Paying guest accommodations · WhatsApp marketing

Answer the rent, food and safety questions where the tenant already is.

WhatsApp marketing for a PG is using the app that students, parents and new joiners already open daily to share room details, answer questions and confirm visits. GullySales works on the business profile, the saved replies and the permission-based messages that turn a chat into a visit.

Scope, fee, reporting and term are agreed in writing after we have read your brief and spoken to you.

What WhatsApp marketing means

WhatsApp marketing is sending updates, offers and reminders to customers on the app most Indian buyers already check daily. GullySales sets up business WhatsApp, writes the message templates and keeps the list consented and current.

For paying guest accommodations

Where it usually goes wrong, and what we would do.

  • “The enquiry arrives as a forwarded photo”

A tenant sees a room photo in a college group and messages the number on it. If that number is a private phone with no profile, the chat opens with which PG is this, and the PG sounds disorganised.

  • “Parents ask in long messages”

A parent writes a paragraph about food, timings and the warden. A pasted rate card answers none of it. Saved replies on safety, food and house rules, in plain words, answer the question that was actually asked.

  • “Broadcasting to every contact burns the number”

Sending a vacancy message to every contact, including old enquirers who never agreed, gets the number reported or blocked. Message people who asked, and check the platform's current rules on business messages.

  • “A group is a house notice board, not a sales channel”

A tenants' group suits notices on water cuts, mess changes and guests. Mixing in sales posts makes tenants mute it. Keep the group for the house and use a separate list for people who asked for vacancy news.

What we do

What we deliver for paying guest accommodations.

Every deliverable, what it covers for you, and the result it is there to produce. Nothing here is an extra.

  1. A business profile for the PG number

The PG's name, address pin, hours, a catalogue of room types and a link to the property page, set up on the business app.

Result: A new chat shows who you are before the first message.

  2. Saved replies in plain words

Replies for rent, deposit, food, timings, visitors and safety, each written from what is really in place.

Result: Every person on the number gives the same answer.

  3. A room catalogue

Each room type with a real photo, rent, what is included and whether a bed is vacant now.

Result: A tenant sees the room before asking for it.

  4. Click-to-chat links and QR posters

Links and QR codes for the property page, listings, college notice boards and gate posters, each opening a chat with a ready first line.

Result: Each chat shows where the person came from.

  5. A permission list and sending rules

A list of people who agreed to hear about vacancies, with the reason they asked, and a rule for what is sent to them.

Result: Only people who asked receive vacancy messages.

  6. A guide for the tenants' group

What is posted, who posts it and what moves to a private chat.

Result: The group stays useful for the house.

How the result is measured

  • Messages delivered
  • Reply rate
  • Enquiries from WhatsApp

Recorded as a baseline before work starts, so every later report has an honest comparison.

What to capture or send

The PG number needs a few saved messages that answer the rent, food and safety questions in plain words.

Greeting with the first questions
A reply that asks the college or office, the move-in date and the room type, so the conversation starts with what you need.
Rent and inclusions
A message listing the rent, the deposit, what the mess provides and what is extra, so the enquirer sees the whole cost.
Room photographs and a short video
Sent after the enquirer asks for the room, with the bed, the cupboard, the bathroom and the window in view.
House rules and gate timings
A short message sent before the visit, matching the agreement exactly.
Visit reminder
A message with the address pin and a landmark, sent after the visit is agreed.
Parent message
A longer reply about the warden, the cameras and the food, sent in the parent's language when they write at length.

Who it is for

This is written for these paying guest accommodations.

  • Boys' and girls' PG accommodations near colleges
  • Co-living spaces for working professionals
  • PGs near tech parks and business hubs
  • PGs near hospitals for patients and attendants
  • Furnished single and shared-room PGs
  • Multi-property PG chains

Not for

It is not the right fit if.

  • The number is the owner's personal phone, and enquiries would mix with family chats.
  • There is no one to answer during college hours, which is when enquirers write.
  • You plan to add enquirers to a broadcast without asking, which would burn the number.

How it works

How the whatsapp marketing work runs

The work itself, in order. How an engagement starts, from your brief to a written scope, is set out on our method page.

  1. 1

Read the chats you already have

We read how customers write to you, which questions repeat and where a chat goes quiet. The repeated questions decide what gets automated first.

  2. 2

Sort the list and the permission

Contacts who asked to hear from you are separated from numbers that only sit in a phone book. We agree the wording new contacts will see before they say yes.

  3. 3

Choose the app or the API

One phone and a small team can stay on the ordinary app. Several people on one number, templates or a CRM link need the API through a provider, which is its own piece of setup work.

  4. 4

Write the replies and the plan

The greeting, away message, saved replies and handover rule are written in your words and approved by you. The message plan and its templates follow.

  5. 5

    Connect the record and test

Each link carries its source line and each chat lands in the CRM. We test on real phones, including a customer who asks for a person.

  6. 6

    Read the unanswered questions

A question the first reply could not answer becomes a new saved reply or a fixed handover. Stop requests are watched too, with the number's quality rating where the API is used, since both show a message plan that has gone too far.

Where this fits

Three pieces of sales work, in this order.

This work sits inside sales process design, at stage 0, foundation. The audit comes before it, and sales management keeps it running.

  1. Step 1

    Sales audit

Find where deals are being lost and what to fix first.

Start here if you cannot say where orders are lost.

  2. Step 2 · you are here

    Sales process design

One written way to sell, from first enquiry to repeat order.

Start here if every salesperson sells differently.

  3. Step 3

    Sales management

A target, a review routine and someone who owns the number.

Start here if the team has targets and no routine.

FAQ

Questions owners ask before they call.

Not here? More answers, or ask on WhatsApp.

Should we use the ordinary app or the business app?
Use the business app for the PG number. It gives a profile, a catalogue and saved replies, and keeps PG chats off the owner's personal phone. Check the platform's current rules on its business tools.
Can we use an automated bot to reply?
A greeting and a short menu suit a first reply, but a parent asking about safety wants a person. Automate the greeting only, and hand over to a named person for everything else.
Is it acceptable to add enquirers to a broadcast list?
Add them only when they agree, and say what they will receive. A student who asked for single-room news is glad to get it; one who asked for a rent figure has not asked for a stream of offers.
Should the tenants' group be used to advertise vacancies?
No. Keep the group as a house notice board for water, the mess and guests. Advertising in it makes residents mute the group, and they then miss the notices that matter. Share vacancies through the business number and a separate list of people who asked.
How much does it cost?
There is no price list, because the work differs by business. The fee is scoped after we have read your brief and spoken to you, and put in writing before anything starts, split into our time, your media spend and production.
How long is the contract?
The term is agreed in writing after we have spoken, along with the fee and the reporting. It is never a default twelve months, and renewal is decided on the numbers against the baseline recorded at the start.
How soon will we see results?
It depends on the trade, the channel and what is already in place. After we have read your brief and spoken to you, we say what we would expect to move first and how it will be measured against the baseline. Nothing here is guaranteed.
Who will actually do the work?
The person you speak to before anything starts. We work from one office in Nagarbhavi, Bengaluru, with no account managers in between.
What do you need from us?
Your brief, and a conversation. After that, access to whatever this work touches, such as your website, your accounts or your enquiry record, and time with the people who handle your enquiries.
What if we are not happy with the work?
Tell us and the plan changes. Everything is reported against the baseline, so a number that is not moving is visible to both sides. The term is in your written scope, and the refund and cancellation policy sets out the rest.

Your next practical step

Tell us what you are trying to grow, and we will read it before we call.

Eight short steps, mostly taps. Skip anything you would rather answer on the call.
