquiry. We also fix what happens after it: the reply, the follow-up, the quote and the CRM.

  • The person on the first call does the work

No account managers in between. You are never handed to someone you have not met.

  • A baseline before anything starts

Your numbers are written down on day one, so every later report compares against something honest.

  • The fee in writing, split three ways

Our time, your media spend and production on separate lines. You always see what goes to us.

  • No guarantees we cannot keep

The term is agreed in writing and never a default twelve months. We never promise a ranking or a lead count, because nobody controls those.

  • Hours that fit your day, agreed up front

Which hours we overlap with yours is settled before any work starts, so you know when a reply is coming and when it is not.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Can each loan officer have a listing?
Yes, where the originator genuinely works from that location and the listing is set up for a practitioner. A home address used to widen coverage gets suspended. Confirm the wording with your compliance officer before publishing.
Does the map matter when agents send us the business?
Less than the reviews, more than nothing. A borrower given your name still looks you up, and the profile is usually the first thing they see. Treat it as the proof page, not as a lead source.
Should the listing show which banks we work with?
Yes, if you hold the arrangement, and say home loan or loan against property for each. Keep the list honest and current. A buyer checks with the bank, and a wrong name on your profile ends the conversation.
How do we reply to a review that mentions a rejected loan?
Reply kindly, do not repeat any detail of the application, and invite a call. Bank decisions are not yours to defend in public. A courteous reply shows the next buyer that you answer problems.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.
