Hotels · Marketing strategy
Spend the lean months building the bookings the busy ones pay commission on.
Marketing strategy for a hotel is the plan for the year and the split of money behind it: how much goes to the travel platforms that fill rooms at a commission, how much to the direct channel that does not, and what is sold in the lean weeks. GullySales sets that plan against your own occupancy sheet.
Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What marketing strategy means
Marketing strategy is the plan for which channels to use, in what order and with what budget. This way, marketing spend is aimed at a goal instead of tried one channel at a time. GullySales sets this plan after the first conversation, based on where your buyers actually search and decide.

For hotels
Where it usually goes wrong, and what we would do.
“Commission is a marketing cost, and it rarely appears in the budget”
What a platform takes on a room night is money spent acquiring that guest. Set beside it, what you spend on your own website and on guests who have already stayed looks like nothing.
“Your year is two seasons and a long quiet stretch”
A property spending evenly through the year is advertising hardest in the weeks it would have filled anyway. The money belongs in the fortnight before a season, and in whatever fills a wet Tuesday.
“No advertisement reaches a company travel desk”
A negotiated rate with a firm nearby does not move for any amount of media spend. The plan still has to say how much of the year's effort goes to a channel only a person can open.
What we do
What we deliver for hotels.
Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.
A year plan built on your own occupancy sheet
Last year read month by month for the peaks, the lean weeks and the wedding dates in your city, with the money placed against those weeks.
Result: You spend while the booking is being decided, not evenly.
The split between the platform channel and the direct one
What goes on keeping travel platform listings competitive, and what goes on the website, past guests and search that bring a booking with no commission attached.
Result: The split becomes a decision rather than whatever is left over.
The cost of a booking worked out channel by channel
Commission, advertising spend and the discount given added up per room night for every channel the property uses.
Result: A commissioned booking and a direct one can finally be compared honestly.
A lean-season plan that does not cut the room rate
Staycation packages for families in your own city, the restaurant offered to local diners, and the smaller functions the hall can take between wedding dates.
Result: The quiet weeks have something to sell that is not a discount.
The contract share of the plan written in
How much of the year's effort goes into travel desks and rate agreements, put in the plan instead of left to whatever the sales manager finds time for.
Result: Contract business stops being the part nobody planned.
The plan measured against the baseline
Bookings by channel, cost per booking and the share of room nights booked direct, read against the baseline recorded before work started.
Result: You can see whether the direct share is moving at all.
How the result is measured
- Enquiries against target
- Cost per enquiry
- Channel contribution to revenue
Recorded as a baseline before work starts, so every later report has an honest comparison.
What to decide first
What a hotel decides about guests, nights and rates before choosing where to advertise.
- The guest segment to grow
- Use the occupancy sheet by segment: business travellers, leisure families, wedding guests and long-stay. Pick the one with the most empty nights, and the best rate, that your rooms and staff suit.
- The nights you need to fill
- Mark the weekday and off-peak nights where rooms stand empty. Aim the effort there, and leave the full weekends to fill on their own.
- The platform you lean on least
- Look at commission by OTA. Decide which listing you want to depend on less, and which direct route, a phone number, WhatsApp or the website booking page, will take that business.
- The companies you meet in person
- List businesses and institutions nearby that send visitors, such as factories, hospitals and colleges. Choose the few where a travel desk can be reached by name, and write what you offer them.
- Banquet first or rooms first
- A banquet hall and a room block bring different revenue and need different staff. Check which one runs short of bookings, and decide where the sales time goes first.
- The rate you will not go below
- Write the lowest rate you will accept for a room on each kind of night. A floor decided in advance stops a quiet night turning into a habit of cutting prices on every channel.
Who it is for
This is written for these hotels.
- Business and transit hotels
- Boutique and heritage properties
- Resort and destination hotels
- Budget and mid-market chains
- Banquet and wedding-focused properties
- Serviced apartments and long-stay properties
Not for
It is not the right fit if.
- You have not counted what commission cost the property last year, so the plan would have no target
- The hotel's rooms are being renovated for part of the year and capacity is unknown, which makes any season plan unsafe
- Ownership has not agreed on a budget, and a strategy that assumes one would stall
How it works
How the marketing strategy work runs
The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.
- 1
Understand business goals
We start with what the business needs this year in orders, revenue and growth, not marketing terms.
- 2
Audit current activity
We review every current marketing activity, account and record, and what each has actually produced. Where there is no source record for enquiries, we set one up first.
- 3
Strategise the plan
Objectives, buyers, messages, channels and budget are chosen from the goals and what we found, and then written down with a reason beside each choice. A channel that does not serve a stated objective is left out.
- 4
Implement the roadmap
The plan becomes an execution roadmap, run by GullySales, your own team, or both.
- 5
Measure against milestones
Results are reported against the baseline recorded before work starts, and each milestone is checked against the plan. How often you are reported to is agreed in writing.
- 6
Optimise
Spend and activity move toward what produced orders, and the plan is revised in writing when the market or the business goal changes.
Proof
What happened when owners fixed this.
Real clients, the work we did, and the result as it was recorded. Where no number was recorded, none is claimed.

Where this fits
Three pieces of sales work, in this order.
This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.
Step 1
Sales audit
Find where deals are being lost and what to fix first.
Start here if you cannot say where orders are lost.
Step 2 · you are here
Sales process design
One written way to sell, from first enquiry to repeat order.
Start here if every salesperson sells differently.
Step 3
Sales management
A target, a review routine and someone who owns the number.
Start here if the team has targets and no routine.
