Guesthouses · Hospitality

Be the guest house people book for the week, not just the night.

A manager at a pharma plant in Baddi needs three rooms for visiting auditors next Monday and calls the guest house used last quarter. The caretaker says the rooms are full, offers no nearby property that has space, and does not note the manager's number. That repeat client is now with someone else.

Realistic editorial illustration of hotels at work in India

In one paragraph

A guest house is a small, owner-run property that rents rooms by the night or week, with a caretaker and simple meals. The marketing work puts it in front of people who have a reason to be in the area, such as an audit, a hospital stay or a wedding. The sales work turns those calls into repeat corporate, family and visiting-official bookings.

A guest house sits between a lodge and a hotel. The buyer is a company, a hospital visitor or a family with a reason to be nearby, not a tourist. The work is to be the first name on that list and to keep it there.

How buyers decide

How guesthouses are chosen.

Many guest house bookings come from a single reason for being in the area: a factory audit, a college admission, a hospital stay, a court date or a family wedding. The decision is made by an admin executive, a coordinator or a relative, who wants a clean room, a reliable caretaker and a bill the accounts team will accept.

Google Maps, a quick call to a past contact and WhatsApp photos decide most bookings. The buyer asks about the nearest landmark, whether meals are available, whether a GST invoice can be given and whether a late check-in is allowed. A guest house that answers those four things at once is picked over a better building that does not.

The problem

What usually goes wrong for guesthouses.

What owners tell us on the first call, in their words.

  • “Corporate clients are not recorded”

The accountant remembers which company stayed last year, but nobody calls them before their next audit or training week.

  • “Rooms are described in one line”

The listing says AC room, Wi-Fi, parking. It does not say how far it is from the factory gate, the hospital or the station.

  • “The caretaker answers differently each time”

Rates, meal timings and check-in rules depend on who picks up the phone.

  • “Walk-ins and phone bookings are not tracked”

The register is paper, so repeat guests and repeat companies cannot be identified.

  • “No GST or company invoice process is shown”

Corporate buyers move on when the invoice question is unclear.

  • “Weekdays and weekends behave very differently”

A guest house by a factory gate fills on working days, one in a tourist town fills on weekends, and the rate card treats both the same.

What we do

What we do for guesthouses.

Everything included for guesthouses.

  1. A guest house page built around the reason to be nearby

A page for the factory, hospital or college that sits next to you, with distance, rooms and meal details.

  2. A corporate rate sheet

A short document with room types, rates for single nights and longer stays, GST details and payment terms.

  3. A caretaker enquiry script

A simple sheet of answers on rates, availability, meals, check-in and alternatives, kept in WhatsApp.

  4. A guest register that records companies

A shared sheet for guest name, company, dates, rate paid and who made the booking.

  5. Google profile clean-up

The right business type, an accurate pin at the actual gate, photographs of the rooms and replies to reviews.

How the result is measured

  • Enquiries by source and by reason for stay
  • Enquiries that became confirmed bookings
  • Corporate clients on the list and repeat stays
  • Rooms filled Monday to Thursday against weekends
  • Reviews received and replied to
  • Calls missed and answered late

Recorded as a baseline before work starts, so every later report has an honest comparison.

Worth a page and a campaign of their own

A Google profile with distances to the nearest landmark · A one-page rate card with GST invoice details · A corporate account list with contact names and past stays · Photos of rooms, dining area and entrance · WhatsApp replies for rates, availability and directions · Caretaker training notes for phone and walk-in enquiries · Review requests to corporate guests · Introduction letters to plant HR and admin teams · Rates for long visits by auditors and trainees · A simple booking register that records the company

Priority campaigns

Campaigns for what guesthouses most want to sell.

Each one planned around when your buyers decide, and measured against the baseline.

  • Plant and hospital admin outreach

Letters and calls to admin and HR teams at nearby units, with a rate sheet and an invitation to see a room.

  • Audit season reminders

A note to past corporate clients before their usual audit or training months.

  • Patient family stays

A page and Google profile description for relatives of patients at nearby hospitals, with distance and meal options.

  • Festival and wedding block bookings

Rate offers for rooms held for relatives of local wedding parties.

Beyond search

Where we reach buyers of guesthouses, beyond Google.

Search matters, but it is rarely the only way this industry's buyers find a supplier.

  • Admin and HR teams at nearby companies

Companies within reach are listed, the person who arranges visitor stays is identified for each, and an introduction and rate sheet go to that person.

  • Hospital social workers and patient helpdesks

Families ask the helpdesk where to stay near the ward, so the desk gets a short sheet it can hand over.

  • Wedding halls and event planners

The wedding family asks the hall about rooms for relatives, so the hall keeps a simple referral sheet with your rates.

  • Travel agents and taxi operators

Agents book stays for groups and taxi drivers get asked, so both need clear rates and a direct number.

Who it is for

This is written for these guesthouses.

  • Guest houses near industrial estates and factories
  • Guest houses near hospitals for patient families
  • Guest houses near colleges, universities and coaching areas
  • Government and PSU guest houses open to outside bookings
  • Guest houses at tourist spots run by a family
  • Guest houses attached to farm, estate or school campuses
  • Pilgrim-town guest houses for families
  • Executive guest houses for visiting consultants and auditors

Not for

It is not the right fit if.

  • You want a guaranteed Google ranking or a guaranteed number of leads. Nobody honest can promise either.
  • You need enquiries by next week and have nobody to answer them.
  • You want posts and reach reported, not enquiries and orders.

How it works

How the work runs for guesthouses

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

Read the register for who stays and why

The register and phone log show who stays, why they come and how they found you.

  2. 2

Photograph the rooms and fix the Google profile

Room photographs, the Google profile and the rate sheet are put right first.

  3. 3

    Prepare the sheets

The enquiry replies and the corporate stay sheet are written for the caretaker to use.

  4. 4

Take the rate sheet to nearby admin desks

Nearby companies, helpdesks and event venues on the list are contacted one at a time with the rate sheet.

  5. 5

Trace each booking to who sent it

Bookings are traced to the company, hospital or hall that sent them, and the effort follows the ones that did.

Proof

Where this fits

Three pieces of sales work, in this order.

GullySales builds every engagement from three pieces of sales work. This page is not one of them, but the same three steps apply to the business behind it.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions guesthouses ask before they call.

Not here? More answers, or ask on WhatsApp.

Can a small guest house really attract corporate clients?
It can, when it is close to a workplace and ready with a rate sheet and a proper invoice. Admin teams choose on reliability and paperwork as much as on the building.
Is a website necessary for a guest house?
Not at first. A correct Google profile and a prompt WhatsApp reply do the first work. Add a page once you have a corporate rate sheet to show.
Should we be on booking platforms as well?
Leisure guests book through them. Corporate and hospital stays start with a phone call, so your register shows where to begin.
Who handles our guest house licence?
You or your adviser. Local rules differ and change, so ask your municipal body or tourism office. Our work starts after the licence is in place.
Can you help us fill weekday rooms?
We can research the companies, hospitals or colleges near you that create weekday demand and prepare the introductions. Whether they book is their decision.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
Fixes to reply time, follow-up and your Google Business Profile are the quickest to show, because the enquiries already exist. Ads can follow soon after follow-up is in place. SEO and content take longer. How long each takes depends on your business, and we tell you which applies to you after we have spoken. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
To start, last month's enquiries in any format and time with whoever handles them. After that, access to the accounts the work touches, such as the website, Google Business Profile or CRM.
